Mortgage holders are often told that making more frequent repayments will help to repay a home loan sooner. However,

the time it takes you to pay back the loan can ultimately come down to how your lender calculates the repayments,

according to Mortgage Choice in Hervey Bay and Maryborough.

While most lenders offer the option to make more frequent repayments on a principal and interest home loans by way

of weekly or fortnightly instalments, there are different ways in which lenders calculate loan repayments. It is worth

noting that some methods are more beneficial than others.

Local Mortgage Choice franchise owner, Peta Short said, “It is possible for borrowers to make big savings on their

home loan by making weekly or fortnightly rather than monthly loan repayments, but it really comes down to the way

in which their lender calculates the repayment amount.”

Peta explained that some lenders calculate weekly loan repayments by dividing the annual repayment amount (12 x

monthly repayments) by 52 weeks, which is often referred to as ‘true’ weekly repayments. The same principle applies

to ‘true’ fortnightly repayments, whereby the annual repayment amount is divided by 26 fortnights.

“While making ‘true’ weekly or fortnightly repayments will help to pay part of the principal loan amount off sooner

each month and allow you to save on the interest calculated on the loan, the rewards will be minimal. This is because

borrowers won’t be paying any extra off the principal loan amount when compared to monthly loan repayments,” said

Peta.

“Other lenders use a simpler method of calculating weekly or fortnightly repayments that may be more beneficial to

some borrowers.

“That is, lenders calculate weekly or fortnightly repayments by dividing the monthly repayment by four to calculate

weekly repayments or by two to calculate fortnightly repayments.

“This repayment method can have a greater impact on your repayment strategy as not only are you paying more

frequently, due to the varying length of months, but you also make the equivalent of one extra monthly repayment each

year.

“Keep in mind that this method will see you making more than two repayments during some months of the year. For

this reason, it is very important to budget accordingly, and you may even consider nominating your repayment dates

to suit your pay cycle.

“Also note that not all lenders offer this repayment method, so it is a good idea to ask your lender or mortgage broker,

such as myself, for details on how the repayments are calculated before committing to the loan.”

Peta concluded by encouraging borrowers to make savings on their home loan when possible.

“Ultimately, to repay a home loan sooner, you should be aiming to pay extra into your loan or offset account, if you have

one. Simply rounding up your weekly, fortnightly or monthly repayments to the nearest whole dollar could see you living

mortgage-free sooner,” said Peta.

HERVEY BAY AREA MARKET OVERVIEW

The Hervey Bay Area property market recorded 521 dwelling sales in the second half of 2012, equating to an increase of 25.1 per cent in house sales activity and 6.9 per cent in unit sales activity. The local house market continues to benefit from improved mortgage affordability and accessibility attributed largely to official cash rate reductions (currently 3.0 per cent as at April 2013). This is the fourth consecutive half year period in which activity has increased, lifting the market off the bottom of its property cycle and into a phase of growth. There is a healthy mix of buyers active in the market with local first home buyers attracted to the high $200,000 to $350,000 price segment, and investors who are now confident of future capital gains are seeking properties that provide a solid rental return. This is shown in the price point analysis undertaken for the house market, which indicates 44 per cent of sales recorded for the December 2012 period were below $300,000. However, early research for 2013 shows limited stock that is available on the market in this price segment. PRDnationwide anticipates that this segment of the market will contract throughout the oncoming year. Furthermore, there is a distinct lack of stock on the market to meet the growing level of demand with fewer properties on the market from distressed sellers, combined with owners holding onto their property longer in an attempt to maximise capital growth. As existing homes continue to increase in value, indicative market research shows a rise in the demand for land, as potential buyers search for a viable alternative.

The Hervey Bay Area unit market continues to register an improving level of sales, having recorded 93 settled transactions during the December 2012 period, an increase of 6.9 from the previous year. Although there is a current oversupply of apartment stock in the market, which has assisted weakening unit values, the second half of 2012 observed an increase in the median unit price of 6.9 per cent to $272,500. It appears that the undersupply of houses priced below $300,000 is resulting in buyers observing unit stock as an affordable alternative. Observing the Unit Price Points chart over the December 2012 period, there has been a marked increase in the proportion of sales within the sub $200,000 price range. The rental market has performed particularly well over the past two years, with median rents in the house market increasing by 6.2 per cent on average since the December 2010 quarter, followed by 3.9 per cent in the unit market. Expect vacancy to get tighter through an increase of commercial developer activity, attracting more workers into the area.
