Welcome to EQ magazine. ‘EQ Magazine?’ I hear you say puzzledly. Why Yes! EQ is short for Equinox, the long standing company we have had for over 20 years…but we’ve given ourselves a nickname “EQ”, in the affectionate way we Kiwi’s do when we’re fond of something, so that we make it more familiar…a less formal moniker which lets you get familiar with us from the get go.

It is no coincidence that EQ is also short-hand for Emotional Intelligence - something we are BIG on here at Equinox. EQ refers to the ability to perceive, interpret and respond to others emotional needs…it’s considered as much of an asset as IQ.. .even more so perhaps. In this issue of EQ magazine we showcase our current projects, reflecting our sensitivity to your feelings and desires by providing homes, shopping and working spaces which provide a so othing balm to your emotional needs. Thankfully we have also employed our (collective Genius) IQ to provide excellent value for money to future pro of your capital.

Equinox Directors Kerry Knight and Chong du Cheng have learnt an awful lot in over 26 years of being in business together - steering their way through many economic cycles.

Starting as fund managers for international clients for over 20 years, and then becoming significant property investors, we don’t l ike to boast…HOWEVER…Equinox is (and has been for some time) one of New Zealand’s largest property companies. In this edition of EQ Magazine we proudly present our projects.

...we offer a brand new retail village with a heart from

yesteryear...and holiday homes for dreaming in...

We are showcasing our breadth and variety here, from affordable housing estates to urban village seaside apartments. We offer a brand-new retail village with a heart from yesteryear, as well as office spaces and terraced homes to show we have listened to what you want by creating working and living spaces which go hand in hand.

To top it all off…we couldn’t help ourselves…we have island holiday homes just made for dreaming in. Whether you want Seaside Remuera, Newmarket, Flat Bush or the up and coming Takanini area we have a house or apartment in your price range. Whether you’re spending $400,000 or $4,000,000 – we have beautiful architect designed homes for you.

designed living spaces and carefully planned plazas and walkways to its

l ively Village Square, Piazza and Market Place, this is an entirely

new way to think about city fringe living.

Page 8: EQ Magazine 2014

“We believe Orakei Bay Village will be one of the most exciting developments Auckland has seen for quite some time,” says Equinox Director Kerry Knight. “There’s a focus on communal individuality and uncompromising quality that makes it nothing like your typical urban development”.

For those who love living in the Eastern Bays, want to be on the waterfront, are seeking a community lifestyle, or are simply lo oking to downsize and enjoy life, Orakei Bay Village is just that place.”

Described by award-winning architects Jasmax as ‘an urban village’, Orakei Bay is just a stone’s throw from the city in its own unique waterfront oasis. It offers the security and community of village living infused with the excitement and eclectic buzz of an urban lifestyle.

Its l iving spaces present the ultimate in architectural style and absolute quality, joining beautifully landscaped public areas, plazas, walkways and cycleways which have been carefully designed to make the most of the stunning surroundings.

“it’s the lifestyle you’ve always dreamed of: a place you’ll lonG

to come home to, and won’t want to leave”.

Orakei Bay Village is a place to relax and enjoy life. Soak up the sunset over the water with the sparkling cityscape on the horizon. Spend time with friends and family in your spacious townhouse or venture out and enjoy the benefits of waterfront l iving. Meet at the Piazza for brunch, spend lingering nights at a waterfront restaurant, or enjoy sunny days buying fresh flowers and chatting to the artisanal baker downstairs.

in short, it’s a lifestyle that’s all about you...an opportunity that doesn’t

come along every day.

Almost a decade in the making, the Orakei Bay Village Masterplan has been carefully conceived by

Nigel McKenna and focuses on providing quality housing, unique public spaces, extensive landscaping, waterside

walking and cycle tracks and plazas leading down to the waters edge of Hobson Bay.

Over 5 years a stylish low rise village will emerge, with buildings between four and six levels high. The development will cover the

existing railway and integrate the Orakei Train Station into the Village Square.

