General information. Location.

ANNEXURE “A”: SPECIAL CONDITIONS AND KNOWN DEFECTS

The subject property is located on 91 Albatross Street, Avian Park

Property.

The subject property –Erf 17578 Worcester, Breede Valley Municipality, Western

Cape – measuring approximately 200 sqm ;

Improvements

The property is improved with the following buildings - measuring approximately 21

sqm in total – with details as follow:

91 Albatross Street, Avian Park, Worcestor, is a corner site with good exposure

measuring 200m². The site has a diamond mesh fenced area housing a

containerised Telkom exchange. The site is opposite the Avian Park Primary school

and neighbouring properties consist of residential homes. The property currently has

a zoning of “Residential Zone 1”. Municipal services to be confirmed. Title deed

restriction - land can only be used as containerised exchange or must be transfered

back to the Worcestor Transitional Council

Notwithstanding the above information given, the Purchaser still needs to investigate

/ inspect the property accordingly.

Condition of property and improvements: The improvements on the property appears to be in average state of repairs.

However, no structural surveys were undertaken, nor were any tests / inspections

done by the Seller and as such it is assumed that improvements are free of any rot,

beetle or any other major defects. As such the Purchaser still needs to investigate /

inspect the property accordingly.

In the event that asbestos material (-s) exist / may exist on site – the purchaser

acknowledges being informed / reminded of the following:

Disposal of the asbestos material to be conducted in line with policy on the handling

and disposal of asbestos and asbestos containing waste in terms of section 20 of the

Environment Conservation Act, 1989 (Act 73 of 1989).

Notwithstanding the above no guarantees whatsoever are given and as such the

Purchaser accordingly warrants that h e / s h e / it has thoroughly inspected the

Property, or alternatively that it/he/she has been given an opportunity to thoroughly

inspect the Property and has elected not to do so.

The Purchaser further confirms that it submits this Offer to Purchase with full

cognisance of the nature of the Property, and that it will have no claim of whatsoever

nature against the Seller, either before the date of transfer or thereafter, as a result

of the afore-mentioned, vandalism, illegal occupation, statutory non-compliances

Purchaser acknowledges being informed that the Developer / Purchaser must fully

acquaint itself with sufficient availability of services to the subject property. There

may also be costs involved for the supply of additional electricity or other services.

The purchaser specifically acknowledges that:

1) In the event that electricity-; water-; sewer–; fire prevention- and / or any other

services are either not split or not available; and / or should it be a specific

requirement by Council to provide new separate, independent service (-s), from a

Council supply point(-s) – to the satisfaction of Council or any other relevant authority

– all such requests / requirements needs be adhered to at the purchaser’s cost

The Purchaser warrants that it has been urged to obtain and confirm with the

municipality the current zoning of the Property and has fully acquainted itself thereof

and that it will have no claim of whatsoever nature against the Seller, either before

the date of transfer or thereafter, due to changes in respect of the Property’s zoning.

Sub-division application conditions and / or re-zoning application conditions (if any).

The Purchaser accordingly warrants and acknowledges that it will be required to

applicable, the Purchaser may be required to act within specific requirements /

specifications / laws and or by-laws as may be imposed by relevant Authorities

before it would potentially be allowed to develop and or use this property or

portions of the property responsible and sustainable from, amongst others, a

“heritage” and “ecological” point of view.

HOW TO BID ONLINE

1. Go to the sale that you are interested on www.go-dove.com/southafrica

> Auctions > All Auctions & Sales

2. Once on the Event Page, click on the “Sign up for event” button on the right of the page.

3. Fill in all fields and click “Continue”.

4. Scroll down to the bottom of page, tick the box and click “Continue”

5. You are now a pending registrant and you will be approved within 72 hours (normally within 2 hours).

6. Once you have been approved, you will be notified and you can then begin bidding, if bidding has opened.

7. Go through the catalogue and select “Watch This” on the items you are interested in bidding on.

8. The “Watch this” button will change to a magnifying glass and a “Go to bid manager” button. You have now

moved these lots into your Bid Manager. You can now go into your Bid Manager by clicking this button, or by

clicking the Bid Manager button in the top right corner of the website, at any stage.

9. To place a bid, click “Bid now”

10. To bid on a lot, enter your bid in the “My Max AutoBid” field. You must add to the “Current bid” by an

amount that is a multiple of the “Bid Increment”.

Current bid: What the bid is currently for this lot

Bid increment: You add to the current bid in multiples of this amount

My Max AutoBid: Where you place your bid amount EXAMPLE You will see the “Bid Increment” is R10 for the above lot, so you may place a bid that is a minimum of R10 higher (in this case R270), or a higher bid that is a multiple of R10 (R20, R30, R40 etc), which would make the amount you enter R280, R290, R300 etc. The amount you insert must be the actual amount you want to pay for the lot, not the amount you want to increase the current bid to. Insert the amount in the “My Max AutoBid” field and click “Place AutoBid”. It will ask you to confirm this amount. The “My Absolute Bid” section underneath the AutoBid section refers to an amount you can enter if you know what the maximum bid is that you are willing to spend. You enter it here and the system will automatically bid on your behalf up until this value. However, if the lot closes and the competing bidders only bid up to R300 for example, and you bid R400 as your absolute, the bid value will automatically jump to your R400. But if you were continually placing an Autobid instead, you would only have needed to bid R10 higher at R310 and you would have won the lot.

NOTES:

The auction has a closing date and time, however, Lots may go into extended time. A Lot will stay open for

10 minutes after someone has placed a bid on it. If nobody bids within 10 minutes of the last bid, the Lot will

close.

o Example: If the auction closes at 2:00pm and a bid is placed at 1:55pm, the Lot will stay open for 10

minutes until 2:05pm. If a second bidder bids at 2:02pm, the Lot will then be extended again by

another 10 minutes until 2:12pm, and so on. If nobody bids after 2.12pm, the Lot will close 10

minutes later at 2.22pm.

When bidding, please make sure you bid out of your bid manager, bidding from your lot catalogue may

result in your computer caching your pages and you may think you are winning a Lot while you have actually

been outbid.

o The Bid Manager updates every 40 seconds
