This document and illustrative drawings are designed to guide developers / architects / engineers / designers and contractors in assessing the feasibility of a new Hampton by Hilton hotel. The document will also be of use in appraising conversion opportunities where Hampton standards will need to be overlaid onto existing properties. The information contained in this document relates to a model design for a new-build property on an ideal flat green field site. It is accepted that different sites will face different challenges and that the model design will not be appropriate for all locations. It is, however, relevant for designers to understand that the basic relationships between the component elements of the model design are important and that they form the essence of what distinguishes a Hampton by Hilton from other brands.

The external appearance of the hotel is equally important to Hampton by Hilton. The creation of strong brand identity through the use of a customizable “kit of parts” sets the exterior tone. Graphic form and color reinforce the brand identity, create a memorable brand beacon, and suggest the experience waiting inside, making a bold announcement that “this is a new kind of economy hotel”.

New-build Hampton by Hilton hotels generally start with 100 guest rooms. There are 107 rooms in the end loaded prototype. The information contained in this document gives details on building areas etc. required for projects up to 200 rooms. For projects over 200 rooms (or where the range/size of public facilities varies significantly from the model), refer to Hilton Design & Construction Standards for guidance; similarly if local regulations require different specifications to those contained in these documents.

The building design has been based on non-urban sites with the guestrooms positioned primarily above the building containing public and back-of-house areas, together with surface car parking. In certain locations it may be necessary to consider underground parking, and/or positioning the bulk of guestrooms as adjoining wings; consult Hilton Design & Construction Standards for advice in these circumstances.

design principles

The exterior design uses a concentration of expenditures on the main entry of the building rather than a broad brush across the entire building. This simplification of building structure allows for adaptation and addition of guestrooms for increased key counts when the market requires.

The 107 guestroom prototype version achieves a highly efficient gross internal floor area per room of 33.1m2, with a typical guestroom area of 21m2 (including bathroom and entrance). The 107 guestroom prototype consists of a ground floor containing public and back of house areas with three stories of guestrooms above, but additional floors can be added to allow for higher room count configurations.

While the principles of the design should be maintained, the use of ‘local’ cladding solutions will also be considered in order to meet local planning requirements or methods of construction. Car parking will be assessed according to location.

public areas and back of houseThe facades will be constructed using local building techniques. As appropriate these will take a variety of forms from solid composite rain screen panels or traditional masonry construction to inset windows and fully glazed units. The number of variants will be restricted to maintain brand integrity and Hilton Design & Construction Standards must be consulted. Insulated glazing of the largest economic pane sizes with narrow frame profiles will be used in the windows of the public areas and guestrooms to achieve a clean appearance and produce both a high natural illumination level and a link with the exterior environment. Depending on the location, opaque spandrel glass panels or louvres may be used for the mechanical and storage areas.

entrance port cochere A small horizontal plane port cochere attached to the main building structure will be used for the guest drop-off zone. This port cochere, primarily constructed of a steel structure with translucent acrylic panels will use downlighting from above the port cochere to allow for a diffuse lighting affect at night. Additional lighting below the port cochere may be required to enhance the guest arrival experience. The drop off area will be entirely covered by the glazed port cochere and will be at least 5m wide to allow for one car discharging and one passing. Guests will step onto high quality, easily cleaned and well drained road and paving surfaces. The port cochere should allow for minibus clearance but coach clearance should be agreed in advance with Hilton Design & Construction Standards.

guestrooms floorsAll guestroom windows will be double-glazed sealed vacuum units set in powder-coated aluminium mullions, transoms and frames with thermal breaks and acoustic seals.The outer sheet of glass will have non-reflective and solar energy reducing properties. One section of the window will open using a casement style system to allow for secure guest operation and cleaning, this will be safety restricted to a maximum of 100mm. Solid walls will be finished in masonry or other appropriate and approved materials with insulation values to meet ‘Euro 15’ standards.

roof conceptFlat roofs over public areas will be constructed using profiled steel sheeting covered with insulation cut to falls and finished with a waterproof membrane. Over bedroom areas flat roofs will be concrete to preserve acoustic performance with insulation to falls and a waterproof membrane.

approach and perimeterGenerous ornamental grass displays with added seasonal color, will flank the entrance relieving the hard surfaces. Cigarette and trash disposal will also be incorporated at this point. Other external furniture includes; barriers, bollards, waste bins, seating, gates and secure fences. Privacy of ground floor guest rooms will be provided by landscape ornamental grass planting.

car parkingCar parking should always be set with a carefully designed landscape environment The rows of car bays will be divided by planted areas fringed in stone sets. The individual bays will be marked with white paint. Guest vehicles are to be separated from service vehicles at the earliest time and if site constraints allow, they should approach from different directions. A low level ‘Hampton’ sign will be provided alongside the main entrance. Generally car parking will be required at a rate of one space for 1 guestroom module. The car parking should be arranged so that cars can drop off passengers and baggage at the main entrance and proceed either to the parking zone or the exit.

