Finance

The Finance Committee met on May 28th. The Reserve Study proposal submitted by Criterium Engineers, Inc. was reviewed and discussed. The use of Committee Funds was discussed. Discussions continued on LLA’s collection policies. April’s bank statement reconciliation was approved. April and May financials statements were approved. Trailblazers

The Committee has a work session the 2nd Saturday of every month from 9 am to around noon, weather permitting. We per-form light maintenance on the trails—pruning, weed-whack-ing, picking up trash, etc. We usually meet at the Coldstream Pool parking lot and then car pool to the designated work site. Throughout the month we also walk the community trails so we can monitor/report deteriorating trail conditions and needed re-pairs to LLA staff. Staff or contractors perform all other “heavi-er” trail maintenance—repairing/replacing trail tread, removing trees across the pathway, installing wooden trail signposts, etc.

The next scheduled work session is July 13. Members usually bring their own tools (hand pruners, loppers, hand saws, etc.), but we have extras. Long pants, work boots or sturdy shoes, and work gloves are highly recommended.

For more information, the Committee can be reached at: [email protected]

• Bargain hunters – When buyers see a ‘For Sale by Own-er’ sign one of the first things that comes to mind is the amount of money they can save. They view the fact that there is less commission to be paid as an opportunity to submit a lower offer.

• Exposure – A staggeringly high percentage of homes are sold as a result of internet marketing. While owners have access to some of these marketing sites, there is a multitude to which they do not, severely limiting the places that their home will be seen.

• Buyer Agents – Most motivated buyers depend on an agent. As homes for sale by their owners do not ap-pear on the professional websites these agents utilize, FSBO properties will not be amongst the homes shown to these buyers.

• Relocations – Buyers being relocated to the area by their companies are typically highly motivated and have the resources to make a strong offer but neither the time nor the knowledge to drive around looking for ‘For Sale by Owner’ signs.

• Negotiating – It’s not just about being tough on price but also how to recognize a good offer. The complexi-ties of different loan types and contingencies can often leave the seller responsible for additional and unex-pected costs; understanding how these all work is cru-cial.

• Days on the Market – Next time you see a ‘For Sale by Owner’ sign go up in the neighborhood, watch how long it takes to sell. A property which remains on the market for an extended period often gives the impres-sion that there is something wrong with it, which re-lates to a lower net price when it finally sells.

• Commission – Most sellers envisage saving the entire amount that would be paid on a traditional listing. However, if a buyer has their own agent the seller will be asked to pay a commission on the buyer side, reduc-ing the expected savings by about half.

• Access – Being constantly available to show the home to prospective buyers is generally a challenge to most sellers.

• Liability – We live in very litigious times and in a trans-action as large as this there is a lot at stake. Mistakes, no matter how innocent, could be very costly.

Would you set your own broken leg or represent yourself in court? If the answer is ‘Yes’, perhaps selling your own home is a task for you. If not, consider hiring a professional. You may ultimately end up with more dollars in your pocket, with far less risk and frustration.

At first glance selling your home yourself may seem like a great way to save money, but according to statistics from Trulia, on average, homes sold by their owners realize a whopping 24.21% less than those sold by professional real estate agents; the National Association of Realtors have this figure set at around 19%. Here are some of the factors which might contribute to this:

The E. coli testing at Nightingale and Coldstream Beaches is now being performed on a daily basis until the end of the sum-mer. Results and additional information can be found on the LLA website (Committees > Friends of the Lake > Test Results).

During a tour of the lake on June 5th, Dr. Ferrier and two others from Hood College analyzed the lake water to determine what causes the algae growth. They used specialized test equipment to evaluate different chemicals in the water, as well as other as-pects of the lake. We expect to have the results of their testing by the end of June. A special thank you to Cathie and Jim Reed who provided their boat for the trip.

Interested in learning more about the lake water? Contact Neal Spungen at nspungen@llwater to learn more about the Lake Linganore Water Quality Team.

What state were you born in? When you are born is a state, you are native to that state. Plants are also natives to different places. They have their favor-ite place where the sun, soil, and water help them grow best.

As a Lake Ranger, you can help pro-tect our birds, bugs, and other critters by filling your garden with plants that were born in Maryland. Here are a few red, white, and blue natives you could use to plant a “flag” in your garden!

Plants that are native to Maryland are easier to grow, need less water, and are not as bothered by bugs and pests. Native plants also provide our local birds, bugs, and critters with food and homes.