Stage One marks the beginning of this unique oasis, and consists of 40 town houses, 60 apartments, commercial office space,

retail and dining areas, the Village Square and new Orakei Train Station.

Stages Two to Five will consist of three, four and five level apartment complexes, town

houses, office space and more street front retail spaces.

I f you’re lo oking for a lifestyle of convenience and relaxation, you’ll f ind it at Orakei Bay Village. Walk around Orakei Basin, go paddle-boating, kayaking, wake boarding or water-skiing on Hobson Bay, cycle along the waterfront at Tamaki Drive or simply soak up the sun as you enjoy the spectacular views over the water.

Body Corporate members will even have access to small electric boats, suitable for motoring around the shallow estuary waters.

Orakei Bay Village’s Piazza and Market Place are set to become local destinations in and of themselves. The ‘eat street’ will offer an abundance of culinary delights - from grocer and baker to delicatessen, artisan go ods and fresh seafo od. With a range of quality cafés and restaurants you won’t need to go far for a night out, while boutique stores ensure retail therapy is close at hand. Wander the shops, grab a coffee in the Piazza, soak up the atmosphere of the Village Square, or watch the world go by from a street side table. You’ll even be able to purchase fresh honey harvested from the village’s very own ro oftop beehives.

It’s village living, on

the edge of the city.

With shopping, dining and all the benefits of waterfront l iving literally on your do orstep,

you won’t need to leave. But when you do, you’re within walking or cycling distance of Auckland’s

CBD, Mission Bay and Kepa Bush Reserve.

You’re an easy drive to the waterfront, CBD, Remuera, Newmarket, Parnell and the Domain, and handy to

motorways and key commuter routes if you’re heading out of town.

What’s more, because Orakei Bay Village is partially located over the Orakei train station,

it ’s easy to grab the electric rail l ink into the city and avoid the Auckland

traffic.

Designed around the concept of a traditional waterside village, the master plan of Orakei Bay Village sets a new precedent for Auckland, and indeed New Zealand. More typical of cities such as Sydney and Vancouver, the plans here embrace this truly unique site – creating a Transit Orientated Development for partaking in the best of urban lifestyle.

Equinox has owned this site for years, and in 2012, Equinox Project Director Nigel McKenna was given the specificity to create a new master plan for this world class site. Working with and supported by Equinox’s directors Kerry Knight and Chong du Cheng, the resultant master plan is one of which Equinox is deservedly proud.

To be undertaken over 5 stages, the construction of Orakei Bay Village will result in 100 townhouses, 400 apartments, 10,000m2 of retail space, up 10,000m2 of commercial space, open air Piazza, underground train station and park ‘n’ ride, waterfront walks, and cobbled streets.

As mentioned previously, Orakei Bay Village truly is a once in a lifetime opportunity to secure part of this unique site. 500 mill ion dollar developments like this don’t come along every day, and this particular one is a testament to the multitude of design professionals who have been involved in its creation. With heavy hitters in the world of design such as Jasmax, Cheshire, A Studio, EMBTO, Clarke Brown and Leuschke all contributing to the stunning aesthetic here, Orakei Bay Village is a true mixed use development whose final manifestation will reflect the benefits of the widely collaborative approach.

Feedback from the local community has all been taken into account in the creation of the master plan. Vast amounts of underground parking; internal streets which have been sensitively designed with priority given to pedestrians and cyclists;; and most of all , an attractive, low rise development created from high quality timeless materials which will give life, appeal and vibrancy to this exciting destination.

All townhouses and apartments are large and designed for owner occupiers who want larger more liveable units, while the retail spaces are being carefully selected for maximum boutique appeal and integration with an urban village such as this.

Construction is due to commence at the end of 2014 and Stage One is selling now.