external lightingIllumination to the entrance area and external terraces is to be provided at generally 4m centers with decorative clear, glass covers on stainless steel posts. Light standards shall be designed to reduce atmospheric light pollution. The port cochere is to be equipped with both washing lights and sparkling spotlights to create a bright and attractive effect. The surface of all facades of the building is to be illuminated by flood lamps integrated in the surrounding paving. Lighting schemes must have regard to recognized local regulations for guest safety and for running costs.

traffic and refuse collectionCoaches are to discharge in a location, which does not interfere with the efficient operation of the drop off area. Refuse vehicles will collect from the refuse receptacle. Fire vehicle access is to be provided to all parts of the building across surfaces acceptable to the local fire brigade. Maintenance vehicles are to have appropriate access for cleaning, repairs and removal of plant from the main mechanical room.

access requirements and standardsThe building shall be designed to comply with all local codes which relate to disabled or universal access and provision of suitable facilities. The local codes must be identified and provisions agreed in advance with Hilton Design & Construction Standards. (Unless local codes are more stringent) the following minimum standards shall apply:

• A minimum of one room per 100 guest modules, or part thereof shall be designed to cater for wheelchair accessible guests and shall meet standards recognized in the EU, UK or will be to ADA level of compliance. These guest bedrooms and their bathrooms may require a wider bedroom module than the standard room type and attention shall be drawn to this at the earliest design stage. Universal access rooms shall be double bed rooms, 1470mm x 2000mm and shall have connecting doors to the adjoining bedroom which shall be a typical guestroom.

• Public and back of house areas shall have sanitary facilities separate from the communal facilities with space standards suitable for wheelchair users and shall be located adjoining the communal facilities.

• The overriding design principle for the hotel is that barrier free level access shall be provided throughout for wheelchair users and space standards and internal planning shall recognize this from the point of guest parking, through entry to the hotel and guest use of the facilities.

• Provision for wheelchair users must be made at any manned desk point, such as reception or bar counter.

• Consideration of means of escape in the event of a fire shall be made for disabled guests and the model design shows the requirement for disabled refuge points within fire escape staircases.

concept and imageThe overall design concept for the Hampton International Prototype is “The Art of Collecting”, a combination of contemporary elements contrasted with traditional elements. The objective is to suggest a global brand presence while remaining sensitive to the unique qualities of each locale. It sets the customers expectations that this is a new kind of economy hotel.

The environment encourages guests to participate in our public space activities and to be refreshed and recharged in our guest rooms. The brand is always professional while at the same time being approachable through our casual environment. The casual nature is created through our use of color, texture, pattern and the way they are applied to create an eclectic environment. Texture is used to combat soil and wear while at the same time helping to define an environment that is uniquely Hampton. Colors are encouraged to represent the location of each property. The goal is to limit the number of colors used at each property and to create a strong and memorable color story. Another key point of differentiation for the Hampton brand is how we use pattern. Small scaled patterns in limited number of colors help define the overall textural quality of the space while large scaled patterns help define and create the overall energy of each space.

The design includes a mix of furnishings that give each space its own personality. Everything works together but it does not have an overly coordinated appearance that comes from selecting each item from the same catalog collection.

layout and functionalityThe three signature brand icons and four zones make up the primary planning strategy of the public spaces. The signature brand icons are organizational elements that unite the zones and communicate the attitude of the Hampton brand and marry function with event. The zones provide for a comfortable environment that facilitates working, mingling, relaxing or enjoying our complimentary breakfast. The zone names loosely describe their main function however, overlap definitely exists among them. The Gathering, Living, and Work Zones create a series of intimate spaces that give guests a variety of options on how they want to use the space. For example, a guest may eat breakfast in any of the zones. They may enjoy a drink in the Gathering Zone, or they may prefer to take their drink with them to the Work Zone while catching up on their email, or enjoying a great book. If applicable, the meeting space should be located on the ground floor adjacent to the kitchen so that hotel staff may easily provide F&B service if necessary.

Guestrooms focus on guest comfort and have elements you would like to have in your home. They also provide unexpected style and quality at an economy price point.

The public space of Hampton by Hilton prototype is designed as as series of functional areas or Zones. These Zones are distinguished from adjacent zones by distinctive, complementary design features. Each Zone contains elements of the brands personality to remind a guest they are at a Hampton by Hilton hotel.

This zone greets our guests in a relaxed and casual environment that extends from the main entry to the front desk side of the Hub. The Welcome Graphic component of the Brand Gallery Wall is located here.

the hub The Connection Point: A welcoming central service hub that is front and center, that speaks with authority and confidence, giving guests the reassurance that they made a smart choice…a choice that is always worth repeating.

