Maximum construction waste shall be reused for leveling and filling activities.

Yes Sewage treatment plant is proposed for treatment of waste water. For solid waste, segregation at source is proposed. The recyclable component will be sold to recycling vendors, the organic component shall be converted in to manure by use of bio-converter and the balance non-biodegradable portion shall be landfilled.

Yes There shall be provision for some EWS housing for the workers who will be service providers in the township. Of the total numbers of plots drawn in the township 10% shall be LIG and 10% EWS. 20% of the group housing will also be under EWS&LIG.

Yes Due to construction work vehicles’ movement within the project site has increased for manpower and material. With project completion, the road on 730.80 acres covering 30.64% of net planning area of the township will become operational. Bus stand / terminal are proposed. No new road, rail or sea traffic outside the township boundary is proposed.

1.18 New road, rail, air waterborne or other transport infrastructure including new or altered routes and stations, ports, airports etc?

No New roads are being developed within the township area only.

1.19 Closure or diversion of existing transport routes or infrastructure leading to changes in traffic movements?

No The project site has a good connectivity with roads. So, there will be no need for diversion or closure of existing traffic routes.

1.20 New or diverted transmission lines or pipelines?

No One H.T. line is passing through the project site. It is accommodated in the layout plan thus does not require shifting. No pipe lines to be shifted.

1.21 Impoundment, damming, culverting, realignment or other changes to the hydrology of watercourses or aquifers?

Yes It is proposed to maintain and utilize the existing course of natural drainage system with only minor re-alignment, for disposal of the storm water runoff from the master plan areas as per site conditions. The natural topography and drainage is being followed

1.22 Stream crossings? Yes No major natural drainage system is being affected due to proposed development. One grey water drain ‘Hasanpur drain’ and One Canal ‘Kot Escape’ are passing through the site. No diversion of these water bodies is proposed.

Operation phase requirement of the project is assessed about 57.1 MLD out of this the fresh water requirement will be about 39.2 MLD. No Runoff will be increased due to increased paved surface. However, increased runoff will be managed by well-designed rainwater harvesting system connecting to the proposed water body within the project area and storm water management plan.

Yes Construction and other material is being transported by means of covered trucks etc.

Yes Dust from construction activities may affect the nearby population who is facing respiratory issues. However, no such complaint has received from locals during site visit.

Yes The construction work is under progress; therefore numbers of workers and labours has been engaged for construction activities. After development of the township, there shall be number of jobs opportunities such as salesman, sweeper, gardener, driver, security guards etc. and those who are skilled will be given jobs at management level.

3.4 Vulnerable groups of people who could be affected by the project e.g. hospital patients, children, the elderly etc.,

Yes As per Bio-Medical Waste Management Rules 2016, the liability of safe disposal of biomedical waste is the responsibility of the agency producing such wastes as per laid down norms with prior government approval. The disposal of waste oil from generators shall be as per rules to the authorized CPCB approved recycling vendors. The disposal of e-waste shall be done as per the three R’s rule of reduce, reuse and recycle. CPCB has a list of authorized vendors for e-waste management. No Project is a township project. Hence, no production process is involved in the project.

Project is change in EC conditions and extension of validity due to change in layout plan in terms of project built-up area and associated requirements like water, electricity, etc.

Pre-project land use of the site is dominated by agricultural activities with land use coverage of about 87.75%. Land for the project has been procured in 10 nos. of villages on one to one negotiation basis. The site consists of land from ten revenue villages out of which the settlements of five villages are getting affected due to project. Photographs of the project site showing present status of the project are attached as Annexure VII.

1.1 Will the existing land use get significantly altered from the project that is not

ANS: The project land use is in conformation with the approved New Sikandrabad Master Plan 2021 and thus, the approved master plan becomes a land use certificate in itself. 500 m radius map showing surrounding features of the township is enclosed as Annexure VIII. Refer Annexure II for location Map, and the land use plan of the project is shown in the layout plan attached as Annexure IX. ANS:

The project is the part of New Sikandrabad Master Plan 2021. The proposed land use will be in conformance to the master plan. The Hi-Tech township is being developed as per plan approved by Bulandshehar Development Authority. Open spaces, community facilities with adequate parking facilities will be provided within premises. The people from the surrounding areas can also be employed

within the project. Therefore, the immediate areas around the project will experience a metamorphosis from rural to urban character. The present land use of the 10 km radius around the project is given below. One pond / water body as located within the project area is being maintained and retained as per present situation. Water bodies will be developed over an area of about 15.37acres. Therefore, no significant impact on local biota system linked with water body is expected. The project is not going to disturb any forest land and hence no disturbance to terrestrial ecology is envisaged.

