EXTERIOR

ROOF:

A gable type roof was noted. Due to the steep pitch of theroof, I did not walk on it. The roof was observed fromground level.

Fiberglass shingles were installed. I found some damagedand punctured shingles near the roof edges in a few areas. This may be due to equipment that was fastened to the roofsystem to apply the stone veneers and/or stucco coatings ofthe home. I recommend any punctured or damaged shingles bereplaced at this time. Typical of fiberglass roofingsystems, some minor repairs may be needed throughout thelife of the roof.

Over the front porch, a rubber membrane roof system wasinstalled. I recommend the construction debris be clearedfrom this roof.

FLASHINGS:

The neoprene vent collars were installed around theplumbing vents. Where visible, aluminum flashings wereprovided where roofs meet walls.

CHIMNEY:

A metal vent system, inside of a frame enclosure withstucco surrounding the enclosure, was provided. This ventsthe fireplace. I recommend the interior of the vent systembe checked at least annually before each season’s use ofthe fireplace and be cleaned when needed.

GUTTERS AND DOWNSPOUTS:

Aluminum K type gutters were installed. The gutters werefound to be satisfactory and secured. I recommend alldownspouts be extended to discharge at least 4 feet awayfrom the foundation. Builders typically only provide“splash blocks”.

SIDING:

The house is of frame construction. Manufactured stoneveneer and a stucco coating was installed for exterior wallcoverings. The stucco coating was found to besatisfactory. Behind one of the shutters, there were gapsin the joints in between the stones that should be filledwith mortar.

FOUNDATION:

A poured concrete foundation is provided and found to be insatisfactory condition.

FASCIA, SOFFITS, EAVES:

These were capped in aluminum and were in satisfactorycondition where visible.

EXTERIOR TRIM, DOORS, WINDOWS:

Because vinyl framed windows are installed, the exteriorwood trim was limited.

Above the rear basement entry door, I found a damaged pieceof molding that has been patched with putty. I recommendthe damaged trim be replaced.

Also, there were no pressure treated boards installed belowthe rear exterior door thresholds to support them properlywhere they extend beyond the wall or foundation of thehome.

SCREENS AND STORMS:

Insulated glass was installed. Be sure that all screenpanels are present at settlement.

PORCHES, DECKS, PATIO:

Two front covered concrete porches were provided. Finalgrading has not yet been completed. If the main frontporch ends up being 30 inches or more above grade, arailing will need to be installed.

The rear wood deck was found to be in satisfactorycondition.

WALKS & DRIVEWAY:

The concrete walk was found to be in satisfactorycondition. The asphalt driveway is only the base coat andnot the finished surface.

GARAGE:

The three overhead doors were found to be in satisfactorycondition. Three automatic garage door openers wereprovided and were found to be operational. The door locksshould be removed. The safety reverse features werefunctional but should be tested monthly. Be sure to obtainthe controllers at settlement. DRAINAGE AND GRADING:

Final grading has not yet been completed. Be sure tomaintain a positive slope of the soil away from thefoundations around the perimeter of the home.

There is an in-ground propane storage tank. We do notdetermine the size or evaluate the condition of the tank.

INTERIOR

ATTIC:

Access into the attic is by way of a hatch. The roofstructure was still found to be in satisfactory condition.No signs of active leaks were observed.

VENTILATION:

A ridge vent and vented soffit panels were provided forroof system ventilation.

INSULATION:

Blown-in cellulose insulation was used throughout much ofthe attic. Fiberglass batt insulation was installed overthe master bedroom and bathroom.

Insulation was missing over and near the attic accesshatch. The hatch itself was also warped and there was nogasketing/weather stripping installed. There was anotherarea of missing insulation in the attic, as well.

BATHROOMS:

Four and a half bathrooms were provided. All fixtures werefunctional and water pressure and drainage were adequate. In the master bathroom, tile was chipped at the edge of thetub and there was no caulking where the tub meets the tile. Also in this bathroom, the left sink stopper would notoperate. No signs of active leaks were observed.

LAUNDRY:

When installing a washer and dryer, I recommend stainlesssteel reinforced hoses be installed to the washer, and ametal dryer vent be provided. It will need annualcleaning.

KITCHEN:

A cabinet door was missing, another was damaged and one wasloose. There was some tile work being completed at thetime of the inspection.

The propane range was not properly secured and supportedand was not flush with the adjacent counter tops.

KITCHEN APPLIANCES:

The propane range and electric ovens were operational. Thermostatic controls and individual microwave features arenot part of the inspection. The vent fan was functionalbut has not been ducted to the exterior. The dishwasherwas tested, but we do not run through all the cycles. Itdid fill and drain properly.

