Household and business records welcome! Material does not have to be boxed and there is

no need to remove staples, paper clips, file folders, hanging files or spirals.

All paper is recycled, so the only requirement is that you DO NOT include any vinyl or plastic products, such as credit cards or CD'S .

Tennis Committee Update

The Heritage Hill Tennis Committee is hard at work putting together a 2017 plan for usage and maintenance of the tennis courts.

Note: Tennis Professionals who charge a fee for lessons must be approved by the Tennis Committee before using Heritage Hills tennis courts for lessons.

Design Review Requests (DRRs)

Any exterior improvements or changes must be approved by the Design Review Committee (DRC) before the work starts. Exterior improvements and changes, include but are not limited to the following:

Fence replacement and fence additions Roof replacement Window replacements Additions to your home Swimming pool installations Painting/siding Deck replacement and deck additions Hot tub installations Landscaping changes Sidewalk and driveway replacements Any additions, installation or changes

The Design Review Process:

1. Owner completes Design Review Request (DRR)-form is available on the Community/HOA website

2. Owner forwards completed DRR to Community Manager, Shannon Torgerson who will forward it to the DRC.

3. DRC reviews DRR and provides the submitter with a written decision within 30 days.

Note:

Written approval may be delayed if the DRC has to contact the submitter for additional infor mation.

Only DRRs signed by Heritage Hills homeowners will be accepted.

Changes to approved requests must be submitted to the DRC for approval

Owner must post the Approval Response Form at the front of the house while the appr oved wor k is being done so our Covenant Inspector can see the form.

Retention of the DRR and attachments is required so, when possible, please submit via email so the docu-ments can easily be electronically filed.

Do I Need a City of Lone Tree Building Permit?

Per the City of Lone Tree:

The best way to find out if you need a permit is to contact the Lone Tree Building Division at 303-708-1818. Building permits are generally not required for painting homes, adding floor coverings, and kitchen cabinet installa-tion. A permit is generally required for any new building, additions, and alterations. Building permits protect the homeowner in many ways. Building permits insure that new construction meets minimum setback requirements. The permit also insures that your project is constructed in accordance with life safety codes.

Metro District Update

Main Entrance Pedestrian Gates: The District has approved pedestrian gates to be fabricated and in-stalled at both the Lincoln and Yosemite entrances. These gates will use the same fob as residents use to access the pools, tennis courts and Overlook pedestrian gate, so if you need a fob, please contact CliftonLarsonAllen LLP at (303) 779-5710 to obtain one. Overlook Soccer Fence Vandalism: There has been quite a bit of vandalism to the wooden privacy fence that borders the Overlook Soccer field in the recent months and vandals have been damaging the fence as quickly as it can be repaired. The District Board is investigating other fencing options. Work on this, should it be approved, should start in the summer of 2017. If you see someone vandalizing the fence, please contact the Lone Tree Police Department to report it! Finally, the District is in the process of bidding out the 2017 Asphalt Pavement Maintenance Pro-gram which will encompass additional concrete work, slurry seal of the streets not covered in 2016 and paver replacement in areas along Heritage Hills Parkway. It is anticipated that with the completion of this work, only minor repairs will be needed in the foreseeable future.

The Heritage Hills Community speed limits and stop signs are established for

everyone's safety.

Please obey the traffic rules

for our neighborhood.

GARAGE SALES

Residents are not allowed to hold garage or yard sales in Heritage Hills. Garage sales can cre-ate an unsightly, offensive activity and block traffic for residential and emergency access.

GOLF CARTS

All Golf Cart owners must register their carts and follow all Rules and Regulations that are included in the Heritage Hills Golf Cart Policy. Drivers must have a valid driver’s license or driver’s permit valid in the State of Colorado. Applications for cart registration and operation may be obtained from the HOA Management Company or the Community website..

COMMUNITY UPDATES AND REMINDERS

POOLS, TENNIS COURTS, PLAYGROUNDS and HERITAGE HILLS CLUBHOUSE

Amenities are provided for the use of Heritage Hills residents and their guests only. All residents and guests should be considerate of others when using these facilities.

COMMON AREAS

Common areas within Heritage Hills are maintained through your real estate taxes. Please treat these areas with respect and care.

PETS

Pick up after your pet especially in common areas including sidewalks and in neighbors’ yards. The Heritage Hills Metropolitan District provides poop bag dispensers at various locations along Heritage Hills Parkway for residents to use for picking up after their dogs while walking them around our Community. If a dispenser is empty, please contact CLA, our Community’s Manage-ment Company.

FIRE HYDRANTS

South Metro Fire Rescue Authority would like homeowners to be aware that they cannot block fire hydrants in any way. Any vegetation (plants, flowers, bushes, etc.) need to be re-moved or at the very least trimmed down significantly as to not hinder their ability to access the hydrant to put out a fire.

PARKING

No vehicle of any kind may be parked in the street overnight. Recreational Vehicles may be parked on your driveway to load or unload for up to 72 hours.

BE A GOOD NEIGHBOR

Be considerate of neighbors-whenever possible refrain from loud outside activities, such as bas-ketball, lawn mowing, loud games, etc. during the dinner hour, early morning and late evening!

RECYCLING

Due to our frequent windy weather, please remember to make sure your items to be recycled will not blow out of your recycle bin. To prevent this problem consider purchasing a Wheeled Recycle Cart from the City of Lone Tree at a cost of $20.00 per house hold. There is a limit of one cart per household at the subsidized price. The initial cart will be assigned to the residence using a serial number and must remain at the residence. Additional carts purchased at full price may move with the purchaser. For more information, visit the City of Lone Tree website and search “wheeled cart”.

HOMEOWNER/RESIDENT FEEDBACK NEEDED

HOA management works for all Heritage Hills homeowners. Your HOA Board hired our

current management, CLA, in March 2017 based on their reputation, capabilities, qual-

ifications and services offered. In order for the HOA Board to thoroughly review CLA's