A journey that will have taken

more than 10 years from

commencement, the orakei point transformation

will see local residents

finally able to stroll

on cobbled streets, bask

in the sun and dine beside the

water in this spectacular

location.

ORAKEI BAY VILLAGE TOWNHOUSES

With central light wells, private courtyards and spacious

interiors, the Orakei Bay Village townhouses are privately

elevated above the hustle and bustle of the street. Quiet yet

part of it all, these are fantastic 4 bedroom homes for both

entertaining friends and family and a relaxing quiet night at

home after a busy day.

Page 17: EQ Magazine 2014

ORAKEI BAY VILLAGE APARTMENTS

Large, light and airy floor plans characterise the

apartments at Orakei Bay Village. With stunning views,

large decks and quality materials, these apartments

are highly sought after.

Page 18: EQ Magazine 2014

Orakei Bay Village 2

This building has been configured in an open ‘L-shape’ to enfold the lush garden square that sits at the heart of this precinct. Its openness will maximise sun, l ight and air to all apartments. On the ground flo or, rich and diverse retail spaces will open onto the sunny Piazza, and the intimate laneway behind it . On the upper flo or, apartments will face north across this square, taking advantage of the light and open views to both water and city skyline beyond.

Each space is being carefully designed to make apartments feel l ike homes. Large sheltered terraces configured as outdo or ro oms, provide each apartment year-round open-air l iving and dining. Open plan living areas provide a gracious, relaxed space. Bedro oms to o are generously scaled: the master ro om becomes an elegant suite rather than just a place to sleep.

The Plaza will be situated above the Orakei train station, and connected to secure, private car parking. The building itself will be defined by a sense of weight and quality, appropriate to its position at the centre of the village, with heavy masonry elements defining the body of the building. This masonry body will be regularly ‘opened-up’ to expose warm, rich timber elements enfolding the many outdo or living areas. The Plaza Building will be a vital piece in the emergence of this precinct, using weight, warmth and detail to visually establish the qualit ies which are at the heart of Orakei Bay Village.

The Waterside Building is one of the most spectacular buildings in Auckland city. Rising from the water’s edge, it will face directly across water to the city skyline. Bathed in afterno on sun, sheltered by mature Pohutukawa, with the water as its front lawn – this is a rare sort of paradise for Auckland.

The first three flo ors of apartments will experience a special intimacy with the water, floating just above its edge at a height which feels more familiar to boating than it does to building. The Piazza level takes advantage of both beautiful water views and Orakei Bay Village’s adjacent central square to offer retail and cafe spaces and related restaurant settings with some of the best views and light in the city – meaning the morning espresso will always be accompanied by a unique outlo ok. The upper flo ors of the building will hold a small collection of apartments designed to take full advantage of this extraordinary position. Both generous living areas and master suites face outward through large windows to maximise the role of abundant sunshine, fresh air and water views on these elegant ro oms. All apartments will enjoy lift access to private, secure carparking.

"The building itself will express these three clear ‘bands’ of use. Firstly, the water’s-edge apartments will be defined by the solidity and singularity of their position. Large piers will balance privacy with expansive views and afterno on sunlight, creating a strong base for the building as it rises from the water. At plaza level, a band of tall, gracious retail spaces will introduce transparency and lightness to the street-front. Above, the apartments offer the main body of the building an opportunity for distinction and weight. Here, the building will be made from materials which offer solidity and longevity, balanced by the large windows and richly-detailed outdo or ro oms punctuating the facade" - Nat Cheshire - Architect.

Newmarket has undergone an interesting evolution over the past decade, and still offers many opportunities for new growth. With a multitude of casual bars and eateries in the area, fantastic access to train, bus, and motorways, the new University precinct and uniquely placed within double grammar zone, Newmarket is an ideal place to work and play.

A hive of fashion, homewear and electronic design; independent and blockbuster movie entertainment and literally within walking distance of everything you need (apart from a hardware store alas!) Newmarket is a home, workplace and destination all in one.