WALLS AND CEILINGS:

Sheetrock was used throughout the house. I recommend anypaint or spackle touch ups be made as direct by the homeowner.

FLOORS:

Oriented strand board subflooring was provided. Carpeting,wood flooring and tile flooring was used throughout thehome. No floor covering has yet been installed on thestairs to the second floor from the kitchen. I also foundmany nails in the carpeting of the master bedroom.

WINDOWS AND DOORS:

Double hung and casement style windows were noted. Arepresentative number were checked and were found to be inworking order.

The doors in both the entryways and closets were found tobe functional, where provided. Some upstairs doors aremissing, not completely installed and some sliding doorguides were not provided. Some door knobs were alsomissing. The door to the master bedroom toilet room alsoneeds to be trimmed as it hits the tile floor.

TRIM, STAIRS, RAILINGS:

Baseboard, window, and door trim were all of the colonialstyle. A broken piece of molding was found above themaster bathroom doors and should be replaced. The stairsand railings were found to be satisfactory.

FIREPLACE:

A prefabricated propane fireplace system was provided inthe family room. There were no batteries installed for theignition and the transformer has not yet been connected. As a result, I could not operate the fireplace. Irecommend the installation be completed and this be made tooperate during the pre-settlement walkthrough.

BASEMENT:

I re-evaluated the I-joist floor structure and found thatthe split flange has not yet been repaired. Also, blockingpanels have not been installed above the main beams belowbearing and non-bearing walls. The other repairs

recommended from the pre-drywall inspection have beencompleted.

There were 2 openings through the floor without properdraft-stopping.

There was some dampness and an area of standing water inthe basement. A sump pump system was installed. There wasno electrical outlet installed to operate this pump. Asecond sump pit was provided with standing water in thepit. This is also the pit where the condensationdischarges from the heating and cooling equipment. Irecommend a second pump system be installed.

AIR QUALITY/MOLD/MILDEW:

Mold and/or mildew can be found in any environment. Moldspores can enter buildings through the air and betransported by people and animals. Presence of mold doesnot always present a health problem. There are very fewcase reports that molds inside buildings can cause uniqueor rare health conditions. Some people, however, aresensitive to certain molds. It is beyond the scope of thisinspection to detect or test for mold, mildew, or other airquality concerns. No fee is being charged for such testingand Tri-County’s insurance coverage expressly excludescoverage for inspection, detection, or testing for mold,mildew, or any other air quality concerns. Inspection formold, mildew, and indoor or outdoor air quality should be

performed, detected, and evaluated by other qualified andinsured specialists of the customer’s choice and hire. Toour knowledge, only an industrial hygienist is qualified toperform tests to determine the presence of molds or otherair quality issues that may be considered a health concernand no maximum contaminant levels have been established todetermine remedial action. We do offer the followingadvice to limit mold growth and exposure: 1. Keep thehumidity level of the building below 40 percent. 2. Use anair conditioner or a dehumidifier during humid months. 3.Be sure the building has adequate ventilation, includingthe kitchen, bathrooms, crawl space, or any other enclosedspaces. 4. Add mold inhibitors to paints beforeapplication. 5. Clean bathrooms or any damp areas withmold killing products. 6. Use a bleach solution to cleanany impervious surfaces where molds may have formed. 7.Remove or replace previously wet carpets, upholstery, orother absorbent surfaces as needed. Much of theinformation stated above is from the National Center forEnvironmental Health, Centers for Disease Control andPrevention, and the Environmental Protection Agency. SYSTEMS

ELECTRICAL:

An underground 400-amp 120/240 volt aluminum service wasprovided. The main distribution equipment is located nearthe right rear corner in the basement. Copper was evidentthroughout the branch circuits. The circuit breakers werecompatible with the size conductor being used. Many of theneutral conductors were not properly installed on their ownindividual terminals. All neutral conductors need to beindividually connected to separate terminals not used forany other conductor.

A representative number of switches and receptacles werechecked throughout the house. AFCI and GFCI protectionshould be tested monthly.

HEATING:

Two propane direct vent furnaces were provided. These wereboth found to be operational at the time of the inspection. The heat exchangers cannot be checked without dismantlingthe units. I recommend service contracts for this type ofequipment whereby they are serviced, checked, and cleanedannually and the heat exchangers and venting systems arechecked prior to each heating season.

One section of the venting systems, at the elbows near thefurnaces, were not properly supported. I recommendadditional brackets/hangers be installed.

There were no filter covers installed and I found dust andsome debris inside the fan compartments. All 4 filtercovers need to be installed and I recommend professionalservice and cleaning of both systems. I also recommendupgrading the filters and be sure to change the filtersmonthly.

