Raimon Land is widely recognized as the most prominent and exciting independent luxuryresidential property developer in Thailand. The company has a long history of deliveringcustomer satisfaction and winning premium awards for its condominium. Over the years,Raimon Land has definitely raised the bar in terms of design standards and constructionquality in Bangkok and the resort locations.

Since 2005, Raimon Land has completed eight new properties with a total sales value of overTHB 12 billion: four in central Bangkok (under three brand names: The Lofts, The Lakes andThe Legend), two in Pattaya (Northshore and Northpoint) and two in Phuket (Kata Gardensand The Heights Phuket).

The company currently has a portfolio of four ongoing projects with a total value of THB 28billion: The River, a major condominium project on the Chao Phraya in Bangkok; 185Rajadamri, the last freehold residential development on Rajadamri Road in Bangkok; ZireWongamat in Pattaya; and Vue, Raimon Land’s first foray in the retail market.

Going forward, Raimon Land intends to maintain the rapid pace of growth set in recentyears. The company will continue to be pro-active in identifying new opportunities andnegotiating land acquisitions for future developments. The focus will remain mid-to-high-end condominium, niche retail and hospitality projects in Bangkok and resorts areasthroughout Thailand.

The Lofts Sathorn was launched byRaimon Land in early 2003 andcompleted in 2004. A community of25 contemporary townhouses, TheLofts’ favourable locationcomplemented the innovativeconcept. With an emphasis ondesign and lifestyle, the projecthelped position Raimon Land as aquality residential developer. Thetotal project value was Baht 400million.

The Lakes followed the success ofThe Lofts Sathorn. All 165 of itscondominium units, with acombined value of Baht 1,685million, were sold out within fivedays of its launch in 2003. TheLakes Condominium project hasbecome a benchmark for bothRaimon Land and the premiumresidential market. This projectwas completed in 2005.

THE PROPERTIES : Completed projects

The Legend Saladaeng occupies aprime site in close proximity to theSilom / Sathorn CBD. This soughtafter location, commanding highrental yields, together with anefficient design, received a positiveresponse in the market, particularlyfrom investors. The increase in unitprices over the development periodat The Legend demonstrated thepotential gains for Raimon Landcustomers. The project wascompleted in September 2005 with atotal value of Baht 842 million.

The Lofts Yennakart was launchedin July 2005 and comprises 176condominiums located adjacent toBangkok’s Central Business Districton Soi Amorn. The carefullyplanned design and affordableprices have attracted a balancedmix of local and foreign buyers.Completion was in late 2007, andthe project has a total value ofBaht 1,305 million.

Raimon Land's experience at Northshore has demonstrated the evolution ofPattaya and the Eastern Seaboard as a premium property market. Capital valuesin the 193 units appreciated significantly over the construction period passing ongenerous gains to investors and owner occupiers. Initial buyers are enjoying grossyields of 8-12%. The profile of the buyers identified a strong demand for centrallylocated, quality real estate. The publicity surrounding Northshore has increasedlocal awareness of Raimon Land.

The completion of the 33 condominium units at Kata Gardens in late 2006reinforced Raimon Land's ongoing commitment to the island of Phuket. As thecompany's first project outside the proven Bangkok and Pattaya markets, theimpressive sales results overcame the effects of the 2004 Tsunami. The healthyongoing demand steered the design and positioning of the subsequent KataBeach project: The Heights Phuket.

The Vue project is the four-level boutique shopping mall (4,100 sq.m.) atthe site of luxury condominium “The River”. It also marks the start of anew business line for Raimon Land as part of its long-term plan to diversifyand increase its revenues.

Newly-established Raimon Land Investments (RLI) will be in charge of thedevelopment and management of new income-generating assets adjacentto Raimon Land’s residential properties. CORPORATE CITIZENSHIP

Raimon Land takes its corporate social responsibility (CSR) programme very seriously, and iscommitted to allocating resources to projects that provide a positive contribution to Thailand.The company has been a sponsor of over 20 major charitable, educational and environmentalsustainability events.

The company has been able to provide the basic necessities for underprivileged children inthe Klong Toey community area with the Baan Mercy Ruamjai Pattaya project, as well assheltered housing and educational programmes for construction workers and their familiesworking at construction sites. Raimon Land is also a continuing sponsor of Habitat forHumanity, a non-profit organisation dedicated to eradicating poor-quality housing andhomelessness, through the construction of houses in Nakhon Ratchasima and most recently,Rayong.

The Raimon Land-funded tree nursery in Khao Yai, operated by the Plant-A-Tree-TodayFoundation, is currently home to an abundant number of forest tree saplings which will besupplied to various organisations for their tree planting projects. The nursery center also actsas a base for reforestation and research in the local area.