A testament to all the go od bits of gentrif ication Newmarket is home to multiple destination spots. From Nuffield Street - the shady and comfortable home of alfresco eating in the area; to Teed St with its cobbled pedestrian friendly lanes and mix of art, fashion and design; to newly minted York and Osborne Streets which make the most of Newmarket’s beautiful old brick buildings.

Newmarket is truly a haven of contemporary art and design. Sanderson Contemporary Art, Tim Melville, Fox Jensen, Development Gallery and Seed all call this home, as do many leading brands. From Aga’s to retro Smegs to audio greats Bang and Olufsen, all your electrical and technological desires can be found within stone’s throw of each other. Inspiration abounds here with an eclectic mix of students, professionals and creatives.

The Newmarket business association works hard to keep this an interesting and engaging community; holding annual fashion shows featuring local designers, the Newmarket Festival and public Art Events in Spring. With the Parnell Library and Community Centre only 5 minutes walk up the road and the Domain and Parnell Rise a pleasant stroll away, getting your helping of culture (and Chocolate Boutique treats) is easy.

The Grove, on the Papakura/Takanini border will see a total of 137 homes built over three stages.

Designed by architectural giants Jasmax, The Grove provides warm, safe, comfortable and trustworthy family housing. Specifically sited to maximise natural l ight and warmth, these houses will aim to have significantly lower heating and co oling costs than the average New Zealand home.

Created for flexibil ity, the five house types: Titoki, Sophora, Astelia, Jacaranda and Cordyline are a mixture of four and five bedro om homes. With 2 bathro oms, and 3 toilets, a growing family can live comfortably here. Each upstairs bedro om is a double with large wardrobe. Downstairs, open plan living is ideal for entertaining when the need arises. The Grove is currently researching the process of becoming a Home Star rated development, meaning each home has been assessed for warmth, energy efficiency, sustainable construction practices and product use, and will age well over the course of its l ife.

With its fruit tree lined streets and meandering lanes, The Grove will provide the backdrop to family life which purchasers have been despairingly lo oking for. The whole development is designed to keep vehicle speed down; an important factor in facilitating community interaction, pedestrian safety and allowing families to

get out-and-about safely.

the Grove will have walking and cycling tracks among

each cluster of homes planted throughout with established fruiting trees

and garden beds.

Bordering Takanini and just two kilometres away from Papakura Township (an easy flat cycle) The Grove enjoys a semirural atmosphere yet is still nearby to Papakura Township’s Train Station, bus routes, Southgate shopping centre, Bruce Pullman Recreational Centre and Park and main arterial routes to Auckland CBD and Hamilton.

As the second fastest growing region in Auckland, Papakura is a vibrant town. With its unique mix of retail and business it offers a diverse environment in which to work, shop and play. The town has a population of 28,000 but serves a much wider rural area.

46 The Grove

a word from the architect.

This mix of different dwelling types provides ample street parking for visitors within a legible and connected movement network, which is well integrated with the road layout established in the existing residential development plan allowing adequate provision for future connections. Streets are narrow and planted with trees to create a safe and pleasant environment for people to walk and help reduce vehicle speeds. This easy to navigate community is designed to promote social interaction and provides a well-l it and attractively landscaped combined cycle and pedestrian fo otpath, which reinforces walking and cycling opportunities.

The principles underpinning the design for this medium density residential development are:•Proximitytoamenities•Cleardefinit ionofpublicandprivatespaces•Protectionofprivacy•Optimisedsolarorientation

we hope to encourage walking and cycling throughout the Grove by creating:- communities connected through secure back gardens- passive surveillance onto streets- wide footpaths and cycle lanes where necessary- good architectural design and good aesthetics to stimulate visual interest

•Allstreetsaredesignedsothepedestrianandcycle routes pass in front of people’s homes, rather than to the rear of them fostering a stronger sense of community.

