TINTRODUCTION TO THE PLAN

The Fontainebleau Neighborhood Plan was de-veloped in early 2009 to establish short andlong term policies for managing growth in thedesignated area denoted as the Fontainebleauarea. In the near future, this plan will be usedby developers, residents, and county leadersto aid in in their decision making. The Plan’srecommendations will assist in guiding private

investment, protecting the community’s assets,building the neighborhood’s strength and iden-tifying capital improvement priorities. The Planwill also assist the Jackson County PlanningCommission and Board of Supervisors in regu-lating subdivision development, land use andzoning changes, as they are received and re-viewed.

Iarea. This area is isolated from most other com-munities of the County. It is bounded by the Cityof Ocean Springs on its west; Ocean SpringsRoad on its north; Highway 57 on its east; andU.S. Highway 90 and the City of Ocean Springson its south. The Plan is the product of discus-sions amongst the Fontainebleau Focus Groupmembers and planning consultants from August,2008 to November, 2008. The plan was com-pleted in December and adopted by the Boardof Supervisors in early 2009.

Scope of the PlanIn early 2009, the Fontainebleau NeighborhoodPlan was developed in a series of four area plansthat collectively cover the entire county, exclud-ing the incorporated areas (cities of Gautier, MossPoint, Ocean Springs, and Pascagoula). Specifi-cally, the Fontainebleau area is comprised of twodistinct areas. The first area is bounded by theCity of Ocean Springs on its west; the City ofGautier on its east; the Gulf of Mexico on the southand the extreme northern area is the CSX Rail-road tracks. Planning Process

The planning process began on August 12,2008. A working group comprised of area resi-dents, community leaders, planning consult-ants, and local business representatives con-vened at the Fontainebleau Community Centerto review the planning area boundaries andmaps and discuss what they liked and dislikedabout the area. During the subsequent months,the group explored a wide variety of commu-nity concerns and began to formalize a seriesof goals and objectives for the area. In Novem-ber, 2008, the Planning Consultants compiled

Adopted by the County Board of Supervisors.

Copies werethen distributed internally to county staff for re-view and comment. The final draft, approvedby the focus group, was presented to area resi-dents, and neighborhood groups in January.The plan was subsequently forwarded to thePlanning Commission for review and in Febru-ary it was adopted by the Board of CountySupervisers.

CCurrent Conditions

Convenient access to Interstate 10 and U.S.Highway 90.

Close proximity to downtown Ocean Springs,the Gautier Mall, and the local branches of theUSM and Gulf Coast Community College Cam-pus.

The area is home to the County’s only natu-ral beach area.

Graveline Bayou and the Mississippi SandhillCrane National Wildlife Refuge are significantassets and are currently under utilized.

The area is serviced by three fire stations:Fontainebleau, Gulf Park Estates, and St.Andrews Fire Protection Districts.

The area is located within the Ocean SpringsSchool District which is one of the best districtsalong the MS Gulf Coast.

The renovated Lake Mars Boat Launch andthe Octavia Street Boat Ramp provide accessto the water.

The new 17 acre park owned by the Countyprovides the children of the area with multiplerecreational activities.

The area has great potential as a golf coursedestination (particularly with the St. Andrews andPine Island Golf Courses already located here).

The Sunplex Industrial Park serves as a lightindustrial/office park.

As identified by the members of the Fontainebleau Planning Focus GroupSTRENGTHS

OPPORTUNITIES The St. Andrews Golf Course could possiblybe purchased by the County and converted intoanother County Golf Course.

With the expansion of the water and sewerlines into the area, it seems feasible for addi-tional homes to be built within the area.

The new County Highway 57 will provide amore direct connection into the area.

New development could “raise the bar” inhousing types and buffering.

Many of the vacant properties are suitable forredevelopment. Uses could include:- Neighborhood Commercial / Restaurants- Grocery Store- Residential (Mixed Use)

After work has been completed on the LakeMars Boat Launch, Parking and New Bulkheadand Jettis, the area will have an improved wateraccess point along with places to park, nearthe water.

The area has the opportunity to distinquishitself as an art district and allow neighborhoodcommercial activities here.

If water access could be provided to Graveline

Bayou, it would be a great place for locals andvisitors to catch sport fish.

The private airport, which is for sale, couldbecome a major asset for the area if its newowners market and manage it correctly.

