CHAPTER 5.0 ARCHITECTURAL PROGRAMMING
Spatial Organization
The proponent determined spaces or design elements and its identification according tomixed-used project requirements. The proponent also identifies the projects additional staffing
need in terms of administration, utilities and leisure spaces that may help the study.
Spatial Identification
The proposed mixed-used High-rise complex is divided into different zone namely:
Complex Administration Zone - This zone includes all offices which involves in
management of the whole building. This includes the Administration office. Financial
group office, Sales group office. Engineering and technical group office. Security office
and Housekeeping group office.
Office Condominium Zone - This zone includes the leasable open office space suitable for
different office functions for acquiring company headquarters, BPO and KPO firm office
and alike.
Commercial/Retail space Zone - ln this zone, commercial and retail spaces are located
that gives services to general public, residents of condominium, office workers and
building staffs.
Residential Condominium Zone - This facility will provide open market residential
condominium units. Recreational Zone - This zone provides recreational facilities for the residents and users
of the building.
Spatial Identification
General Spaces Description
Administrative
Office
Spaces like general and assistant general office used. for s internal
affairs and business operations of the facility. it consists of the
performance or management of business operations and thus the
making or implementing of a major decision. The office is also focused
on organizing the people and resources of the whole building.
Finance Office
Used for supporting, controlling and auditing all expenses and changes
of the whole facilities. Payroll or control for payment in each staff is also
done in this department. It also provides staff room and other service
room for the use of employees under the department.
Sale Management
Office
This department is focused on the practical application of sales
techniques and the management of a building’s sales operations. lt is an
important business function as net sales through the sale of services and
resulting profit drive most commercial business. These are also typically
the goals and performance indicators of sales management.

Technical and
Engineering Office
This department will not only support one zone but the whole building
complex in terms of maintaining well utility system services (electrical,
mechanical, sanitary, HVAC, structural and architectural). It also houses
the energy management office which manages the energy consumption
of the building.
Security Office
This department provides a 24-hour security for the whole complex,from its roaming security guards up to monitoring of building with CCTV
controls. Since the security staffs are mostly scattered; there should be
guard post provided for them where they can be easily seen.
Housekeeping
Service
This department is responsible for the cleanliness and orderliness of the
whole complex. This consists of staffs it including janitors, gardeners,
window cleaners and other similar staffs.
Commercial Zone
Consists of commercial services for the convenience of not only for the
building's occupants which includes office employees, staffs and
condominium residents but also for other passersby within site's
vicinity.Residential Zone
Area wherein the residential units are located adjacent with lift lobbies
and sky courts.
Amenities AreasGive functional and recreational activities for the residents of the
condominium.
Leasable Office
Space
Open space planning type of office space ready for fit-out. These office
units for lease for office like purpose of company including BPO-ICT
firms, KPO firms and company headquarters function.
Staffing Requirements
The staffing requirements that will manage the whole complex based by the
organizational chart in the past chapter will be presented through tabulation in accordance to its
corresponding spaces.