1.4 Will there be any significant land disturbance resulting in erosion, subsidence

& instability? (Details of soil type, slope analysis, vulnerability to subsidence, seismicity etc. may be given).

ANS: The site area has predominantly terrace alluvium soil with multiple fills of alternate sequence of grey, fine to medium grained sand and light brown grey, slit and clay. The kind of activities that will be carried out for development of the layout will not lead to any increase in erosion as proper storm water management has been planned for the project. There is no subsidence or instability anticipated. The site comes under Seismic Zone: IV [IS-1893 (Part 1)].The construction will be carried out as per BIS standards for seismic safety and due consideration of providing housing construction and development guidelines and National Building Code.

1.5 Will the proposal involve alteration of natural drainage systems? (Give details

on a contour map showing the natural drainage near the proposed project site)

ANS: The existing course of natural drainage system is being maintained with minor re-aliments, for management of storm water drainage from the master plan areas as per site conditions. Drainage map of the project site is enclosed as Annexure XVI.

1.6 What are the quantities of earthwork involved in the construction activity-

cutting, filling, reclamation etc. (Give details of the quantities of earthwork involved, transport of fill materials from outside the site etc.)

ANS: Layout of this area has been proposed in such a way that minimum cutting will be involved at the project site. The excavated material from underground construction areas shall be used as filling material in correcting the round slopes, raising the ground level and road level.

ANS: a) Water supply Water tanker is being used to meet the water requirements during the construction phase. b) Waste handling Minor construction waste shall be generated in the form of rubble, which will be used for filling of low lying areas, as sub base after crushing, etc. Recyclable waste, such as iron will be sold to recycling vendors. Remaining waste shall be disposed in designated land fill site.

c) Sewage The sewage waste generated during construction phase shall be treated through STP arrangement, to be made available at the site.

1.8 Will the low-lying areas & wetlands get altered? (Provide details of how low

lying and wetlands are getting modified from the proposed activity) ANS: No alteration of low-lying areas and wetland systems are envisaged. One pond /

water body as located within the project area is being maintained and retained as per present situation. Water bodies will be developed over an area of about 15.37acres. Project proponent is following the guidelines issued by MoEF&CC vide letter no. dated 19-9/2012 IA-III dated 3rd Feb, 2012 i.e. there is no construction activity / earth filling, land reclamation work in the vicinity of wetlands and land having characteristics of wetlands.

Whether construction debris & waste during construction cause health hazard? (Give quantities of various types of wastes generated during construction including the construction labor and the means of disposal).

ANS: No, there will not be any health hazard caused during construction phase due to construction debris and waste since they will be handled and disposed as per procedure. Further, the laborers will be provided with PPE for protection. Construction waste will predominantly be earth works spoil generated during cutting which will be used in roads, and landscape etc within the project site and remaining will be used as fill material in low laying area of the Hi Tech Township. Construction labour will generate minimal solid waste, which will be disposed off in municipal solid waste site/composting at site. Sewage will be treated in septic tanks before discharge.

2. WATER ENVIRONMENT 2.1 Give the total quantity of water requirement for the proposed project with the

breakup of requirements for various uses. How will the water requirement be met? State the sources & quantities and furnish a water balance statement.

ANS: The fresh water shall be obtained from ground water resource through tube well and Ganga canal. Water balance diagram is given in Annexure XI.

What is the quality of water required, in case, the supply is not from a municipal source? (Provide physical, chemical, biological characteristics with class of water quality)

ANS: The Source of water for the operation phase will be Ganga Canal and ground water. Monitoring Reports are attached as Annexure XII.

The water will be supplied after taking it through a treatment plant so that the quality complies with IS10500 standard.