The area around the Sunplex Industrial Parkshould be reviewed for wetlands to determine ifthe park can be expanded in the near future.

If the County encourages developers to clus-ter the full density on the uplands, then wetlandscan be preserved without mitigation issues.

Once the new Highway 57 south is complete,the area will have easier access to U.S. High-way 90 and subsequently, be an easier place tomarket to future residents.

NNo sidewalks in the area to allow thechildren to walk or ride their bicycles to getto the parks or schools safely.

Code enforcement has not been activelyenforcing the codes in this area sinceHurrican Katrina.

The traffic volume along Old 57 Road,Hammill Farm Road, Pointe Aux Chenes,Beachview Drive, and Old Spanish Trail iscontinuing to increase.

With all the waterbodies in the area, thelikelihood of more mosquitos is significantand must somehow be controlled to wardoff diseases.

The area is difficult for ambulance ser-vice to get to while trains are travelingthrough the area.

Many streets flood during tropical stormand hurricane events.

Most of the roads/streets in the area donot have shoulders and are extremely nar-

THREATS Unless there are road improvementsmade in the area, there will be high risks ofaccidents in this area, due to the narrowroadways.

Many home structures have not beencleared from the beach lots since HurricanEKatrina.

Over the years, there has been signifi-cant erosion of the sand beaches in thearea. Unless there is an effort to stabilizethis erosion, there will be increased risk toproperties in this area, during future tropi-cal storm and hurricane events.

There are no major thoroughfares throughthe area designed to accommodate largeamounts of traffic, particularly during anevacuation period.

There are very few parking areas whereboaters can park their cars if they find aplace to launch their boat.

There are no places within the State-owned property for access to the water orto bird watch or just enjoy the natural envi-ronment.

Unless there are sidewalks or designatedpedestrian trails established for this area,there will be high risks of pedestrian andbike accidents in this area.

The new Ocean Springs High School willlikely cause significant traffic problems forlocal residents, once it is completed.

Stricter environmental regulations mayforce much of this area to remain undevel-oped. This, in turn, may pose a burden onthe County (to continue to improve infrastruc-ture in the area without an increase in theproperty taxes).

ICurrent Goals

Improve public access to waterways, golfcourses and other recreational facilities.

Encourage the voluntary combination ofsome single family lots into larger parcels foralternative types of development.

Enhance public water areas with more pub-lic amenities (including parking areas).

Encourage an art district establishment in thearea and other types of neighborhood commer-cial uses in the area.

Coordinate with the Ocean Springs SchoolDistrict to utilize the new high school (once itscompleted) as a source for recreational andcommunity center activities.

Improve public transit to include “park andride” locations and other means of transporta-tion in the area.

Improve roadways to allow for uninteruptedtraffic flow during storm events (i.e. raise sev-eral roads or build bridges over low lying ar-eas).

The County should work with the State ofMississippi on the beach area at the mouth ofGraveline Bayou for recreational and conser-vation purposes. A storm wall could be builtalong the water line.

The County should consider purchasing prop-erty in the St. Andrews area for a future Sheriff’ssubstation. The land could serve as a

FFONTAINEBLEAU—It’s spelled F-O-N-T-A-I-N-E-B-L-E-A-U and no otherway will do. For over 90 years, theDavis family and their neighbors havebeen correcting people who give thespelling of their community’s name adifferent twist.

One sees it Fontainbleau and evenFountainblue. But the Davises knowhow to spell it, says Charles Davis.His grandmother, the community’s firstand only postmistress, Louise Richter,named it in 1892.

“It was not named after the Fountainfamily. That has a lot to do with it(misspelling the name),” explains hiswife, Beryl Fountain Davis.

“It really used to bother my mother-in-law and our children will tell you rightoff. You’d better spell it right,” Mrs.Davis said.

“We’re always telling our children to bereally proud of where they came fromand to do things that will reflect goodthings about it,” Mrs. Davis said.When a post office was created toserve the sparsely settled community,its new postmistress, Mrs. Richter,had to have an official name. Shedecided to call it Fontainebleau, afterFontainebleau, France.

Fontainebleau’s post office only lasted20 years, from 1892 to 1912, but thename has lived on.

