    What To Do After The Loan Is Accepted

    Explain the next steps to the client:

    Get the loan accepted from the bank 1-800-737-6011

    Schedule a time for a 5 - 10 minute 3-way call with the bank ASAP.

    Tell them to have the excel spreadsheet in front of them during call.

    Explain the numbers are all based on the Appraisal and we will get

    the exact payoffs before we close.

    Tell them what to expect on the phone call

    o It may be recorded for training purposes.

    These legal questions will be asked:

    o Any outstanding judgments against you?

    o Declared bankruptcy or any foreclosures in the past 7 years?

    o Are you currently in a lawsuit?o Delinquent on any Federal Debt?

    o Obligated to pay alimony or child support?

    o Was any of your down payment borrowed? (Ex. Bond money?)

    o Are you a co-maker (co-signer) or endorser on any note?

    o Has your marital status changed since you bought the property?

    o Is your house on more than 10 acres?

    o Are there any major home improvements going on at this time?

    o Are there any tax liens or judgments against the house?o Are your taxes and insurance current?

    o Are you aware we do not escrow?

    What to pick up from the client & FAX TO1-800-642-8728

    o 2 most recent pay stubs from each person & 2 years of W-2s

    o Homeowners insurance declaration page if they cannot find it, get the

    name of the agent and agency and call directly to get a copy.

    o 1st and 2nd Mortgage Statements with account numbers

    o (If Self-Employed) Last 2 years personal and business tax returns. 2nd

    page of 1040 signed and dated from each year.

    o (If Self-Employed) 12 months personal bank statements. 1 month

    business bank statements. 2 years in same business is mandatory.

    REMEMBER

    Client has 33 days until the 1st payment is due after closing