2.4 How much of the water requirement can be met from the recycling of treated wastewater? (Give the details of quantities, sources and usage)

ANS: The effluent after treatment has been proposed mostly to be recycled inside the campus for watering green areas and remaining will be discharged into the nearby drain after brining the characteristics of effluent within the norms specified by MoEF&CC, Govt. of India for safe disposal. Approx 17.9 MLD treated water will be reused for flushing and gardening purpose.

2.5

Will there be diversion of water from other users? (Please assess the impacts of the project on other existing uses and quantities of consumption)

ANS: Since the major source of water at the project site is ground water, the other users who are mostly residential will be the competing users. However, no diversion of surface water body is envisaged. The ground water extraction will be counter balanced by swift recharge of rainwater through recharge reservoir proposed within the project site.

2.6 What is the incremental pollution load from wastewater generated from the

proposed activity? (Give details of the quantities and composition of wastewater generated from the proposed activity)

2.7 Give details of the water requirements met from water harvesting? Furnish

details of the facilities created. ANS:

The area considered for water harvesting are Residential, Commercial, public/semipublic, recreational, industrial where built up structures will come up. Run off generated from each building Roof Top will be collected through independent system. A separate underground pipe line (Trunk Line) will be lay down along the arterial and sub arterial roads. It will be connected to nearest ponds or storages. The roof top runoff collected is let to go in water chambers. The Runoff is then, allowed to join the nearest Water Harvesting line. Finally the line is joining to main Trunk line. This would carry it to existingpond within the township area. As per the calculation considering the factors written in Rain Water harvesting Scheme, peak hourly roof top runoff generating in township is estimated as 261777 Cum at the rate of 30mm/h rainfall.

2.8 What would be the impact of the land use changes occurring due to the

proposed project on the runoff characteristics (quantitative as well as qualitative) of the area in the post construction phase on a long term basis? Would it aggravate the problems of flooding or water logging in any way?

ANS: Paved areas will increase the run-off potential of the site. The storm water system is designed on maximum rainfall intensity of the area. Runoff will be channelized properly through storm water drain and rain water harvesting pits will recharge the ground water. No water logging or flooding is expected due to proposed development.

2.9 What are the impacts of the proposal on the ground water? (Will there be

tapping of ground water; give the details of ground water table, recharging capacity, and approvals obtained from competent authority, if any).

ANS: Township will be partially dependent on ground water for supply of potable water, due to which several likely impacts on the resource can be encountered which are listed below: (1) The decline of water table due to higher rate of withdrawal than of the rate of

recharge.

(2) Effect on water quality is terms of higher mineralization due to long term withdrawal.

(3) Higher energy consumption for pumping due to decline in water table.

(4) Long term local hydro-geological impacts.

(5) Competition with other users will increase stress on the ground water resource and can even lead to overexploitation.

The effect of ground water withdrawal will be countered by rain water harvesting to some extent. The layout plan of proposed Hi-Tech township has been prepared keeping in mind on priority the installation of efficient water harvesting system and utilization of existing pond as recharge structure. Estimated amount available for harvesting is found to be 261777 Cum at the rate of 30mm/h rainfall. Application for abstraction for Ground water has been submitted vide application No. 21-4/991/UP/INF/2016 dated 24.05.2016, copy attached as Annexure VI.

2.10 What precautions/measures are taken to prevent the run-off from construction

activities polluting land & aquifers? (Give details of quantities and the measures taken to avoid the adverse impacts).

ANS: Following measures are adopted to avoid land degradation, soil erosion and subsequent pollution of land and aquifers: i) Side drains have been proposed on sides of the roads to facilitate drainage,

which will, in turn, minimize soil erosion. The drains will have gentle gradient and side slopes to carry rainwater without erosion. The drains will be designed as per CPHEEO manual/U.P Jal Nigam;

ii) Construction during monsoon season will be avoided as far as possible;

iii) Community toilets shall be constructed on the site during construction phase and the waste water will be channelized to the septic tank in order to prevent it from entering into the natural water bodies;

iv) Surplus excavated material shall not be dumped haphazardly, but will be utilized for making roads, for filling in the built-up areas and landscaping.

v) Wherever possible, vegetative cover shall be immediately established on cut/ fills slopes.

vi) The responsibility of the maintenance agency will be to collect, carry, sort and finally dispose off the solid waste so that contamination is negligible.