From early times, the beachfront areaof Fontainebleau along the MississippiSound was called Belle FontainePoint. Today it is usually called BelleFontaine Beach. A letter in the

The History of Fontainebleau

Pascagoula Library files written in1941, by the late Flora Bilbo, who hadgathered much of the area’s history,said the name Belle Fontaine comesfrom its good water.

“…All of the earlier inhabitants claimedthat Belle Fontaine had the best wateron the coast and spoke of the springas being the belle of fountains,” shewrote.

Originally, Fontainebleauencompassed the land east of DavisBayou and west of the mouth ofGraveline Bayou, south of Interstate 10and north of Mississippi Sound. Thearea was a grazing land for cattle andsheep, a rich timberland with severalsawmills and abundant orchards.Among the early settlers of the areawere the Bilbos and Ramsays. WalterR. Bilbo and his sons, William N. andSamuel M. Bilbo founded the BelleFountain Baptist Church in thesettlement in 1890. The Bilbos areburied in the old church cemetery. Untilrecent years, Belle Fountain Baptistwas the only church in Fontainebleau.The old church was replaced in 1960by a modern sanctuary.

Other settlers were the Webbs,Davises and Nobles. Later theRichters, Byrds, Garlicks,Hollingsworths and others moved toFontainebleau. Wealthy snow birds,like the Leavells and Bridsalls, alsomaintained winter homes there. Butthese homes were victims of thehurricanes that have struck the coastin the past 40 years.

The Richters were also Northerners.

Frank August Richter was from NewYork State and his wife, LouiseKnieriem Richter, was from Jonesville,WI. They had lived in Humboldt, Iowa,before coming to the Mississippi about1891. “They were looking for newfrontiers and decided to move south,”Davis said.

In 1890, John B. Lyons of the LyonsCompany of Chicago bought a vastarea of Fontainebleau. After Lyons’death in 1910, his widow, Emily,deeded the land to the LyonsCompany. Robert W. Hamil ofChicago had married a Lyonsdaughter and the 57,000 acres of landwas acquired by the HamilCorporation, where they grew pecans,citrus and other fruit.

Still in existence today are a few of thewooden houses Hamil farms built forthe workers and their families.The Hamils also had an estate onBelle Fontaine Beach. The late RileyWebb was the caretaker of the estatefrom about 1912 until his death in theearly 1920s. Webb’s family stayed on

at the Hamil’s and his son, Aubrey,has continued looking after theproperty. Webb said the ramblingHamil home—15 rooms and ninefireplaces—was destroyed in the tidalwave of Hurricane Camille.

“I was brought up with them and theywere some of the finest people youwould ever know,” Webb said of thelate Robert W. Hamil and his family.The Hamils divided their time betweenChicago and their Mississippi beachhome. When they would come south,they would often entertain the ownersand executives of large companies,like Campbell Soup and PeabodyCoal, Webb recalls.

But in hard times of the Depression,the Hamil’s sprawling farmlands hadto be auctioned. “I remember I sat inthe front row of the tent they haderected,” recalls Charles Davis, whowas a small boy then. “Theyauctioned off all the property east toGraveline Bayou,” he said. “They soldit as cheap as $1 to $1.50 an acre.”Davis’ uncle, Charles Richter, bought

the 20-acre site wherethe Davises now live.

Hamil Farms had gone out ofbusiness. The building was destroyedby fire in 1937.

Walter Fuller of Gautier recalls theHamil’s large pecan groves andsatsuma orchards off the Old SpanishTrail. He said the workers would shellthe pecans in railroad boxcars, wherethey were piled high without bagging,and shipped to market.

“The freeze about 1918 killed all thefruit and vegetables around theseparts. I remember Mama and Papasaying how hard it was,” Fuller said.There were many sawmills,processing the community’s abundantsupply of yellow pine. Fuller said oneof these was operated by Jerry Oliverat the site of today’s Sunplex IndustrialPark located off of Mississippi 57. Thelocals called the sawmill site the BearPond, because of the wildlife there.Dick Taylor and his family once ownedthe area. Another sawmill wasoperated by Barnes and Davis ofMeridian in the St. Andrews area.

