    Current systems in Malaysia which supports the usage of Industrialised BuSystems (IBS) are mainly a close system, where each component manufachave their own propriety building systems to be adopted in the project.

    The IBSs used in Malaysia belong mainly to closed systems. The building ifrom components specifically designed for and applicable to the particular b

    system.A closed system can be classified into two categories :

    production based on clients design

    production based on manufacturers design.

    The government has embarked the IBS Roadmap 2003-2010 that outlines strategiesto promote the use of IBS in Malaysia.

    The government has encouraged the use of IBS for the construction of newgovernment quarters

    Closed systems can overcome the requirement of many standardised elemautomating the design and production process and sufficient demand for a of building such as school so that a mass production can be obtained.

    Open building system

    A building can use two or more systems

    It allows openness to selects supplier ofthe components where everybody can bidto produce lower price of components.

    Allows the precaster to produce a limitednumber of elements with pre-determinedrange of product and also maintainingarchitectural aesthetic value.

    The cost of building components will bereduced in the long run where plenty ofoptions are available in the market

    LACK OF COOPERATEBETWEEN CONTRACTOR-

    MANUFACTURER involve many parties led to the involvement of IBS contractors and manufactureonly after the design phase (CIDB,2005). CIDB (2007) reported that the need ofredesign on IBS components, which, incurred additional cost is due to lack ofintegration among relevant players. Further, Kamar et al., (2009) is in the opiniothat the pre-caster, designer and contractor firm should be integrated as early apossible in order to ensure the success of IBS. Integration deficiency in IBSconstruction has led to ineffective communication and lacks understanding amo

    the stakeholders (Kamar et al., 2010). On top of that,

    Nawi et al., (2007) and Kamar et al., (2009) highlighted the construction industryrequires contractors to be system integrator and process coordinator in managithe process from the production line to the site.

    The requirement of using skilled labour and machineries indirectly w

    incur the cost during theerection of IBS components. The components itself, for instanceconcrete panels, are heavyand difficult to align, which, may lead to the problem of improperassembly, leakage and crack in thefuture (Rahman & Omar, 2006).

    Meanwhile, the connections also are not flexible enough to allowchanges during mid-construction (Sadafi et al., 2011).

    According to Pan et al., (2004) the site specifics orconstraints also caused problems in the IBS construction process sIBS components required additional space for storage, mobilizationcirculation of machines and equipments.

    The complexity of lift, normally

    increases with the increase in level

    of IBS usage. Transportation

    consideration will give impact on

    construction schedules, site

    design, crane cost and availability

    of designing the plan itself.

    As discussed by Haas & Fagerlund, (2002) transportation issuerevol

    the issues of size and weight limitations, route restrictions, permitting

    the availability of lifting equipment. When the components reach theconstruction site, it requires additional lift planning.

    When selecting IBS as an option, it is necessary to understand theextensive coordination required prior to construction operations, fo

    instances coordination of design, transportation, tracking, and

    installation to ensure successful implementation. Apart from that,

    adjustments in the work breakdown structure, terminology, drawing

    progress measurement, scheduling for materials management and

    supply chain scheduling should also take into consideration. With tincreased of coordination required for the construction operations,

    needs of effective communication becoming vital for the distributio

    information regarding decisions, designs, transportation requireme

    and schedules.

    Since the IBS is not practically use in construction in

    Malaysia,

    Many labours will face dificulties and delay while

    doing construction. They need to understand the

    technology of construction system. Not all the system

    used for every building is the same. Any building will

    differs have significant material and method to install.

    They have to undergoes proper training before begin.

    BUILDING SYSTEMCOMPONENTOne of the success factors in IBS usage is the

    standardization of components. To date the lowcomponents standardization prevents the samecomponents to be used for other projects (Hashim &Kamar, 2011). Onyeizu et al., (2011) opinied thatarchitects, engineers and contractors regard

    standardization of building components as the key factoaffecting IBS and design innovation. The effect of lowstandardisation will increase the initial cost due to thedesign cost and moulding which cannot be used foranother project (Hamid et al., 2008