2.11 How is the storm water from within the site managed? (State the provisions

made to avoid flooding of the area, details of the drainage facilities provided along with a site layout indication contour levels)

ANS: The storm water from within the site will be managed through laying out proper storm water drainage system. The rainwater from the terraces of all the buildings and green areas shall be collected and led to the rain water harvesting system. The water from roads, parking, open areas and overflow from the rain water harvesting systems shall be led to storm water drains for disposal. Therefore, there are two drainage systems- sewerage and External rain water (road, parking & RWH to storm water drains). Moreover, the planning is so done to take advantage of the natural

ground gradient to manage surface and ground water. 2.12 Will the deployment of construction laborers particularly in the peak period

lead to unsanitary conditions around the project site (Justify with proper explanation)

ANS: Deployment of construction laborers will not lead to unsanitary conditions as temporary sanitation facilities will be provided to the labour to prevent unhygienic condition. a) Community toilets are constructed on the site during construction phase and the

waste water will be channelized to the septic tank in order to prevent it from entering into the water bodies.

b) Minor construction waste generated, most of which is recyclable and sellable to recycling vendors. Remaining waste is disposed in designated landfill site.

2.13 What on-site facilities are provided for the collection, treatment & safe

disposal of sewage? (Give details of the quantities of wastewater generation, treatment capacities with technology & facilities for recycling and disposal)

ANS: The ultimate sewage generation envisaged for the project is 38.59 MLD. The proposed treatment technology has been upgraded from FAB to SBR. Separate sewage and drainage system will be laid for the various sector of the township. The sewage will be collected in ‘housing connecting chamber’ and further will flow to sewage pumping station where it will be pumped to STP for treatment. Treated wastewater will be utilized in flushing for the group housing and for watering green areas in the premises.

2.14 Give details of dual plumbing system if treated wastewater is used for flushing

of toilets or any other use. ANS: Integrated dual plumbing system is not feasible this being a township project.

However, individual group housing pockets will be given provision for dual plumbing system.

3. VEGETATION 3.1 Is there any threat of the project to the biodiversity? (Give a description of the

local ecosystem with it’s unique features, if any) ANS: The project area falls under the area designated for township development as per

the Sikandrabad approved master plan 2021. The area is free from any forest land. However a healthy environment has been planned with the help of green cover development over 360 acres of the net planning area encompassing modest 15.09 % of the total land. Plantation around the existing ponds. This will be a new habitat for small rodents, reptiles, mammals and a wide variety of avifauna thus, enhancing the biodiversity of the area. One pond / water body as located within the project area is being maintained and retained as per present situation. Water bodies will be developed over an area of about 15.37acres.

3.2 Will the construction involve extensive clearing or modification of vegetation?

(Provide a detailed account of the trees & vegetation affected by the project). ANS: No. there has been no major clearance of vegetation involved. There are small

shrubs, grasses and herbs, which are cleared off before starting any construction work. For every tree felled, compensatory plantation shall be done along with the proposed large area for parks, green belt , gardening etc.

3.3 What are the measures proposed to be taken to minimize the likely impacts on

important site features (Give details of proposal for tree plantation, landscaping, creation of water bodies etc along with a layout plan to an appropriate scale).

ANS: Healthy environs will be created with the help of green cover development on 360 acres of land area. The actual green area could be much higher though, since there will be green areas along roads, open space etc. It will be a new habitat for birds and the biodiversity of the area is likely to grow. 30 m green belt along the Kot escape is proposed;

Various activities in green areas include nursery development and plantation of medicinal and aromatic plants of economic value;

Sector level parks will be developed with mix of shrubs, hedge rows, seasonal plants;

Parks will have the mix of shrubs, hedge rows and large plants;

Plants for both sides of roads chosen will have high value of absorption of pollutants.

Green Nodes will be created where the green fingers end connecting it to the green spine.

Retaining and planting the indigenous trees.