•Thepocketparkservesasakeylandmarkattheentrance of the site and lies in the sightline of Grove Road. It also sets the scene for a well landscaped community providing a strong sense of identity.

•Roadalignmentsaremaintainedascloseaspossible to east-west and north-south to provide go od solar access to dwellings.

•Micro-climatefactorssuchassunshine,shade,prevailing winds have been taken into account in terms of lot orientation, planting layout and road alignment.

“The design intention of the pocket park at the centre of The Grove is to create a community

focused environment. The park provides open lawn space for free play, seating areas and planting

that is biodiverse in nature. The biodiverse plant selection will help to strengthen local ecologies and connections between the coast and lowlands of the

Manukau ecological district and the hilly land of the Hunua ecological district.”

48 The Grove

The point of difference begins as you enter The Grove, with a welcoming pocket park which has the two main roads wrapped around it . From these main roads stem private pockets of homes in small clusters…created to provide that sense of community and security which is so essential yet so often lacking in modern developments. Designed with the traditional European village in mind, The Grove hopes to restore the relaxed and affordable lifestyle so inherent to New Zealand.

“altogether we are planting over 1000 trees in this 12 acre subdivision, and incorporating soft hedging, flower beds and off-road cycle tracks”.

PLANNED FOR DIFFERENCE

Faced with a flat 5 hectare site, Equinox Project director Nigel McKenna identif ied an opportunity to “break the mould”. From a desire to create a master planned community that reflected its town and country location The Grove was born – a commuter suburb located at the border of the city with an excellent proximity to the train station, Papakura Township, motorways and parks. Keeping with traditional design values, homes in The Grove are larger standalone family houses with pitched ro ofs, punched windows and horizontal weatherboards.

Prepared by Jasmax in conjunction with Equinox, the master plan ignores commonly held perceptions about people and space, instead deciding to investigate the actual relationships between humans and the built environment. Observing that given the ability to bike, walk, run and play, people will actually engage in these activit ies, the architects set out to achieve the creation of roads as green linear parks, locate houses in groups who share a central courtyard (an ideal based on old European villages), and meet the desperate need which Auckland has for affordable housing.

With the planned planting of over 1000 mature fruiting and native trees throughout the subdivision and central community park and play areas, The Groves meandering streets and pockets of houses all contribute to community, security and a sense of countryside. Within The Grove, spaces are created for quality of l ife – encouraging and allowing residents to interact. This is achieved in subtle, beautiful ways creating a cohesive neighbourho od of 132 family homes built in a curved “organic” pattern reflective of nature.

The project is fully consented with Stage One sold out, Stage Two launching soon and construction underway.

“In essence, The Grove combines the benefits of living in a

peaceful country community with the high quality amenities of a

major urban metropolis”.

Luxuriating in a quiet sunny spot, with the majestic Southern Alps providing an improbable background and only moments away from Wanaka’s township lies a prime site longing to be enjoyed.

But we didn’t have a sexy start…

Before the GFC Equinox was involved in financing a 40 ro om serviced apartment hotel in this piece of paradise. The units were pre sold mainly to English investors who keenly slapped deposits down to secure their slice of heaven. Then, the world went mad, the goal posts shifted and no New Zealand bank would fund a development with overseas purchasers only having paid a 10% deposit.

So we scratched our heads and decided that the market for investors buying serviced hotel ro oms was not something we wanted to be involved in – basically if you own one hotel ro om, you can never make a decent return nor will it rise much in value – even though the sales brochure presents them as remarkably attractive investments with amazing upward ro om rate and occupancy projections, free weeks accommodation, smallish entry price……Urgh!!

Anyway we observed that NZ lacks oversize luxurious boutique hotel ro oms at a decent price. We do have Huka Lodge and other exquisite top end lodges at $1500 a night – and at the other end of the spectrum,

Wanaka Lodge

54 Wanaka Lodge

$100 per night motels - but not a lot between this.

