    Today, the City of Glendale, Colorado, introduced Glendale 180, a dining and entertainment

    development that reestablishes Glendale’s position as the essential social hub of the Denver

    area.

    Located five miles southeast of downtown Denver and less than one mile from the Cherry

    Creek Shopping District, the City of Glendale is already known as a great place to do business.

    Its Infinity Park complex, including the internationally-known rugby stadium, state-of-the-art

    event center, high-altitude training center, and park and recreation facilities, has become a

    premier destination for families, athletes, and corporate enterprises alike. Glendale 180 will

    enhance that reputation, marking Glendale’s return as the place where people from across the

    region come together to play, unwind, and create lasting memories.

    RETURNING TO GLENDALE’S ROOTS

    Glendale 180 simultaneously marks a bold investment in the future and a revitalization of aGlendale that, for now, lives only in photographs and memories. Area residents can recall fine

    dining at the Colorado Mining Company, spending Saturdays at the Disney-backed Celebrity

    Sports Center, waiting in line to watch the original Star

    Wars on the Cooper Theater’s curved screen, or dancing

    all night at The Lift. While Glendale has seen an economic

    resurgence in the past decade, spurred on by the success

    of Infinity Park and a business-friendly atmosphere, the

    buzzing social scene created by those former staples has

    been missing. Glendale 180 fills that gap.

    Glendale 180 is a nexus of entertainment and relaxation.

    It’s the home base for all types of people and occasions. It’s the go-to place for coffee and

    breakfast in the morning; a serene setting for a mid-morning walk or a jog amid Colorado

    sunny, weekend bike ride. In the evening, with the orange hues of a Rocky Mountain sunset as

    its backdrop, the central park will swell with thousands of people, walking and talking, on their

    way to one of the area’s best restaurants, most innovative taverns, or cool new entertainment

    venues.

    “This is a return to Glendale’s roots,” said Mary Beth Jenkins, president of The Laramie

    Company, which is coordinating leasing of Glendale 180. Serving as a bridge to the future

    while also channeling the best of Glendale’s past, it’s not simply a collection of businesses

    surrounded by a sea of asphalt. It’s open spaces, an active community, and the same breezy

    disposition found while exploring Colorado’s wilder areas. Designed to have a strong senseof place and a distinct identity, Glendale 180, itself, will be a destination. People will head to

    Glendale 180 to unwind and recharge in its meeting spots. In a sense, the 42-acre site will

    become Glendale’s newest neighborhood.

    CREATING AN OASIS IN THE CITY 

    The sum of Glendale 180 is certainly greater than its individual parts, but the details of those

    parts are still noteworthy. The design of the $175-million project reflects the active outdoor

    lifestyle that Coloradans cherish. Ample green space

    on either side of Cherry Creek highlights the bike pathsand the creek’s natural beauty while also creating a

    buffer between Glendale 180 and the roadway. Glendale

    180’s role as an “oasis in the city” will be enhanced by

    the thousands of flowers, trees, and bushes planted

    throughout, a botanic garden that everyone can enjoy

    year-round. These colorful plants and the water features

    mimic the canyons and meadows found in the distant

    mountains. The playful spontaneity of nature influences everything from sidewalks to

    buildings. Gentle curves replace the rigidity of straight lines, inviting exploration along its

    meandering walkways and creating many unexpected meeting places. Natural light and shade

    intermingle and balance each other.

    The lineup of tenants is currently being assembled with a discerning eye and will bring

    the 300,000 square feet of leasable space to life when construction wraps up in 2017.

    After analyzing data about the needs and demographic profiles of the densely populated

    surrounding area, the leasing team has been canvassing the country looking to create a

    specific vibe. “We marry market data with the city’s vision,” Jenkins said. “We are very careful

    about the tenant mix we’re going after: It’s a mix of traditional anchors, fine dining, and fun

    concepts you won’t find anywhere else in Colorado.

