Dear Friends and Clients,

The Bay Area Real Estate market is really heating up! Experts say the bottom of the market has come and gone and I have to agree. Since May we have seen an upward shift in almost all local markets. Single Family home sales were the first to spike but now the Condo/Townhouse market is on fire as well. Across the board we are seeing multiple offers and closing prices well above the list price. The days of sitting on the fence, waiting for a good deal are over. Home prices were the lowest in 2009 & 2010 and have held steady since then due to very little inventory.

Inventory continues to be an issue and the demand keeps growing but Buyers patience’s are wearing thin after writing offer after offer. The market feels a lot like it did in 2005-2007 but this time there is “Real” money in the market, real money meaning 20% down to all cash, not 100% financing.

For Buyers my advice is “Don’t settle, wait for the right house but when you find it JUMP ON IT right away!” For Sellers “Make it look AWESOME, If Buyers love it they will pay top dollar in this market!”

Lots of exciting things happening at Hastings Realty Group, we are opening our second location in San Francisco at 12th & Irving, we just launched a new website; HRGSF.com, we have opened Property Management, and we just launched a new television show with KTSF 26 called “Bay Area Drop In”. The show explores Bay Area Real Estate through neighborhood history, useful lifestyle information, and awesome design tips that will enhance your living experience. Watch it on KTSF 26 every Saturday at 6:30pm.