The landscape plan can be seen in Annexure IX. 4. FAUNA 4.1 Is there likely to be any displacement of fauna- both terrestrial and aquatic or

creation of barriers for their movement? Provide the details ANS: No, there will not be such displacement. No negative impact on terrestrial eco-

system comprising birds and animals are anticipated. On the contrary, with progressive growth of greenery, terrestrial micro-habitats will develop in the long run. No aquatic body will be altered or be used for sewage disposal.

4.2 Any direct or indirect impacts on the avifauna of the area? Provide details ANS: No direct impact on avifauna is anticipated. Due to the provision of the green area

and plantation on the project site, it is expected that site will attract avifauna as well as small fauna such as squirrels, lizards, chameleon, etc.

4.3 Prescribe measures such as corridors, fish ladders etc to mitigate adverse

impacts on fauna ANS: The project is not going to displace any aquatic habitat and hence these measures

need not be taken. 5. AIR ENVIRONMENT 5.1 Will the project increase atmospheric concentration of gases & result in heat

islands? (Give details of background air quality levels with predicted values based on dispersion models taking into account the increased traffic generation as a result of the proposed constructions)

ANS: The heat island effect shall be countered by plantation of trees which shall keep the micro climate cool. The builtup will come up in the direction of wind creating tunneling effect. Central area development will ensure the wind is not blocked but circulated all around the site. Water bodies present will cool the air as it flowes across. But there will be increase in fugitive emissions due to earthmovers and construction equipments and transportation of raw materials during construction phase only. And during operational phase there will be increased movement of vehicles for the resident’s daily activities. However, with the rules and regulations pertaining to vehicular emissions enforced by the Government of India, these emissions shall always be within the permissible limits. Air quality monitoring report is attached as Annexure XII.

Due to operation of DG sets as backup source, maximum incremental values based on dispersion model are given below.

ANS: Construction Phase: Adverse impact due to dust, SO2, NOX & CO generated by construction machines

and handling of building material. Impacts limited to the construction period, will be short-lived and reversible.

Operation Phase: DG set with canopies will be used as power back up for project site for essential

services during power failure. Stack height of 30m as per CPCB norms will be maintained to disperse the flue gas emission from DG sets. Therefore, the impact will be negligible.

Increase in traffic will increase the level of criteria air pollutants but the green

belt will reduce it largely.

5.3 Will the proposal create shortage of parking space for vehicles? Furnish details of the present level of transport infrastructure and measures proposed for improvement including the traffic management at the entry & exit to the project site.

ANS: No. There will not be any shortage of parking as adequate parking space has been provided as per NBC/ development authority. There would be provision of facilities of different gates for entry and exit. the mode of parking development in the township will be of multi level car parking system at various institutions, commercial areas and all places of common interest. Most preferred locations for parking will be underground having efficient movement pattern and sufficient space. In residential areas. The parking system development will be done on ground floor in Hi-rise buildings and front setback area will be used in parking upto G+3 residential buildings. Parking along the main arterial and sub arterial will be discouraged to avoid the congestion in movement. Maximum of two floors will be used in parking. 5.4 Provide details of the movement patterns with internal roads, bicycle tracks,

pedestrian pathways, footpaths etc., with areas under each category. ANS: The conceptual plan for 2504 acre was prepared and approved by the competent

authority vide letter No. 458/Ni/Anu./o8 dated 08.02.2008. As per the feasibility of the project the layout plan of the township has been revised and approved. The revised layout plan is attached as Annexure IX.

5.5 Will there be significant increase in traffic noise & vibrations? Give details of

the sources and the measures proposed for mitigation of the above. ANS: On completion of construction of township the movement of the population as well

as transport of materials of daily needs will add to the traffic. However given the well planned network of roads within the township and in the surroundings of the township, smooth traffic flow will be ensured. This will not result in any significant increase in noise and vibration from unnecessary traffic congestion/ noise. Impact & management of traffic

Noise and Vibration is anticipated during the construction stage due to movement of heavy equipments, digging, shuttering etc.

Noise level is anticipated to increase due to increase in traffic. But plantation along the roads and other green areas will absorb noise energy and reduce it significantly.

Management

Roads of adequate capacity shall be provided within the complex to avoid congestion.