    REBUILDING THE HEART OF THE CITY 

    Just as people will use Glendale 180 to energize and recharge, so too will Glendale 180 help

    energize the area by eliminating the blighted conditions that currently exist. More than

    1,100 people will help construct Glendale 180. “Once the project gets going, we will average

    between 300 and 400 workers on the site,” said Mark Huber of Turner Construction. “We

    expect that when it’s all said and done, over 1,000,000 man hours will be used to build the

    project.”

    The average household income in the 3-mile radius is $83,000, which will help support more

    than 1,000 employees who will work in Glendale 180 when it opens. It will complement the

    recently redeveloped CitySet and the nearby Cherry Creek Shopping District.

    The outdoor space will sit south of Virginia Avenue,

    between Colorado Boulevard and Cherry Street, one of

    the most travelled portions of the Front Range. About

    100,000 vehicles pass through daily, many of which carry

    the 140,000 employees who work within 3 miles. Each

    month, the area sees 37,000 cyclists and runners on the

    Cherry Creek bike path. Almost a half million people live

    within a 5-mile radius, and nearly 1 million live in the primary trade area. To accommodate

    everyone, more than 2,200 parking spaces will be created for Glendale 180 through a mix ofunderground and multi-story parking that will minimize the footprint left by vehicles. Bicycle

    parking will also be scattered throughout.

     A world-class team has come together to make this

    project a reality. Wulfe & Co., based in Houston, brings

    its development expertise with multi-level, urban-

    based, retail and entertainment projects. Gensler has

    created a transformative design that blends urban life

    and nature’s elements. Turner Construction, one of the

    largest construction management companies in the US,

    will be the general contractor. Martin/Martin will provide both structural and civil engineering

    services; and Syska Hennessy will provide MEP engineering services.

     Other partners collaborating on this project include Watry Design (parking), Kumar and

    Associates (geotechnical), TDA Colorado (traffic), Wright Water Engineers (hydrology/

    floodplain), OJB (landscape architect), Taylor and Miller LIGHT (lighting design), and Square

    Peg Design (signage and wayfinding).

     Public financing for the project is being undertaken by both Stifel and DA Davidson, two giants

    in the investment banking industry. HFF, one of the largest and most successful commercial

    real estate capital intermediaries in the country, is securing the private financing.

     Leasing activities have begun, led by The Laramie Company, and the announcement of anchor

    tenants will be coming soon.

    MIKE DUNAFON – MAYOR:

    Mike Dunafon is the ninth Mayor of Glendale in its 60-year

    history. Prior to his election, Mayor Dunafon served as mayor

    pro tem for eight years; and has been a member of the GlendalePlanning Commission since 1999 and chairman since 2004.

    A Colorado native, Mayor Dunafon has been a major

    player in initiating and shepherding the extraordinary 14-

    year transformation of the small City of Glendale into an

    entertainment capital and internationally-known rugby ground.

    This transformation began when he first chaired the Strategic

    Planning Initiative in 1998. The Glendale citizens clearly sent a

    strong message: they wanted a new identity – a more vibrant

    Glendale.

    Co-founding the first Glendale Chamber of Commerce, Mayor Dunafon launched a full-time

    effort to collaboratively unite the residents and businesses of the city into a single vision.

    The creation of Infinity Park has been the first phase of the realization of that vision; and the

    redevelopment of the once-blighted areas of the City, including the area of the Glendale 180

    project, is the second.

    Mayor Dunafon has a B.A. from the University of Northern Colorado, where he lettered in

    football for four years and was part of the All-Conference team. He signed contracts to play

    with the Denver Broncos in 1976 and 1977. His rugby career began in 1978 with the BritishVirgin Islands Rugby Football Club and continued until 1992.

    JERRY PETERS – CITY MANAGER:

    Jerry Peters was appointed City Manager in June 2004. Prior

    to his appointment, Mr. Peters served as Executive Assistant

    to the City Manager (August 2002 – February 2003) and as

    Deputy City Manager (February 2003 – June 2004). He came

    to municipal government from the private sector where he was

    Vice President of Mountain States Administration, a leading

    third-party administrator in Colorado. Previously, Mr. Peters was

    the Community Relations Director for Rocky Mountain Energy,a subsidiary of Union Pacific, and also was a member of the

    faculty at the Colorado School of Mines. A long-time resident

    of Colorado, Mr. Peters holds a degree from the University of

    Northern Colorado, served in the US Air Force, has been an officer of numerous professional

    associations, and has received several awards for his professional achievements.

