1. Roof

1.0 Roof Structure Exterior1. The carport roof assembly support beam has developed rot in both ends.2. The roof assembly is supported by a ledger board attached to the house that has been doubled. I am

unable to assess the adequate of the attachment as it is concealed.3. The remaining structure is in overall poor condition.

I would recommend further assessment and repair/replacement of the entire carport roof assembly by a licensedand qualified contractor.

5. Structure

5.1 Floor Structure(1) The sill around the perimeter of the home is minimally mated to the concrete masonry foundation wall. Severalmid-support beams are supported with posts without or with insufficient footers. These conditions may becontributing to the floor not level within the home. I would recommend further assessment by a structural engineerand/or a foundations contractor.

5.4 CrawlspaceThe insulation has become largely damaged by rodents and requires complete replacement. The moisture barrierappears incomplete and ineffectively installed.

I would recommend replacement of both the insulation and moisture barrier by a crawlspace remediation companyor qualified contractor. I would additionally recommend sealing of all potential entry points for rodents and treatmentfor rodents by a pest specialist.

8. Plumbing

8.2 Water Supply and DistributionMy access to water distribution piping was limited, however I noted water distribution piping of 3/4-inch galvanizedsteel. These pipes are old and of a material no longer installed for this purpose due to bore shrinkage fromaccumulation of interior corrosion that over time reduces water flow. These pipes may need to be replaced soon. Iwould recommend you further consult with a qualified contractor to discuss the necessity, options and costs forreplacement.

11. Kitchen and Built-in Appliances

11.10 RangeThe gas range requires the installation of a anti-tipping device.

1.2 Roof Flashing(2) The lower roof is not properly flashed where it meets the wall which may cause a leak during heavy rain. Oldwooden siding is exposed below the siding. This is evident on both the front and back of the home.

I would recommend repairs by a licensed roofing and/or siding contractor.

1.3 Roof Drainage System(1) Downspout discharge should be managed with extension pipes to discharge 6 feet away from and downgradefrom the home.(2) This gutter downspout requires the straps top and bottom to be re-fastened.

1.5 Chimney at RoofThe chimney mortar above the roofline requires re-pointing to prevent future water damage to the structure andpotential scalding of the brick face. I would recommend repairs by licensed masonry contractor.

1.6 Asphalt Composition Shingle1. Some moss build-up is evident on this asphalt shingle roof which I recommend chemical treatment by a

professional applicator.2. Typical expected lifetime of this type of roof covering is approximately 20 years. Please budget

accordingly.

2. Attic

2.5 Attic Thermal EnvelopeI would recommend insulating the attic scuttle hatch as this is a major source of heat loss otherwise.

2.6 Venting Systems (Kitchens, Baths and Laundry)This abandoned old duct in the attic should be removed/blanked to prevent an egress point for birds and/or otherpests.

3. Exterior

3.2 WalkwaysI would recommend adding a graspable hand-railing at the front steps.

3.3 General GroundsOvergrown vegetation around the home needs to be cut-back away from the foundation.

3.4 Exterior TrimSeveral sections of metal fascia require re-fastening.

3.5 PorchThe wooden threshold at the front door is worn and of questionable strength. I would recommend replacement/repair by a licensed and qualified contractor.

3.6 Deck, Balcony, Bridge and Porch,1. A post on the back deck is of questionable strength. I would recommend reinforcing or removal by a

qualified contractor.2. The ledger board is fastened overtop the existing siding and no flashing detail was used.3. I am unable to inspect from below as it is not accessible.

4. Wall Exteriors

4.0 Door Exteriors1. The front door dead-bolt requires a latch-plate installed in the door jamb.2. The front door lacks weather-stripping and would benefit from the installation thereof.

4.2 Exterior Wall PenetrationsThe dryer discharge requires the exhaust termination to be replaced with a working flapper assembly.

4.4 Vinyl Siding1. Several areas of warpage was noted in the vinyl siding in the vicinity of the carport. Several areas of minor

damage were note elsewhere, please see pictures.2. Typical expected lifetime of vinyl siding is 20 to 40 years. Please budget accordingly.

6. Electrical

6.8 Service Panel Cabinet, Ampacity, and CoverThe electric panel weather cover hinge does not hold the cover when opened. I would recommend repairs by alicensed electrician.

6.13 Exterior Electrical ReceptaclesThis outdoor outlet is not functional. I would recommend further troubleshooting and repair by a licensed electrician.

6.14 Conventional Electrical Receptacles (interior)(1) This outlet in the living room is not functional. I would recommend further troubleshooting and repair by alicensed electrician.(2) This outlet in the living room requires fastening as it is loose.

7. Interior

7.1 WallsSome damage to the wood panel walls in the entry foyer are noted.

7.3 LightingThe light above the kitchen sink was not functional.

7.4 Doors(1) The door from the bedroom to the living room binds along the top of the door. I would recommend adjustment bya qualified contractor.(2) Please note, the back door door-jamb has some physical damage.

8.4 Gas Water HeaterI measured hot-water temperature delivered to the bathroom sink at 125 deg F. I would recommend adjustment ofthe hot-water heater to deliver 120 deg F to reduce the chance of inadvertant scalding.

9. Heating

9.1 Furnace1. This older model living room installed gas heater is in need of a cleaning. I would recommend professional

servicing by a licensed heating contractor.2. I would recommend the installation of a metal shroud over the access panel on the side covered with a

temporary cover.3. Gas heaters have a typical expected lifetime of 20 years, please budget accordingly.

10. Bathrooms

10.3 DoorsI would recommend the installation of a door-stop on the kitchen door to prevent pinching a hand against the sink.

10.13 SinkThe sink in the bathroom was slow to drain.

11. Kitchen and Built-in Appliances

11.9 CabinetsThe cabinet door knobs require shorter screws.

11.11 Range HoodThe range hood filter is dirty and requires replacement.

1.2 Roof Flashing(1) I would recommend the addition of kick-out flashing where the lower roofline meets the wall to prevent waterfrom penetrating the siding.(3) No roof edge flashing was installed at the time of the inspection. Lack of roof edge flashings may leave theedges of roof sheathing and underlayment exposed to the deteriorating effects of weather, with damage frommoisture such as delamination and decay possible. Please further consult a roofing contractor for options and coststo retrofit.

3.1 DrivewayConsider regrading the driveway and adding new material.

5.1 Floor Structure(2) The floor in this older home is not level and drops from front to the back of the home. As the foundation hasbeen reset on a modern foundation, the opportunity to level the floor may exist if desired. Please further consult astructural engineer and/or foundations specialist for options and costs.

6.19 Smoke DetectorsSmoke detectors are recommended on each floor of the home, in each bedroom of the home, outside commonbedroom areas. Install in accordance with manufactures recommend guidance or hire a licensed contractor forproper installation.

I measured hot-watertemperature delivered to the bathroomsink at 125 deg F. I would recommendadjustment of the hot-water heater todeliver 120 deg F to reduce thechance of inadvertant scalding.