The front desk side should be on axis with the main entry creating the primary focal. It is the major organizational element for all of the Zones. Adjacency to the Gathering Zone and the Welcome Zone is required. The design allows for an efficient cross-utilized staffing model that facilitates and encourages team members to connect with guests and elevate their experience.

This is the major point of live service interaction between the guests and team members. The hub consists of the Front Desk, 24/7 Snacks, Bar, and Brand Graphic Screen. It is the major organizational element for all of the public area zones.

A “big blue wall” that expresses the global nature of the brand and holds the Welcome Graphic. Extending on axis from the main entry to the Hub, it continues beyond as the major interior circulation organizing feature.

This is the place where our guests can meet and greet each other. Have a beverage, take a seat and just relax. It starts with the Bar at “THE HUB”. Comfort is a key consideration, a lounge like atmosphere. Flexible furnishings that facilitate both groups and individuals including:

This zone creates a bright and cheery start to the day where guests can connect with others over a fresh cup of coffee or tea from the 24/7 Hot Beverage Center. It is also where guests can energize for the day with a regionally inspired complimentary breakfast offering.

Seating groups in this zone should be arranged in such a way as to create rooms within the room. The premise is to create a crisp, clean, open feeling within the Living Zone, while maintaining a casual comfortable environment.

Breakfast is a key component of the brand experience. Hampton has developed a proprietary design solution for presenting breakfast to our guest. The breakfast area is the public side of the food prep and therefore adjacency to the food prep area is required. The built in serving counters at the perimeter accommodate a milk machine and juice machine as well as other breakfast items. There is a proprietary display table and rolling storage carts which have closed storage below to hold additional service ware. This area also incorporates an additional seating arrangement in a community table format.

The Hampton brand will take an innovative approach to food and beverage. It will include a complimentary breakfast and a breakfast grab & go offering concept that is reproducible across multiple cultures. It will also support the use of public space through a focused offering of beer, wine and spirits available for purchase. The brand’s personality will be reinforced through the complimentary coffee and tea 24/7.

Each property will be required to offer a fitness center for the convenience of their guests. The fitness center may be located on either the ground or first floor and have electronic key card access. In the 107 prototype the fitness center is located at the ground floor. This to be approximately 38m2 in area minimum with a clear ceiling height no lower than 2.45m. It should have natural daylight and glazing onto the guest corridor to enhance guest safety. Along with the proprietary exercise equipment, a 26” flat panel television, or larger, should be wall or ceiling mounted and easily viewed from all equipment locations.

Optional swimming pool is to be a minimum surface area of 46.5m2 sloping uniformly from .9m at one end to 1.52m maximum on the other end. Whirlpools are allowed, but can not be of fiberglass or stainless fabrication. Exterior design of an indoor pool area must be consistent with the exterior design of the main building.

It is preferred to have the meeting space located on the ground floor adjacent to the kitchen so that hotel staff may easily provide F&B service if necessary. The minimum size is 42m2 and it will have presentation materials such as a whiteboard, presentation rail and viewing screen. The seating capacity must provide boardroom seating for a minimum of ten individuals. Approximately 2.4m of open counter space will be available for snacks and beverages. The minimum ceiling height will be 2.75m. The number and size of meeting rooms should meet local market needs. This may be determined in consultation with Hilton Design & Construction Standardsv.

toilets

The public toilets and disabled toilet are located behind the Gathering Zone. Fully accessible toilet facilities must be provided adjacent to the main toilets.

housekeeping

Service rooms adjoining the shared passenger lifts will be equipped with shelving and lockable caging for the secure storage of linen, cleaning trolleys and utensils. A linen chute is also provided allowing upper floor used linen to be delivered direct to the housekeeping / laundry room.

The passenger lifts will be an OtisTM or equal and approved by Hilton. The lift doors will have a proprietary interior graphic that is an unexpected surprise for the guest that places them in an elevated mindset and adds a “wink” to the brand’s personality.

lift lobbiesThe lifts open onto a lobby area which expands into the guestroom corridors. Low voltage recessed downlights and decorative wall sconces will be used (plus emergency lights).

The materiality of the guest room corridor walls is directly related to the layout of the Brand Gallery Wall on the first floor public space. In concept, the Brand Gallery Wall extends vertically through the building and appears as one of the walls along the guest room corridor of each floor. This wall will have an applied blue vinyl wallcovering. The opposite wall will stand in contrast to the blue wall and have vinyl wallcovering that is neutral in color. The guestroom door sets will be slightly recessed. Recessed downlights will be incorporated to provide pools of light outside each door. The clear ceiling height will be 2.45m and the minimum corridor width is 1.5m.

The guestrooms are not residential in feel, but have elements you would like to have in your home. There are two major room types, the flex and executive rooms that really work for our guests the way they want to use the room.