    CHUCK LINE – DEPUTY CITY MANAGER:

    Chuck Line was promoted to Deputy City Manager in August2004, and retained his responsibilities as Community

    Development Director. Prior to his employment at the City in May

    1999, Mr. Line was a Senior Asset Manager and Portfolio Manager

    at Mercy Housing, Inc., responsible for more than 100 properties

    nationwide. In addition, Mr. Line was previously a member of the

    Regional Planning Advisory Committee of the Denver Regional

    Council of Governments and the Colorado Communications and

    Utility Alliance (formerly the Greater Metro Telecommunications

    Consortium). Mr. Line holds a Bachelor of Science in Marketing

    from the University of Nebraska at Omaha; a Masters of Business

    Administration from the University of Nebraska; and a Juris Doctor from the University of

    Denver School of Law. He is licensed to practice law in Colorado.

    LINDA CASSADAY – DEPUTY CITY MANAGER:

    Linda Cassaday was appointed Deputy City Manager in August

    2008, and retained her responsibilities as Finance Director. Prior

    to her employment with the City in 2004, Ms. Cassaday worked

    as a Certified Public Accountant for 20 years, including 4 years

    as audit partner in the firm Hiratsuka, Cassaday & Schaus, LLP,

    and 5 years as a sole practitioner, specializing in the area of

    governmental accounting and auditing. She is a member of the

    Government Finance Officers Association and the AmericanInstitute of Certified Public Accountants. Ms. Cassaday is a

    graduate of the University of Colorado.

    MIKE GROSS – PROJECT REPRESENTATIVE:

    Mike Gross was appointed Project Representative for the

    Glendale 180 in January 2011, and retained his responsibilities

    as Captain in the Glendale Police Department. He has servedthe City for over 20 years, and is currently the City’s Operations

    Commander, Emergency Manager, and Public Information Officer.

    Mr. Gross is a certified Crime Prevention Through Environmental

    Design Practitioner as well as a Crime Prevention Specialist. He

    is a member of the International Association of Chiefs of Police,

    the National Institute of Crime Prevention and the International

    Association of Crime Prevention Practitioners. Mr. Gross is a

    graduate of Northwestern University School of Police Staff and

    Command and a Medal of Valor recipient.

     Q Other than Colorado Boulevard, how will I be able to get into the project? 

     A You will be able to access Glendale 180 from Cherry Street, Virginia Avenue, and

    Leetsdale Avenue, providing ample access into the project.

     Q How many restaurants will there be? 

     A We expect to have approximately 25 restaurants and bars throughout the project, from

    very high-end concepts to quick service restaurants.

    Q Will all of the restaurants be national chains? 

     A Not at all! We will have a mix of national concepts, new-to-this-market concepts, and

    local concepts. There will be something for everyone.

     Q Will there be a hotel?  

     A Yes, a hotel is an important piece of the project, making Glendale 180 a tourist and

    business traveler destination.

     Q What is “common consumption?” 

     A The legislation that was drafted by Glendale in 2010 and became law in 2011with an almost unanimous vote of the State Legislature allows a city to create a

    “common consumption area” for all attached bars, restaurants, and entertainment

    establishments that serve liquor. Similar to many other entertainment districts in the

    country, this type of liquor license allows adult patrons within the project to carry a “to-

    go” cup along the interior pathways and streets when restricted to pedestrian traffic

    only.

     Q What is the timeline for construction of the project? 

     A We hope to break ground in the Fall of this year, and open in the Fall of 2017.

     Q What employment is expected? 

     A We estimate that the construction phase will employ over 1,100 people, and the project

    will provide over 1,000 permanent jobs.
