This club was the subject of my previous articles. Both projects were sold out within a few hours. Construction is about to start, and there is no doubt that the prices the units have been sold at will be no more. So let’s move on. This year the condo mar- ket in Toronto has exploded showing a price increase of 7.6% compared to the beginning of 2014. A few extremely in- teresting investment projects have been introduced, and the project I would like to present today can easily become one of the best among them. THE SELBY is a freestanding 50-stories luxury tower at 592 Sherbourne St. (Bloor & Sherbourne) in Toronto. Its construction will be the result of cooperation by three most important developers in the GTA: CITYZEN DEVELOPMENT GROUP, DIA- MOND CORP. and FERNBROOK HOMES. The tower is located at a 10-minute walk- ing distance from the most expensive downtown area of Yorkville boasting real estate prices of $1000 per square foot. This area has attracted the attention of many important developers in the GTA, which will undoubtedly lead to new projects re- sulting in the region eventually merging with Yorkville. This naturally will influence real estate values. This neighbourhood has only recently be- come rezoned for highrise construction and, besides THE SELBY, another com- pany – Lanterra Developments well known by its luxury ventures in expensive down- town neighbourhoods – has already been approved for several highrise projects. Yet, it needs to be mentioned that THE SELBY has an advantage over future projects due to the severe lack of space in the area. Other advantages include the subway sta- tion located just across the street from the future development and allowing fast dir- ect connection to any place downtown, the impeccable design and a 4-story high podium containing amenities conforming to the best luxury demands. Now let us look at the investment compon- ent of the project. 1 As noted above one of the weighti- est factors is the location – this neighbourhood will become one of the most prestigious among downtown communities. 2 Purchasing a unit here you invest at the initial stage of the total neigh- bourhood development at a price that will soon become the thing of the past. 3 Both the project and the developers ensure high quality. All units boast 9’ ceilings; besides, upgrades are included in the price, which is important consid- ering that many companies sell a basic unit thus obtaining an additional profit of 10 to 20 thousand dollars on up- grades. Not here though where every- thing is included. 4 And last but not least – if you plan to rent out your unit you should know that higher rental rates you can find only in the neighbouring Yorkville with its $1000 per square foot prices, while the rate of a unit at THE SELBY purchased at the VIP stage will be only $600 to $650, which is extremely low for a central downtown project located mere 100 metres away from Bloor St. And now let’s discuss the process of pur- chasing a unit in the project. Those who have read my previous articles are aware of the existence of my VIP Condo Club vested with the right of the first sales in the best investment projects in the city. Note the word investment – this is be- cause the majority of the club clients buy specifically for investment purposes. The club carefully selects its projects and ch- oses only those with a definite investment component. This club has the right to initial purchases in THE SELBY. As always, the VIP sale will last just one day or rather a couple of hours since, as it usu- ally happens, all the apartments offered get sold within two hours. The VIP stage for this project will take place on Saturday, November 15, 2014. The club has received the right of sale to 30% of the total number of units and we are talking ANY apartment in the building as long as the total number of the units sold does not exceed 30%. The rest of the apartments will come up for sale some time later at higher prices and differ- ent conditions of sale. On the VIP day you receive, beside special prices that will increase the day after, the following: • A lower deposit requirement; • A guaranteed 2-yr rent if you plan to let the apartment; • One year maintenance-free; • Free reassignment; • And of course a chance to purchase the best apartments in the project.
