Steady demand and a lack of construction have supportedapartment metrics in the Southeast Valley Submarket.While the submarket has the smallest inventory in metroPhoenix, robust population growth is generating demandfor rentals. No new product has delivered in the submarketsince 2008, and consistent demand compressed vacanciesnear all-time lows in recent quarters.

Affordability is one of the biggest demand drivers attractingresidents to the outskirts. Additionally, companyannouncements and other major projects are expected togenerate increased interest in the area. One of theseprojects includes Nikola Motor’s recent decision to locatean autonomous, hydrogen-electric semi-truckmanufacturing facility just south of Coolidge. The plant isexpected to be operational by 2022 and create 2,000 high-paying jobs.

Despite steady rent growth, the submarket still offers thelowest asking rents in the metro by a considerable margin.Private individual investors make up the majority of thesubmarket’s buyer pool. Most trades involve older andsmaller assets, commanding cap rates more than 100 basispoints above the market average.