The road pattern will be so designed that the mass transport services shall be able to provide access to its service from any part of the township in 5-10 minutes walking distance.

Blowing of horns will be discouraged within the project.

Encouragement to residents to ensure PUC certification of their vehicles.

Provision of avenue plantation on road side

During operation phase, limited noise level may increase due to increased vehicular traffic. Plantation of trees on the two sides of all roads as well as the green belt shall be developed for noise attenuation.

5.6 What will be the impact of DG sets & other equipment on noise levels &

vibration in & ambient air quality around the project site? Provide details. ANS: Impact & Management of Noise:

DG set with canopies will be used as power back up for essential facilities, like water works, lifts, hospital, STP, Street lights etc. during power failure. Proper stack height effective to disperse the flue gas emission from DG sets will be provided. Therefore, the impact will be negligible. Provision of plantation shall be there which will act as sink. Mitigation measures for pollution control: The DG set shall be provided with acoustic shields or enclosures to limit the sound level inside the project. Monitoring & modeling will be done according to the CPCB guidelines.

ANS: No, it will not cause any obstruction since there are no scenic amenities or landscape features around.

6.2 Will there be any adverse impacts from new constructions on the existing

structures? What are the considerations taken into account ANS: No, there will not be any such impact. 6.3 Whether there are any local considerations of urban form & urban design

influencing the design criteria? They may be explicitly spelt out. ANS: No, there is no local consideration of urban form and urban design which is

influencing the design criteria. 6.4 Are there any anthropological or archaeological sites or artifacts nearby?

State if any other significant features in the vicinity of the proposed site have been considered

ANS: No, there no anthropological or archaeological sites or artifacts situated nearby. 7. SOCIO-ECONOMIC ASPECTS 7.1 Will the proposal result in any changes to the demographic structure of local

population? Provide the details. ANS: During construction phase, there will be an influx of workers. Most of this labour

force will be hired from local population, who will be paid their wages in cash. With increased money supply, those who will be able to provide goods and services to the work force will be benefited economically. However, increased money supply may push up price of local commodities and services and the additional requirement may have to be met from nearby places. There will be growth of some temporary shops providing various items of daily necessities for sale as also for other services. These developments will have positive impact on the local socio-economic environment. In post completion period, additional jobs will be available within the project in the form of gardeners, maids, housekeepers, household workers, drivers etc. There will be increase in population in terms of residents and persons providing services to them. The population will increase by 3, 23,780 persons permanently.

7.2 Give details of the existing social infrastructure around the proposed project. ANS: Details of amenities available in the individual villages within Dadri Tehsil as per

8. BUILDING MATERIALS

8.1 May involve the use of building materials with high-embodied energy. Are the

construction materials produced with energy efficient processes? (Give details of energy conservation measures in the selection of building materials and their energy efficiency)

ANS: Lighting and ventilation will be energy efficient

During construction phase much emphasis will be laid on the planning, in which due care shall be taken to prevent any pollution during transportation and handling. Following are the measures adopted: 1. Due care will be taken during loading and unloading of material.

2. Proper traffic management will be done to avoid any kind of congestion on the site during transportation of material.

3. Sprinkling of water during construction for dust suppression. 8.3 Are recycled materials used in roads and structures? State the extent of

An arrangement to collect decomposable and non-decomposable waste in separate bags from households will apply.

The residences shall be made responsible to keep waste in separate bags/ bins in their houses and it shall be their responsibility to give these bags/ bins to sweepers or carry them at their cost up to already constructed depots/bins for the purpose from where the tippers or carriage vans will cart this waste up to disposal point for treatment.

As the developer has proposed vermin composting technology for final disposal of decomposable waste.

The assistance of NGOs/ Maintenance Agency has also been proposed to be sought for this purpose.

9. ENERGY CONSERVATION

Before finalizing the building orientation and design a study is carried out for assessment of natural shading, land contours, gradients, water loging , solar radiation etc. Building orientation The orientation of the plotting is done such that the building will be ensured for maximized solar gains to ensure optimum requirement of energy for cooling and heating of building spaces depending on climatic conditions. Ventilation and lighting Lighting in the house during day time shall be ensured by sunlight through design and orientation of buildings. Windows and Doors It is planned that 15-20% of the room wall area will be allocated to windows and doors.