The focal point of the rooms is our Hampton signature bed (base, mattress, box springs, linens, duvet, pillows and custom headboard). Included is a proprietary sleeper sofa that turns into a 1.5m x 2m queen bed for accommodating up to four guests per room. This makes transforming the room, for multiple occupancy, easy and convenient. The executive room offers a relaxing chair instead of our proprietary sleeper sofa and can accommodate up to two guests per room. Other key components found in both room types are multi-functional furniture pieces, guest valued amenities, and durable easy-to-maintain surfaces.

The net internal floor area of the typical guestroom is 20.5m2, within dividing external and corridor walls but including the bathroom walls. The rooms will have a clear height of 2.6m with 2.4m in the bathrooms.

The work desk has a comfortable task chair and is wired for high-speed internet access (some hotels may be wireless) with built-in local voltage sockets at upstand level.

A flat panel 26 inch television is required and can be viewed from either the bed, sofa or work desk positions.

The unique design of the window treatment softens the room by placing a standard size window behind a full wall of drapes.

Entry doors will be fire protected, solid core finished with wood veneer, and equipped with an electronic locking system (Vingcard or Onity (Tessa) or Saflok), one way viewer and swing arm security latch.

The Hampton bath is more than just a bath; it is a series of both thoughtful and functional signature elements. The branded amenities program, a glass enclosed shower that allows extra light into the shower area and a proprietary furniture-style vanity design make up the Hampton bath. The architectural elements and high quality finishes reinforce clean, crisp, and contemporary. Overhead and side lighting fixtures flatter our guests.

The Guestrooms are typically stacked above the public and back-of-house areas. In the 107 key prototype, three levels of guestrooms sit over this public space.

There is one central guest corridor opening off of the two guest lifts. Guest stairs, which also act as escape stairs, serve the floors and help reduce reliance on lifts.

All the guestroom units except accessible rooms are identical in the 107 key prototype. This aids pre-fabrication, FF&E procurement and construction. The prototype has accessible guestrooms with inter-connecting doors to an adjoining room. These are provided in accordance with local codes or at a ratio of 1 room per 20 guest room keys in the UK, or at a ratio of 1 room per 50 guest keys where no codes exist. No suites are provided unless by arrangements with Hilton Design & Construction Standards.

This Design Overview contains the initial space/design standards for Hampton by Hilton new build hotels in Europe, the Middle East and Africa. Should projects progress beyond initial appraisal stage, the full design and construction standards applicable will be applied to the design.

All new build hotels must comply with all the standards that are described in the Design Overview and as set forth in the individual license agreement.

waivers

For new build Hampton by Hilton developments (and conversions), Hampton may grant, at its absolute discretion, waivers in appropriate circumstances with regard to any of the requirements of this manual as Hampton may determine.

minimum and maximum standards

Brand consistency is an important aim for Hampton by Hilton hotels, and although the majority of points in these documents are written as minimum standards, this does not give the option for providing services or facilities that exceed, or are outside the scope of these standards (e.g. providing valet parking or executive floors, lounges, dining options).

design team members

Owners and/or developers are to use appropriately registered architects, structural, mechanical and electrical engineers and other specialist consultants, in particular interior designers with previous hotel experience, to ensure the appropriate quality standards are attained (at competitive prices appropriate to the market).

Prior to submission of plans, Hampton shall be furnished with resumes and other information on the responsibilities of the architect and/or engineer and interior designer being retained for the project. The architect and all engineers must hold a correct license in the country in which the project is located. The plans shall not be approved and the construction shall not begin until Hampton has reviewed the architect and/or engineer and interior designer information.

Before construction begins, Hampton shall be furnished a resume and financial statement of the proposed contractor and, if requested by Hampton, of any major subcontractors. Construction shall not begin until Hampton has reviewed the contractor(s) information.

• Samples of all finishes and fabrics must be submitted along with cut sheets of all public space and guest room furniture. All samples and cut sheets must be clearly labeled and identified as to proposed use and location. They must meet all standards as identified in The Hampton Brand Standards Manual.

• Submissions for conversions must include color photo documentation of the existing conditions. It must include the exterior, public spaces and guest room types and be identified on a location plan. The location plan must identify the location the photo was taken and the direction the photo was taken.

the format for the above submittals must be:

• An A4, 3-ring binder with project name location and date clearly identified on the front cover and spine.

• All photos must be placed in clear A4 plastic sleeves in the 3-ring binder. All photos are to be identified on the back.

• Each finish, fabric and cut sheet to be inserted in a clear A4 sleeve placed in the binder. A Hampton approved specification sheet must accompany each finish, fabric or cut sheet. Consult The Hampton Brand Team for approved specification sheets. Elements that define the local quality in each zone should specifically be identified.

• All drawings must be A1, folded and inserted into the front pocket of the 3-ring binder.
