FOREWORD

First International Financial Center (FIFC) is a Class A commercial development in Bandra Kurla Complex developed by a consortium of U.S. based investors including funds affiliated with Starwood Capital Group, India Property Fund (sponsored by The Chatterjee Group & Vornado Realty Trust) and Urban Infrastructure Real Estate Fund.

FIFC brings best practices in design, engineering and execution to Mumbai. Attention to the building features and technical specifications has been instrumental in establishing this asset as one of the most quality and performance-conscious buildings in the country.

The 657,000 square foot office complex is designed by the New York based architecture firm Kohn Pedersen Fox (KPF), and is their first building to be completed in India. KPF has an internationally acclaimed body of work including: The World Bank headquarters in Washington D.C., International Commerce Center in Hong Kong, Goldman Sachs European Headquarters in London and Shanghai World Financial Center in Shanghai.

The architect’s focus on building aesthetics and architectural detailing plays a large role in differentiating the

building. The straightforward, rectangular form is a function of the simplicity of the office spaces, allowing flexibility of the floor plate to accommodate multiple tenant uses and configurations.

The 7.5 meter column-free cantilevered “tube” on the front of the building is a signature feature that showcases modern-day engineering capabilities. The column-free tube opens up the space below, creating a large urban plaza intended to be enjoyed by the building occupants and visitors who frequent the restaurants and amenities at ground level.

The exterior curtain wall of the building was developed by KPF, hand-in-hand with CDC, one of the leading curtain wall consultants in the United States. A series of performance and visual mockups were tested in Seoul, Korea prior to manufacturing unitized glass assemblies. The result is a visually compelling and technically oriented curtain wall system that arguably exceeds Class A international standards.

Given the developer's commitment to making this asset match up to Class A assets throughout the world, FIFC will certainly satisfy the requirements of the most demanding of office tenants.

FIFC is a serious building, meant to serve serious business requirements.

By the definition set by the US-based National Association of Industrial and Office Properties (NAIOP), Class A assets are “well located relative to the needs of the major tenant sectors. Building systems (mechanical, HVAC, elevator and utilities) have capabilities that meet both tenants' current requirements as well as anticipated future needs. The building finishes have high quality design and materials and the building must remain competitive with new construction. Building services are characterized by above average maintenance, management and upkeep.”

FIFC follows a new paradigm in building design geared towards environmental sustainability. Until recently, building projects focused primarily on three drivers: schedule, cost and quality, which directly influenced the resulting end product, for better or for worse. Today, the building landscape has changed, where two additional drivers have come in to play: 1) ecology and 2) focus on humanhealth, safety and comfort.

Given that approximately 40%of energyconsumption in the modern world is buildings related, focus on sustainability and its ultimate goal - “to meet the needs of the present generation without compromising the ability of future generations to meet their own needs” (1987BrundtLandCommissionReport)iscritical. In the case of FIFC, the following features are incorporated in the building design to promote sustainability:

• Lease depth (distance from edge ofcentral building core to perimeter glass of building) of 13.5 meters to providebuilding tenants with exterior views and access to natural light, thereby minimizing dependency on artificial lighting.

• Curtain wall building enclosure isassembled using double insulated glazing units with energy saving soft coatings to minimize solar heat gain and provide thermal resistance to maintain indoor temperatures.

• OutdoorAHUsareequippedwith: 1) UV light chambers to kill fungus and bacteria 2)Electrostaticfilterstotrapdustand microbes before reaching the tenant floors 3)Dehumidificationtoenhanceindoor air quality, all of which contribute to improving employee productivity and retention

• ArigorousMEPcommissioningprotocolthat includes steps such as cleaning the chilled water lines to 1 micron level of filtration to ensure the building is able to perform to the standards to which the building was originally designed.

• Post-occupancy building managementteam tasked to run the building with continual improvement in mind to create a healthy, productive and environmentally responsible workplace.