Landscaping features

Approx 15% of the area shall be under green cover to reduce the ambient temperature by about 2-3 degree.

9.5 Does the layout of streets & buildings maximize the potential for solar energy

devices? Have you considered the use of street lighting, emergency lighting and solar hot water systems for use in the building complex? Substantiate with details.

ANS: There will be provision of solar lighting along roads. The green cover has been reported to reduce the ambient temperatures by about 2-3 degrees. Hence, as per proposed master plan of the project, 15.09 % of the area is dedicated to development of lawn & landscape green. The actual area will be much higher.

9.6 Is shading effectively used to reduce cooling/heating loads? What principles

have been used to maximize the shading of Walls on the East and the West and the Roof? How much energy saving has been effected?

ANS: The orientation of the group housing will be done such that the building will be ensured for maximized solar gains to ensure optimum requirement of energy for cooling and heating of building spaces depending on climatic conditions.

Proper use of atriums will be encouraged to make a significant difference to energy consumption in the building.

Use of blind curtains, shutters and air curtains will be enforced to be used

appropriately for energy efficient operations. Use of double-glazing with air gap doors can be used so that more than 10% of the energy can be conserved.

9.7 Do the structures use energy- efficient space conditioning, lighting and mechanical systems? Provide technical details. Provide details of the transformers and motor efficiencies, lighting intensity and air conditioning load assumptions? Are you using CFC and HCFC free chillers? Provide specifications.

ANS: Designing of energy efficient buildings for the township area will be done. No centralized air conditioning is proposed.

9.8 What are the likely effects of the building activity in altering the micro-

climates? Provide a self assessment on the likely impacts of the proposed construction on creation of heat island & inversion effects?

ANS: The construction of the flats will be done in such a way that they are well ventilated and no closed areas are present in the complex. There shall be minimal heat island effect due to free flow of convection air, which will further be taken care of by plantation of trees. There are several instances where the green cover has been reported to reduce the ambient temperatures by about 2-3°C hence, 15.1% of the area is dedicated to development of lawn & landscape green. However, since this group housing project is a part of a Hi Tech Township area, therefore the main green areas have been provided as per the master plan of the Hi Tech Township area. The actual area will be much higher.

9.10 What precautions & safety measures are proposed against fire hazards?

Furnish details of emergency plans ANS: Fire safety will be taken into account and all the safety norms and regulations

which are provided by National Building Code and other related Indian Standards will be followed.

All electrical cables will be underground and sophisticated modern electrical distribution system will be used which will further reduce risk of fire.

Ample stocks of first aid and fire fighting gadgets.

The maintenance agency will have trained fire officers and fire men on their

regular rolls, who will conduct mock drills to educate the general public within the project about fire preventive measures and keep a total watch on systems. People will be trained for fire safety drill. Fire safety drill to take place at least every 6 months.

This activity shall be controlled and monitored from a centralized control room and will work in close co-ordination with local Fire Authorities.

All buildings will be having their own fire fighting systems approved by the regulatory agencies.

9.11 If you are using glass as wall material provides details and specifications

including emissivity and thermal characteristics. ANS: Not applicable since glass is not proposed as a wall material. 9.12 What is the rate of air infiltration into the building? Provide details of how you

are mitigating the effects of infiltration. ANS: Township is being developed here. The building requires ventilation or central air

conditioning will be decided at the time of their detailed designing by individual builders.

9.13 To what extent the non-conventional energy technologies are utilized in the overall energy consumption? Provide details of the renewable energy technologies used.

ANS: Use of solar energy based and other non-conventional energy based appliances shall be promoted

Energy efficient appliances will be installed in the building.

Constant monitoring of energy consumption and defining targets for energy conservation will be employed.

Awareness on energy conservation will be raised among the users of the buildings in the complex.

10. ENVIRONMENT MANAGEMENT PLAN ANS: The Environment Management Plan would consist of all mitigation measures for

each item wise activity to be undertaken during the construction, operation and the entire life cycle to minimize adverse environmental impacts as a result of the activities of the project. It would also delineate the environmental management plan for compliance of various environmental regulations. The details are given in Annexure XV.