At one time, there was a small schoolnear the church, where the children ofcommunity learned the three R’s. In1914, Fontainebleau children and theirpeers in Gautier, Graveline and MartinBluff, who were also attending one-room schools, were sent to the newLyons Consolidated School. Theyschool was located at Hilda, a flagstop on the Louisville and NashvilleRailroad, located on the Old SpanishTrail in vicinity of Beasley Road. In1931, the school was limited to gradesone through eight and the high schoolstudents from Gautier and Martin Bluff

went to Pascagoula and theFontainebleau children to OceanSprings schools. By 1940, Gautierhad a new elementary school andLyons School was no more. Childrenin Fontainebleau began going toOcean Springs Schools.

In the 1930s, the Works ProgressAdministration built three large logbuildings in Fontainebleau. There wasa work center with a kitchen to showthe women of the area the latest insteam cooking and canning. Therewas also a library and a largeauditorium for gatherings.

During World War II people were drawnto Jackson County to work at theshipyards and nearby Keesler Field.Fontainebleau’s population began toincrease slightly, but the boom was yetto come.

In the 1960s and 1970s, large tracts ofland were sold to the developers of GulfPark Estates Subdivision, which waslaid out in southern portion ofFontainebleau, east of Davis Bayou.Later St. Andrews and Parkhurst weredeveloped south of Hamil Farm Roadnear the Mississippi Sound.

Even with the influx of people and thebuilding of houses, there is still a feelingof peace and tranquility around theFontainebleau and its neighboringsubdivisions today. But the tinycommunity Charles Davis and hisfather and grandfather before him knewis not quite the same.

Gone are the community gatherings atGraveline Lake, near the head ofGraveline Bayou. “There was a lot of

good fishing there and we would spendthe day, cast out nets and catch mullet.We would then have a fish fry,” Davisremembered. “People worked hardback then. But they would take time toget together and be with their families,”Davis said.

Growth Policies & Strategies

POLICIES AND STRATEGIES

SStrategies related to land use need to address a number of topics. Land use decisions thatwill be made over the next two decades will have a lasting impact on the County’s strengthsand quality of life.

Strategy # 1: Protect the integrity of Jackson County’s residential neighborhoods.

Comment: Jackson County’s residential neighborhoods are a major strength of the area.One of the goals of this plan is the continued maintenance and improvement of residentialareas. The County should ensure the future land use changes and developments respectexisting neighborhood areas.The County should protect neighborhoods from nonresi-dential uses encroaching into the area through the establishment of buffers, screens, andzoning districts.

Strategy # 2: Cooperate with the Cities of Gautier, Moss Point, Ocean Springs, andPascagoula on land use changes along the common borders areas within their futureannexation zones.

Comment: The residential neighborhoods are a major strength of Jackson County. One ofthe goals of this plan is the continued maintenance and improvement of residential areas.The County should ensure the future land use changes and developments respect exist-ing neighborhood areas.

Strategy # 3: Enhance opportunities for employees to live close to their place of work byproviding opportunities for the development of housing in mixed-use projects along U.S.Highway 90.

Comment: These mixed-use areas would have to be developed under a Planned UnitDevelopment approach which would give the County more control over the developmentand how it develops.

Strategy # 4: Encourage and facilitate high quality commercial development.

Comment: The commercial activity can occur along State Highway 63, U.S. Highway 90,and at major intersections along County Roads 614 and 613.

Strategy # 5: Ensure that setbacks along major roadways are expanded to allow for futureroad widening opportunities.

Comment: This procedure alone could save a lot of time and money in the future whenroads need to be saved.

Housing is influenced by national, state, and local policies and conditions. Jackson Countyhas some impact on housing, principally through housing policies, land use planning andregulation.

HOUSING Strategy # 1: Work to ensure that local actions do not unduly increase the cost of housingand maintain an ordinance structure that permits a full range of housing types.

Comment: Jackson County’s Planning Department, Planning Commission and Board ofCounty Commission should strive to ensure that future ordinances are designed to achievelocally identified goals without increasing the cost of housing.

Strategy # 2: Support single family dwelling units being allowed on individual “lots ofrecord”.

Comment: The County should allow the development of a single family dwelling unit on anindividual lot of record existing, as of the date of the Comprehensive Plan’s adoption, onwater and sewer which comply with the other regulatory requirements of the Codes andapplicable state law. The boundaries of qualifying lots of record may be adjusted toprovide for more efficient and/or workable development plans where two or more ofthese lots are contiguous only if established density does not increase and the estab-lished type of development does not change.

