BOMA Oakland/East Bay: 90 Great YearsOakland was all abuzz in 1924 when the Building Owners and Managers
Association was born here in great ceremony. President Calvin Coolidge was the keynote speaker, and during his 12-word speech, he congratulated BOMA and wished it well. Baseball slugger Babe Ruth was on hand, signing balls and telling Oaklanders he would really rather play for the Oaks than the Yankees. The music accompaniment was performed by a George Gershwin-led band playing “Rhapsody in Blue” for the very first time. And a good time was had by all.
(Not that any of the above is true, except that BOMA was born 90 years ago.) There aren’t many extant records of BOMA’s early activity, but that’s changed since in recent years BOMA has been doing a great deal more that’s worthy of record—much of it reported in BOMA HORIZONS. The association is growing in membership and in its missions, including a renewed emphasis on government relations.
In recent decades BOMA members have focused intently on improving building operations, particularly reducing energy use and waste, and they have worked with government officials to better ensure a balance of all commercial real estate interests with the community at large.
Darren Merritt of Boardwalk Investment Group recalls, “Two big issues we were dealing with before, during, and after my term (as president) related to dereg-ulation of the utilities. First, it was Telecom and the MPOE. Second, it was power and deregulating rates, providers etc. Both led to industries exploding on the scene. WorldCom and Enron come to mind in those days.”
In the Whack-a-Mole world of politics, some issues like “split-roll” taxes were as alive a decade ago as they are today. Executive Vice President Walter Finch was fighting the good fight even back in 2003.

Annually, during the last week of June, BOMA International hosts the BOMA Every Building Conference & Expo. As in previ-ous years, this year didn’t disap-point and held up to its name as being a truly international event. This year had representatives from as many as 14 different countries from around the world represent-ed. This is a unique opportunity for networking with colleagues from across the country, to share experiences in our industry and an opportunity to participate in an abundance of BOMA International committee meetings and education courses. I had the honor of represent-
ing BOMA Oakland/East Bay at the conference in Orlando, FL from June 21-24. Joining me was BOMA Oakland/East Bay’s Executive Director, Stephen Shepard; Board Member Marc Barkdull with PJMB Commercial; and Government Affairs Committee Member Elizabeth Trowbridge with LBA Realty; as well as representatives from our neighbors across the Bay, BOMA San Francisco. While in Orlando, we participated in several committee meet-ings, including Government Affairs, Preparedness, the new Industrial commit-tee (more about that later), the Town Hall and Board of Governors meetings. In addition to these informative sessions, we also had the opportunity to walk the Expo and discover new and improved products to help make our lives as building owners and managers easier. It truly is an exciting event to attend and participate in.
In 2015, the BOMA Conference and Every Building Expo will be held at the Los Angeles Convention Center in Los Angeles, CA from June 28-30. I encourage you to send at least one member of your team to this event. For those who have never attended, it is an eye-opening experience and testament to the true depth of BOMA and all of our efforts throughout the year. Please include this event in your 2015 budgets. As I mentioned earlier, this was the first year that BOMA International offered an education track specifically aimed at industrial properties. As we in the Oakland/East Bay area know, this is a growing and thriving segment of our industry and BOMA’s recognition of that is significant. We are now being provided with the tools and education to manage these properties more

BOMA OEB Board member Diana Hernandez has been actively involved with the Young Professionals because she realizes that it is so important to develop talent needed to manage properties effectively.
“One of the biggest challenges in our industry is engaging new hires in property and asset management. There is no formal degree for managing assets, and there are so many different aspects to the job, from operations to financials to customer service, and everything else in between. There is also the fear of uncertainty in job security that occurs with the sale of a building, the change in third-party manage-ment, which tends to happen more often in a good market,” she says.
BOMA, she believes, plays such a major role in enriching careers for people at all levels. “It provides educational options, great networking opportunities through-out the country and internationally, access to information pertaining to your market and industry, vendors and discounts, and the opportunity to gain awards and participate in events. All of these provide value to owners, their employees and vendor partners.
“BOMA OEB has the ability to be a stronger advocate for building owners, and I would like to see more involvement and support from our business community. I believe that in order to engage the community, BOMA should be more communicative with the issues that may impact build-ing owners, and provide details and information on those items we have the ability to change, prevent or implement,” says Hernandez.
When she’s not managing commercial real estate, she’s mothering her two daughters, helping with their Girl Scouts’ activities and—when the opportunity presents itself—enjoying a good book on a beach somewhere in the world.

