Activity-based office space, separate rooms or open office land-

scapes? Modern and flexible can mean different things for different

companies. The choices are many and, thanks to our large portfolio

and project department, we can offer unique solutions that satisfy

The office – a feature of the brand

Since companies are investing increasing amounts in their brands

and communicating their values, it is natural to also design their office,

both the outside and the interiors, to become a growing element of

their communication. We consider it our mission to be both an inspirer

and a partner in this process.

MUCH MORE THAN JUST AN OFFICE

Environmental certification and Green Leases

Since 2002, Fabege has reduced its carbon emissions by 90 per cent

and, on average, our energy consumption for heating is 50 per cent

lower than the industry average. In addition, all of our new builds and

major redevelopments are environmentally classified and the share of

Green Leases is growing by the year. Green Leases entail that the property

owner and the tenant jointly work and take responsibility for improving

the environmental performance of the premises and thus reducing the

climate impact.

Meeting places for good business

Inspirational meetings and important customer presentations are

increasingly taking place outside the office building. As a major

property owner in our areas, we can develop the entire district and

ensure that there are plenty of restaurants, hotels, cafés and green

spaces for recreation.

We have to find time for a lot of things. Chores that need doing and

e-mails that need answering – for the constantly available modern

professional, work and leisure are being increasingly integrated. We

Environmental issues are increasing in importance. A location served

STOCKHOLM INNER CITY

HAMMARBY SJÖSTAD

Stockholm inner city is the largest office market in the Nordic

region and Fabege is one of the largest property owners there.

Fabege’s portfolio is mainly concentrated in the district around

Kungsgatan and Drottninggatan. In Norrtull, Fabege owns four

properties, of which the Wenner-Gren Centre is best known.

At Kungsholmen, we are the proud owner of the famous DN

skyscraper. The inner city accounts for approximately half of our

total property holdings.

The waterside location, combined with excellent transport facilities and

easy access to green areas and the inner city, makes Hammarby Sjöstad a

very attractive area. Office premises at Hammarby Sjöstad have largely

been created by converting old industrial properties. For example, we

have modernised the centrally located property Luma, an old lamp

factory that is considered one of the foremost functionalist buildings in

Stockholm and is regarded as a valuable cultural-historical setting.

FABEGE IS THE LARGEST OWNER OF COMMERCIAL PREMISES IN THE AREA.

The historical architecture gives a unique character to both the premises

and the area and attracts, among others, creative services companies.

The property owners of Kungsgatan have a shared vision of attracting major international brands, such as Starbucks down by Stureplan.

ARENASTADEN SOLNA BUSINESS PARKWe own and manage more than 90 per cent of the office space in Arenastaden,

Solna. This is where Friends Arena is neighbour to some of Sweden’s biggest

companies, residential areas, hotels and Scandinavia’s largest shopping centre,

all in a district with a city buzz and top-modern offices. Following the opening

of the Mall of Scandinavia, the district will offer a very wide range of services

which, together with excellent transport links, will make Arenastaden unique.

Arenastaden is strategically located by Solna station, from which commuter

trains take you to the city in 6 minutes and to Arlanda Airport in the opposite

direction. The city district is served by a light railway line and several bus lines

and, in the future, an underground service. Motorists can quickly access the

large motorways in the nearby vicinity.

Solna Business Park is an established office area where many major

companies, including ICA, Coop and Unilever, have their head offices.

The area offers well-developed services to both companies and their

employees. Solna Business Park is one of the principal traffic hubs in

the Stockholm region, thanks to close connections to the light railway,

inter-city trains, commuter trains, the underground and buses. The

Mälarbanan commuter rail service provides easy access from Västerås

and Enköping and the business park is also close to Bromma Airport.

The surroundings of Arenastaden are beautiful and a bicycle run

to the city centre passes through the Royal Haga Park.

The Master Chef Pontus Frithiof’s well-visited restaurant, Pontus in the Park,

serves as a meeting place for both business lunches and discrete conversations.

SWEDEN’S GREENEST OFFICE BUILDINGVattenfall was an early starter in its efforts to find the office of the future.

As early as 2007, Olov Larsten, Property Manager at Vattenfall, had a

vision of how an office that would be sustainable long-term should be

designed. The office had to strengthen Vattenfall’s attractiveness as

an employer and be ranked Number One in terms of the environment.

The project group was formed of people under 40 and the mission was

to facilitate the maximum possible social interaction.

Green thinking

All parts of the building were created to ensure the greatest possible

consideration for the environment. The structure of the building was

transported by rail rather than road, all the interior fittings had to be

recyclable and fitted carpets and other textiles made of wool to avoid

the use of flame retardants.

The company’s meeting point

In order to stimulate transfers of knowledge and cooperation, the project

placed a great deal of focus on creating meeting places. For this reason,

the building is built around a hub, the atrium, which connects all of the

building’s functions and parts. All employees pass the atrium several

times a day and many of them state that they meet more colleagues in 14

days at Arenastaden than during five years at the old offices in Råcksta.

Green Arenastaden

Vattenfall’s office is SGBC-Gold certified and has won both the Sweden

Green Building Award and the European Green Building Award. It is an

office that fits in well with the green Arenastaden. For Fabege, the project

is injecting a valuable transfer of knowledge and insights into how major

companies want to shape their future work environments.

SUSTAINABILITY – AN INTEGRAL PART OF OPERATIONSWith respect for future generations

For us, sustainability means being sustainable long term and successful

for our customers, employees and owners, without consuming resources

that compromise the needs of future generations. The buildings and

places that we create today will be in existence and affect people for

generations. This entails a major responsibility in respect of resource

husbandry and taking the environmental impact into account, which

requires continuous thought and care.

Confidence and satisfied customers

We are very proud of our high customer satisfaction scores, that our

employees express great confidence in us as an employer and that we

pursue one of the most successful environmental efforts in the industry.

In ten years, we have succeeded in reducing our carbon consumption by

90 per cent and all of our new projects have long been environmentally

classified. We are also working to ensure that even more of our customers

sign up for a Green Lease, which entails more in-depth cooperation on

environmental issues and efforts to reduce the climate impact.

Influencing others

To influence other companies to conduct active sustainability work, we

implement far-reaching supplier inspections from a sustainability per-

spective and engage in active dialogues with a majority of our suppliers.

By means of clear-cut requirements and discussions, we hope to spread

good rings on the water.