Strategy # 3: Provide for a variety of quality living experiences, including rural, suburban,hamlet, village, and urban.

Comment: The County should protect those elements which currently make it special. Inorder to maintain and enhance the current residents quality of life, the County must main-tain certain areas in their current state without allowing them to abruptly change to a moreintensive use.

Strategy # 4: Support and encourage affordable, owner-occupied residential developmentat low to moderate densities (approximately 3 to 5 units per acre) in areas near majorintersections (with commercial uses).

Comment: The County should encourage higher densities if the developer is willing tocluster the development in exchange for conservation easements and deeper setbacksfrom wetlands, floodplains, creeks, rivers, and streams.

Strategy # 5: Encourage upper-story residential in mixed use developments

Comment: The P.U.D. mixed use component could be used to encourage developers tobuild areas over commercial areas a spart of the strategy to provide variable types ofhousing.

Parks and open space are important components of the land use pattern in the County. Theparks and recreation section of the Comprehensive Plan identifies needs for future parkimprovements.

Strategy # 1: Protect and enhance the environmental assets in the County, includingwetlands, rivers, woodlands, etc.

Comment: The County should carefully consider methods to preserve natural features forthe enjoyment of the current and future populations. One method is to allow developersto utilize the Conservation Subdivision as a means to cluster houses on a site whileproviding open spaces for the common use of all the owners of lots in the subdivision.

Strategy # 2: Provide additional access to the water bodies in the area, as well as areas forfamilies and tourists to picnic and enjoy the outdoors.

Comment: The Group discussed the area around Brown’s Bridge as an ideal location fora new park.

Strategy # 3: Utilize recognized methods for establishing new parks and recreational op-portunities.

Comment: The County could apply a population ratio standard for developing future parks.A common standard accepted and used by the National Park and Recreation Associationis the following:

Neighborhood Park - 2 acres per 1000 peopleCommunity Park/Sports Complex - 5 acres per 1000 people.

Strategy # 4: Encourage developers to set aside certain areas in their residential develop-ments such as open space or conservation areas for future pocket parks.

Comment: The County Planning Department could encourage new subdivisions to setaside small amounts of land as common areas to serve as open space, communitygathering places, or parks for the children to play.

Strategy # 5: Encourage developers to develop sidewalks within their developments toallow children to freely walk through the neighborhood without having to play in thestreet.

Comment: The County already requires developers to provide sidewalks; however, theCounty may consider allowing the developer to provide walking trails throughout thecommon areas in a Conservation Subdivision as an alternative to sidewalks.

Strategy # 6: Work with the National Parks Service or the National Forestry Service todevelop certain areas within their properties for hiking, biking and/or camping.

Comment: This activity alone could be a part of an economic development strategy tostimulate the County’s ecotourism industry which is presently under utilized.

Jackson County’s transportation system addresses the movement of people and goods ina variety of ways. The system includes trucks, cars, bikes, and pedestrians. because of agrowing population throughout the County, Jackson County must continue to monitor its trans-portation needs and work to ensure that major roads are constructed and maintained. Thetransportation system must serve the residents effectively.

Strategy # 1: Establish as a part of the Comprehensive Plan, a county-wide transporta-tion plan.

Comment: The County should have some idea where future roads should be built so thatwhen property is developed, it allows future roadways to be integrated into the develop-ment instead of having developments hamper or handicap the possibility for future road-ways.

Strategy # 2: Develop, support, and encourage transit as a viable means of transporta-tion to major concentrations of employment.

Strategy # 3: Require new development to install acceleration/deceleration lanes onmajor roadways (in front of the development) to reduce the risk of accidents.

Comment: Require the developers to pay for the acceleration and deceleration lanes onthe major roadways, in order to maintain the quality of life for the area.

Strategy # 4: Ensure that Gulf Regional Planning Commission is aware of future trans-portation needs so that these get inserted and prioritized in the local TransportationImprovement Plan.

Comment: The County should seek federal, state and regional public assistance to helppay for major transportation improvements in the area.

Strategy # 5: Protect existing and future residential areas from disruptive through-trafficmovements.

Jackson County is directly involved in supplying public services in the areas of police, fire,and public works services. Many of the public services such as education, electricity, tele-phone and water and sewer distribution in Jackson County are not provided through Countygovernment, but are delivered by special agencies, authorities or districts. Since the Countyplays both direct and indirect roles, it is important that a comprehensive strategy be in place.

to reflect required expenditures over the upcoming five year period of time.

