STRATEGIC LOCATION IN MARTIN COUNTY – The Property is situated on the north side of Bridge Road (County Road 708) approximately one-

half mile east of Interstate 95 (“I-95” exit 96) and approximately one-mile east of Florida’s Turnpike, west of Hobe Sound in Unincorporated Martin

County, Florida. The Property is in close proximity to a number of amenities in greater Martin County including the Atlantic Ocean, the Intracoastal Wa-

terway, St. Lucie Inlet and Jupiter Island.

IN-PLACE INFRASTRUCTURE AND AMENITIES – As part of the initial development of the Hobe Sound Polo Club, the Property’s previous

owner completed a number of infrastructure and amenity improvements including a gated entranceway, Bridge Road improvements, interior

roadways, updated drainage and irrigation systems, polo fields and training tracks, and a barn and residence.

HOBE – ST. LUCIE CONSERVANCY DISTRICT – The Property is part of the Hobe – St. Lucie Conservancy District (the “HSLCD”). The HSLCD

has the power to construct, operate and maintain canals, ditches, drains, levees and other works for roads, water plants, sewer systems, sewer col-

lection and disposal of waste, passive parks and recreational facilities, conservation areas, mitigation areas and sanctuaries for the storage of water

for water control and irrigation purposes. The HSLCD has the authority to issue general obligation, revenue and special assessment bonds in any

combination to pay all or part of the cost of infrastructure improvements authorized under the Act.

LARGE COMMUNITY LAND SALES CONTINUE UPWARD TREND – Since February 2010,there have been six major land sales in Florida that are comparable to the Property. The sales included9,924 acres, over 4,000 approved units and a total value of over $221 million, or a weighted averageof $22,282 per acre.

STRONG INCOMES IN LOCAL AREA – Average household income within the 10-mile radius is

$74,504, which is 24.2 and 9.9 percent above the State ($59,964) and County ($67,762), re-

spectively. The average income of nearby Jupiter Island is $121,341, which ranks it as the second

highest area in Florida behind only Fisher Island in nearby Miami.

IMPRESSIVE MSA DEMOGRAPHIC GROWTH – The Port St. Lucie-Martin-Indian River MSA’s pop-

ulation growth over the past 10 years is the 2nd strongest among the Top 15 Florida MSA’s at 36.0

percent. The lack of approved development land in the Property’s immediate area and in South Florida

will allow projects like the Property to benefit from these trends before new projects come online.

STRATEGICALLY LOCATED WITHIN DEVELOPING BIOTECH CORRIDOR – Recently, the

Biotech industry has begun to take hold in Florida and the Treasure Coast. This includes the development

of the Torrey Pines Institute for Molecular Studies at Tradition in Port St. Lucie, Florida and the Scripps

and Max Plank Institute in Jupiter. Together the biotech industries in close proximity to the Property are

projected to generate over 40,000 jobs and over $4 billion in annual revenue.