Principal members of BOMA benefit primarily from government advocacy and educational programs, says Caroline Grafft, RiverRock Real Estate Group’s assistant property manager in Walnut Creek.
“I don’t think our members realize how involved BOMA Oakland/East Bay is at both the local and state issues that affect commercial real estate,” says Grafft. Education is another major reason why property managers should be BOMA mem-bers, she thinks.
“Education through different seminars and networking events allows our principal members to stay up to date on the latest and greatest technologies and energy-efficient systems available to manage our buildings. As an organization, we have an opportunity to lead the way on newer, smarter ways to manage commercial real estate,” she says.
Grafft began her active involvement with BOMA as a member of the Young Professionals Committee, where she served as secretary and then as the vice chair. She was tapped this year to serve on the BOMA board for a two-year term.
“My advice to principal members who may be thinking about joining BOMA is DO IT!,” she says. “Simply put, it is the best organization to be a part of for commercial real estate. As a principal member I am constantly learning from fellow principal members’ experiences. Being a part of BOMA has allowed me to get to know prospective vendors around other principal members who can vouch for their services. Not only do I have colleagues and vendors to support my properties, I now have a pool of resources to draw from.”
When she is not managing a building, she’s enjoying Lake Tahoe, playing with her young niece and leading the Young Adults Ministry at her church in Alamo.

January 1996): ‘BOMA is your
network of answers. The best problem solvers in the
business are just a dial tone and seven digits away. Why spend another minute alone on the island of stress when the voices of experience are waiting to rescue you? It’s a people business, and BOMA people will be there waiting for you on the quarterdeck’.”
The future? Executive Director Stephen Shepard says, “The future is bright! The East Bay has a very diverse eco- nomy and diverse property types. We want to be a resource to all types of owners and property managers.” Most of principal members are Class A high-rises and campuses. The bound-aries of BOMA Oakland/East Bay also include many other property types not found in large metro areas. The growth of biotech along with the industrial businesses serving the Port of Oakland uniquely position BOMA/OEB to support the Industrial real estate category. BOMA Oakland/East Bay has expanded into retail and will be launching Medical Office Building (MOB) as a category in 2015.
Two new committees are working to come on line: Emergency Preparedness and Codes and Standards. BOMA Oakland/East Bay is also launching a new concept known as Special Interest Groups (SIGs). One is for Industrial and the other for Medical Office Buildings. Both of these product types have BOMA International programs. A program called Bid BOMA has recently launched. It is to remind the prin-cipal members to include the vendors who support BOMA when they go out to bid. They are the ones who support so many of the programs offered!
The East Bay is finally not only getting back on track, but is seen as a promising place to be!

Some of the courses offered in this education track included: Best Practices for Managing Industrial Property Maintenance, Unique Challenges to Industrial Properties: Sweating Floors, Caulk Joints and Concrete Solutions, Current Status and Future Expectations for Industrial Commercial Real Estate and The ENERGY STARs of Industrial Space, to name a few. In addition to offering an education track for industrial, BOMA International also has a TOBY category for industrial office parks. As you can see, industrial properties are on everyone’s radars and shouldn’t be overlooked. Please help continue this momentum and sign up your industrial property today.
Locally, we are preparing for our first Industrial Special Interest Group (SIG) education and networking events, to be held in November. BOMA Oakland/East Bay was selected as one of three BOMA Local Associations by BOMA International to host this event entitled IN(dustrial) the Know! There will be two panels, one focused on the state of the industrial product in Northern California, and the other on management of this product category. It is a program that spans all of the BOMA associations in Northern California. Even if you manage office product, it will be a program worth attending. Stay tuned for more information!
