Taping the vapor barrier helps air sealing which is one of the processes in reducing air infiltration which reduces HVAC loads and energy cost.Tar paper was added for additional protection from water infiltration

Second floor modules set and pulling over hinged roof to dry in within several hours versus weeks or months with traditional stick built construction
Stalwart Green Global International“Building Capacity For Sustainable Delivery”
Second floor module is being set and HVAC Ducts are checked and boots connected between floors during set.
Ducts were pressure checked and verified by HERS Rater at Plant and will be re-checked on site
Day of the Set
Each module is set with precision and in connections between modules made while preparing the next module.

First floor module is set and now lining up second module.
Modules can weigh tons so experienced crews carefully move adjoining module.

First floor module is being set. Very important to get the first floor modules set perfectly as you set the second floor.
In multifamily where you build 4 -12 stories theaccuracy becomes even more critical.
Day of the Set

Geothermal Wells drilled and complete before Modules are set. By installing the Geothermal system in the plant and managing the cost of vertical ground loops there was significate savings from local retail installers.

Strapping details for hurricane resilient building requires adequate steel rebar and sound subsoil. This requires soil test and a structural engineer.
Stalwart Green Global International“Building Capacity For Sustainable Delivery”
Strapping comes through the block which also is filled with concrete. A vapor barrier will be applied and ready for modules.

Permit Set of Plans Example
Modular plans are approved on a State Level due to third party inspections in the Manufacturing Facility often in other States.
Modular has been very popular in the north due to colder climates and has become more popular in the south in the past years due to quality control, limited labor resources and changes in building codes to higher wind loads and updated energy codes.
In SGGI modular its required to have certified engineers for the modules structure, electrical, plumbing and HVAC.

The Bateman HouseZero Energy Prototype
It was an honor to work with the Department of Energy and LEED for Homes Team to present the First LEED for Homes House in Florida.
LEED for homes was in its infancy and SGGI was ask to participate in the prototype in participation with Florida Solar institute, Department of Energy and LEED for Homes and we appreciate the opportunity to advance Building Science.
Ms. Bateman is a believer that our resources are limited and we need to build our homes in a more responsible way. The SGGI prototype would not have been a success without the participation of Ms. Bateman… we thank her.
