Even then, few of us can imagine that a common hazard like could create a life-threatening illness. More commercial and residential property owners, however, are clam- oring for information as the incidence of childhood asthma and adult aller- gies spirals upward. In response, ASAP Environmental, Inc., (formerly ASAP Lead Paint Inspections, Inc.) has expanded its full-service lead paint inspection capabilities to offer air quality and mold testing and analysis. Mold: A threat to air quality Toxic mold lawsuits are on the rise nationally. Erin Brockovich, the envi- ronmental activist featured in the Hol- lywood film named after her, sued the builder of her California home after renovations were needed to remove toxic black mold known as Sachy- botrys. She offered help to an Abing- ton, Mass. family who lost a child to bacterial meningitis. The family blamed the death on toxic mold found in their home. Experts agree airborne allergens released by mold can cause serious respiratory illnesses. Part of the prob- lem may be increasingly air-tight homes built for maximum energy effi- ciency. Builders have responded by installing more ventilation and using fiberglass instead of cellulose insula- tion, but the first line of defense for homeowners who suspect they have a mold problem is to have a qualified mold inspection. Any work that disturbs more than two square feet of paint triggers the notification requirement. Failure to comply could result in criminal and civil penalties, with fines of up to $25,000 per day. The law exempts certain emergency renovations and repairs and also does not apply to studio apartments and rooms rented in individual homes.