Wanaka in particular is in need of this type of accommodation with its attractiveness to both discerning overseas and New Zealand travellers. And so, we conceived and obtained resource consent for the 20 ro om Wanaka Lodge. Still high end yet f ill ing the in-between spot in the market for more affordable accommodation at $350 to $500 a night, this is a luxury lodge/hotel ro om with mountain views, only minutes from Wanaka town.

Just Imagine yourself after a days skiing sitt ing by the schist fireplace on overstuffed leather couches sipping some of the local Central Otago’s meltingly smo oth Pinot Noirs…or in Summer after a day on the lake waterskiing or fishing, enjoying the spectacular scenery from the cobbled courtyard on those long Summer nights…

We have plans for a small bunker type bar serving a delightful country breakfast service in the mornings, with relaxed casual bar service in the evenings. Easy on the level parking, WIFI, hot tub, ski lockers etc will all be included in the rate. If you have additional ideas we’re interested to hear them!We hope to start building in 2014. Page 59: EQ Magazine 2014
Page 60: EQ Magazine 2014

Seated high on a hill on what used to be, very shortly before native bush land, the Redoubt Ridge site called for a spot of gentler planning. Led by our Project Director Nigel Mckenna, Equinox went through a detailed 2 year process to master plan the overall subdivision. In an area which was once a designated rural zone, Council were quickly convinced of the merits of the proposed master plan- due largely to the proposed preservation of the existing green finger with its associated waterway and natural vegetation.

Now, located over 6 hectares these 240 affordable family homes, pocket park with children’s play area, green finger reserve and quiet streets have been given a ringing endorsement by the Auckland Council Urban Design panel. This well-appointed site is elevated, north facing with go od sun and far reaching views; a fantastic location for families, Redoubt Ridge is in close proximity to Manukau, 2 Universities, Westfield Shopping Centre, employment opportunities, the airport, motorways and public transport, Barry Curtis Park and Ormiston Town Centre.

Prepared by Reset Urban Design in conjunction with Equinox and Clarke Brown architects, and peer reviewed by Jasmax, the design at Redoubt Ridge set a new benchmark for medium density affordable housing. Based on standalone family homes which are both low maintenance and attractive, Redoubt Ridge has been awarded with a Home Star environmental rating of 6 stars – a coup for both the developers and the home owners. With the average New Zealand home receiving a rating of 3 stars, and current building code set at 4 stars, these homes have a significant benefit over the rest in terms of warmth, l ifetime cost and occupants health.

In short, the master plan here saves this vital spot of wild, while creating community oriented and attractive residential housing. Bordering the wetland stream and its native bush, the homes of Redoubt Ridge now enjoy extra sun and views, greater opportunities for community interaction and a place for residents to stroll, picnic and play.

As developers in today’s financial times we are constantly faced with the struggle between creating high quality, cost effective homes and buildings which don’t cost the earth. With financial, t ime and material constraints always at the forefront of any businesses mind, nonetheless, we are eternally striving to include as much environmental and social consciousness as we can in everything we do.

We consider ourselves lucky to be a part of shaping the cities we live in, and take this responsibil ity seriously. We feel our obligation to the environment around us is more than having Fair Trade Certif ied offices, recycling, or using only Eco Store cleaning products and FSC paper products. We acknowledge our wider responsibil ity to the future occupants of our homes; designing warm, dry, connected, well-built communities which are safe, secure and user friendly through design. All our marketing materials (including this magazine) are printed on FSC papers using soy based inks. We are in the process of working toward Home Star Certif ied homes in our Grove and Takanini Central developments. We believe the importance of all of our projects being very near to public transport, hubs of activity and intensification to create liveable and lovable cities.