Two zones of heating and cooling are provided. The heatdistribution consisted of air diffusers. Adequacy anduniformity of the air flow is not determined by thisinspection. It is quite likely that the dampers anddiffusers will need adjustment to balance the air flow.

Two humidifiers were installed. The water supply tubinghas not yet been connected to the water supply. Be sure tomaintain these humidifiers properly and as directed by themanufacturer as these can cause corrosion to furnacecomponents and effect air quality of the home.

COOLING:

Two air conditioning systems were installed. There were notraps installed on the condensation drains. There werenumerous air leaks where the evaporator coils are locatedabove the two furnaces.

The temperature difference between the intake and theexhaust duct at the left unit was 20 degrees and at theright unit was 19 degrees. Normal operation is typicallybetween 15-20 degrees. Be sure to change the upgradedfilters monthly during the cooling season. Also be sure tokeep vegetation and debris away from the outdoor condensingunits, maintain them in a level position and maintaininsulation on the refrigerant lines. I also recommendservice contracts for the cooling equipment whereby thesystems are serviced, checked, and cleaned annually priorto each cooling season.

HOT WATER:

A propane 75 gallon water heater was provided. This wasnot fired up at the time of the inspection and I onlyobtained tempered water at the fixtures throughout thehome. I recommend having this operational so a pre-settlement check of hot water distribution can beperformed.

Be sure to check the temperature of the thermostat andadjusting according to family needs. If water temperaturesare set to exceed 125 degrees, anti-scalding devices arerecommended to be installed on all faucets.

PLUMBING:

PVC drain and vent piping was provided. One section ofdrain piping in the basement, which appears to be from thelaundry area, was not pitched properly and this should becorrected.

Cross-linked polyethylene (PEX) water supply tubing wasinstalled. The tubing was found to be in satisfactorycondition. A hose bib at the front of the home however,

was not secured. The “T” handle was missing at themanifold in the basement. Again, the tubing to thehumidifiers has not yet been installed. Water pressure anddrainage was adequate and no signs of active leaks wereobserved at the time of this inspection. As we discussed,I recommend cleaning any debris that may be present at theaerators of the faucets when taking possession of the home.

On-site sewage disposal system was provided. We do notevaluate this system or its related equipment as part ofthis inspection. I did find that there is no septic tankalarm which is typically required. SECURITY:

An alarm system is installed. I recommend contacting theoriginal installer for operating procedures. Be sure tochange the codes. Maintain smoke detectors on every levelof the house and in every bedroom. Check and replace thebatteries on a regular basis. Smoke detectors suspected ofbeing older than six years should be updated. At least onecarbon monoxide detector should be installed. Door locks,keys, and deadbolts should be changed.

Builder’s List:

1. Replace any damaged or punctured shingle tabs on theroof and remove the debris from the porch roof.

2. Provide extensions or splash blocks at the downspoutterminations.

3. Point the gaps in the stone veneer behind the onefront shutter.

4. Replace the damaged trim above the basement entry.

5. Install supports below the rear exterior doorthresholds where they extend beyond the wall andfoundation.

6. Install railings at the front porch if the final gradeelevation is more than 30 inches below the surface ofthe porch.

7. Install a finish coat to the driveway.

8. Remove the locks from the overhead garage doors.

9. Complete the grading.

10. Complete the insulation in the attic including overthe hatch and replace the warped hatch with the onethat has gasketing/weather stripping.

11. Replace the chipped tile in the master bathroom andcaulk the tub where it meets the tile.

12. Have the left sink stopper in the master bathroom madeoperational.

13. Make the repairs and completions to the kitchencabinets.

14. Have the propane range properly installed at the sameelevation as the adjacent counter tops.

15. Complete the kitchen exhaust fan vent system.

16. Complete the floor covering of the kitchen stairs.

17. Complete the installation of doors and hardware andtrim the door at the master bathroom toilet door.

18. Replace the broken piece of moulding above the masterbathroom doors.

19. Complete the installation of the propane fireplace andhave it operational before settlement.

20. Repair the split flange of an I-joist in the basement.

21. Install blocking panels in between the I-joist abovethe steel beams in the basement where needed asindicated by the manufacturer’s installationinstructions.

22. Install proper draft-stopping at the 2 openingsthrough the floor, above the basement.

23. Install an outlet for the existing sump pump.

24. Install a second sump pump system.

25. Properly install the neutral conductors on their ownindividual terminals in both electric panels.

26. Service and clean the furnaces and install filtercovers.

27. Properly support the intake and the exhaust piping forthe furnaces.

28. Complete the water supply to the humidifiers.

29. Install the traps to the condensation drains for theair conditioning systems.

30. Correct the air leaks at the cooling/heatingequipment.