The Capital Improvement Plan should be used to establish priorities for the allocation offunds and the initiation of purchase and projects. This annual analysis should containexisting funds and specified needs for future equipment and facilities.

Strategy # 2: Support education in the community.

Jackson County has an excellent educational system in place. the County should meetperiodically with the Jackson County School Board to ensure that county public ser-vices meet their needs. Additionally, the County should continue joint programming ofrecreational activities with the school district.

Strategy # 3: Encourage and support the expansion of adequate sewer and water facili-ties.

Although the area is serviced by water and sewer lines, the proposals which the Jack-son County Utility Authority are pursuing will allow for more efficient and effective use ofthe lines. By creating a looped system, areas of lines can be worked on in the futurewithout adversely impacting the entire area.

Strategy # 4: Create a pedestrian and bicycle pathway network, particularly in residen-tial. open space, recreation, and school areas and encourage their use.

With the new school being built in the area, there will be a tremendous need (once itscompleted) to allow children walking or biking home to do so in a safe manner.

South Highway 57 Road ExtensionThis is a County sponsored project which allows Highway 57 to be extended south toFontainebleau Road. The County should build up the road bed aapproach to the intersectingrailroad track.

STAGE 1 (2010) PROJECTS:Old Spanish Trail Road ImprovementsAccording to the 2030 MS Gulf Coast Area Transportation Plan, Old Spanish Trail will beimproved from Hanshaw Road to MS Highway 57, approximately 1.89 miles. The total costallocated for this project is $4,762,800. A bike lane should also be constructed with this projectalong Old Spanish Trail and Hanshaw Road.

Beachview Drive ImprovementsAccording to the 2030 MS Gulf Coast Area Transportation Plan, Beachview Drive will be im-proved from Old Spanish Trail south approximately 1 mile to Spring Avenue. The total costallocated for this project is $2,520,000.

Highway 57 South Road ImprovementsAccording to the 2030 MS Gulf Coast Area Transportation Plan, Highway 57 will be improvedfrom U.S. Highway 90 south to Old Spanish Trail, approximately 0.42 miles. The total costallocated for this project is $2,667,000.

Ocean Springs Road ImprovementsAccording to the 2030 MS Gulf Coast Area Transportation Plan, Ocean Springs Road will beimproved from Interstate 10 south to U.S. Highway 90, approximately 4.54 miles. The totalcost allocated for this project is $11,440,800.

STAGE 3 (2030) PROJECTS:CCC Camp Road ExtensionAccording to the 2030 MS Gulf Coast Area Transportation Plan, CCC Camp Road will beextended from Peacock Street to MS Highway 57, approximately 1.44 miles. The new road-way will be a 2 lane divided road and has been estimated to cost approximately $3,420,000..

CCC Camp Road ImprovementsAccording to the 2030 MS Gulf Coast Area Transportation Plan, CCC Camp Road will beimproved from Peacock Street to Ocean Springs Road, approximately 1.47 miles. The totalcosts allocated for this project is $ 3,704,400.

FROM THE FOCUS GROUP:Beachview Drive WideningThis proposal would allow Beachview Drive to be widened to a minimum of three lanes in its

PROPOSED entirety. This would allow safer movement of traffic, allowing drivers to move through the areawithout having to constantly stop and start.

Beachview Drive Improvements/New CausewayThis proposal would build up the roadway from Spring Avenue south to its end to accommo-date a new bridge/causeway like the one at Graveline Bayou. This project would elevate theroad to allow traffic in and out of the area during a storm event without having to fear theflooding.

Pointe Aux Chenes Road ExtensionThis proposal would allow Pointe Aux Chenes Road to be extended north across FontainebleauRoad through the southern portion of the MS Sandhill Crane National Wildlife Refuge area atleast to Old Spanish Trail. Due to the area north of Fontainebleau Road having wetlands, anelevated roadway could possibly be developed which would allow uninterupted flow of waterand wildlife while allowing visitors to the park an additional area to view the birds in their nativehabitat.

Obviously, the largest hurdle would be the U.S. Department of Interior and the National ParksService. Nevertheless, it would still serve as an additional evacuation route when a majorstorm is approaching.