Every house we make aims to reduce the lifetime cost to the owner. With smaller fo otprints, better sun orientation for passive heating, fewer carparking spaces, and greater proximity to public transport routes, along with many other passive ‘greening’ measures, Equinox homes set the owner in go od stead for the years to come. From planting fruiting species at The Grove, to creating a whole new urban infrastructure around the current user-unfriendly train station at Orakei Bay Village, to ro oftop beekeeping at 62 Victoria and native reforestation at Mo ores Bay, we are slowly doing what we can, and are committed to growth in this area for the benefit of our homes future occupiers.

We welcome feedback on this, and like to keep our facebo ok page updated with the assorted happenings in this area, so please do drop by facebo ok.com/EquinoxGroup

Project Manager, eager beaver and all round property boy Elliot Knight has dived right in to this boutique building renovation. Having taken place over 2013, this reinvigoration is steeped in creative thinking and solutions.

At time of press, the building is 60% leased, with some very exciting changes taking place in the near future. Working with the council and the neighbouring AA, 62 Victoria Streets under util ised rear laneway will merge with the shared space works taking place now on Federal Street - already one of the hipest places in town. The newly paved lane will provide the main access to a surprise big hospitality tenant who will be announced later this year.

With polished concrete flo ors, high stud, glass and ply, this semi industrial office space is very now, and the perfect place for SME’s to base themselves. These open plan office spaces with all round natural l ight and opening windows are created for interaction, vibrancy and creativity.

Takanini Central Industry is 7 hectares of land situated at 55 Takanini Scho ol Road with its northern boundary fronting Popes Road.

All lots will be serviced with storm water, sewerage, power and telecommunications and will have freehold title. The land is available for those wishing to design and carry out their own construction, however the vendor has the expertise to offer design and build options and will work with the purchaser to create a well designed and cost effective option for a company to consider, including ownership or lease back.

Industrial Zone 3"Industry is a light to medium industrial zone, allowing a wider range of industrial and related activit ies such as showro om and retail, while controlling those activit ies which require physical separation due to the potential for environmental degradation and loss of amenity".

Takanini Central is ideally located only two kilometres from major motorway junctions, one kilometre from the bulk retail and supermarket locale of Takanini Straight, and is on the fringe of well-established Addison and other new residential housing developments.

Those who enjoy lifestyle living are well catered for with Karaka, Clevedon, Alfriston and Bro okby all virtually on the do orstep. Just two kilometres South is the 64h.a. Bruce Pullman Park, a world class recreational area catering for summer and winter sports, including a gymnasium and conference and lodge facilit ies, with the new Southgate Park Retirement Village only 1km away. Only 55 minutes by train to Auckland CBD, or 23 minutes by car, Takanini Central is ideally located for any family.

Hotel 502 on Camelback, Phoenix

So, here’s a prime example of only IQ being employed. We got caught in the mid naughties property lolly scramble after we decided to buy two sites that would be due for major gentrif ication near downtown Phoenix (an area similar to Grey Lynn before its renaissance).

The promise of a new Mayo Clinic Hospital, University, Light Rail system and new transport infrastructure were considered strong indicators that this area was on the up and up…none of us foresaw the GFC or could have predicted the massive slowing down of growth for this area. Instead of being the developers of some town houses ahead of the housing shortage in central Phoenix…we became the proud owners of a colorful hotel known as Hotel 502 on Camelback and a useless piece of desert in mid town.

For an agonizing five years we have waited for the US market to emerge from its slumber and luckily for us it has. Phoenix has bounced back economically and property prices are almost back to pre 2008 levels, while all the promises of infrastructure, Hospitals and Universities are complete.

We have transformed this once iconic 70’s hotel into a 4 star boutique. A great location to stay if you are on business or passing through – lovely resort po ol, surrounded by dozens of trendy restaurants and most importantly on the new phoenix light rail circuit. So please cho ose Hotel 502 with its 75 brand new renovated ro oms (Kiwi’s get a special discount!)

We also have another project very close to downtown and intend to re launch our 04 condo project in 2014. If you want to use your US dollars on a property investment – then you wont go wrong in buying into 04. Register with us to have first pick when we start selling off the plans.