Join the Tennis LadderDo you want to play more tennis this summer? Join the Linganore Tennis Ladder and you can start meeting more players and enjoy our beautiful courts. You can issue challenges and play matches, at mutually convenient times. The ladder matches will be played at Coldstream and Summer-field courts. Depending on how many players sign up, we may have men’s and women’s singles, men’s and women’s doubles and mixed doubles. The plan is to run the ladder until the end of September. Once you log into your account, you will be able to see a list of available players, chal-lenges and match results.

To sign up, go to the Lake Linganore website at www.lakelinganore.org: COMMITTEES > TENNIS COMMITTEE > Join the Tennis Ladder!

1. Rule #1: Have fun!

2. You may only issue one challenge at a time

3. You can only be challenged by one player/team at any given time. This prevents out-standing challenges from accumulating against you.

4. You may challenge up to 3 spots.

5. If the challenge is successful, you will take the spot of the person you challenge and your op-ponent will be bumped down 1 spot.

6. If challenged, you will have 3 days to “Accept” or “Deny” the challenge or the challenge will be considered a “forfeit” and the challenger will be granted the win (your spot on the lad-der will not change).

7. By accepting a challenge, you agree to play the challenge within 5 days after the date of acceptance.

8. If you cannot play within 5 days, simply “Deny” the challenge and the challenger will be rewarded the win and can move on.

9. If a challenge is accepted and not played within 5 days, it will expire and the challenge will be deleted from the system and will have to be re-issued. Since rankings are constantly changing, a challenger may not be able to re-issue the same challenge.

It is high summer, and the evening is glorious as I venture up to the LLA office area for the Farmer’s Market. The air throbs with the sound of drums and the cry of electric gui-tars from a small band that is performing out on the grass. A cheerful crowd has gathered among the hills and trees, where vendors have brought their wares to sell: fresh pro-duce, pastries and loaves of bread, jewelry and trinkets, cupcakes, snow cones, and even specialty treats for the ca-nines. The rich smell of cooking meat drifts past the hun-gry folk waiting in line beside a barbeque vendor.

The scent reaches my nose as I approach, making my mouth water and summoning up a vivid image of hot, siz-zling ribs, covered with tangy sauce and dripping savory juices. Maybe I will buy a few for dinner.

But first, I visit the pastry stand. Stepping beneath the awning, I am greeted with a welcoming smile and the smell of fresh bread. I peer into the plastic containers and study all the different confections—flaky dough with fruit fill-ing, cheese danishes, crispy croissants, scones drizzled with

white icing, and cookies of all flavors. After agonizing over the near-impossibility of picking just one, I finally choose a pastry filled with raspberry jelly. The friendly seller wraps my selection in brown paper and trades it for the two dol-lars I hand him.

With my treat in hand, I meander over to the jewelry vendor and gaze at all the sparkly gemstones in the neck-laces and bracelets while munching on the delicious pastry. When I pop the last piece into my mouth, I lick my fingers and sigh with satisfaction.

Then an aromatic scent fills the air—coffee. I go next door and find a booth selling honey and bags full of fresh-ground coffee. I resign myself to simply breathing in the flavorful smell of the coffee for free, but with a few coins I buy some honey sticks.

Next I go over to the produce stall, wondering if there will be any new types of fruit that have come into season and are now being sold. I gently touch the peaches, and

find a carton of ripe ones. I also buy a container of plums, and a small box of blueberries. The lady who is selling the fruit arranges my purchases securely in a plastic bag and hands it to me with a smile. I accept the bag and happily wish her a good-evening; she returns the sentiment.

I sit down at a picnic table, enjoying the cool of evening as the sun sinks farther towards the horizon. The bag crinkles as I peek down at my fruit—the tight plums, smooth and a deep purple; the peaches, covered with the lightest dusting of tan fuzz; the blueberries, just waiting to burst with flavor. I select a peach and grip the fruit in my hands for a moment before taking the first bite. It is heavenly. The peach is per-fectly ripe, a bright orange inside. When I finally take my first bite, the sweet juice spurts everywhere, and I laugh as I try to eat without getting messy.

As I reduce the peach to a pit, the crowd around me laughs and talks, clapping their hands in time to the music. A dog-owner kneels proudly in the grass as several adoring folk coo and exclaim over her tiny Labrador puppy, while bigger dogs gambol at their masters’ sides, panting and investigating the sights with bright eyes. Small clusters of women congregate about colorful lawn chairs, exchanging news and sipping from cups of cold drinks. They smile as a group of children rush by with balls and hula-hoops, their mouths stained bright colors from recently licked snow

cones, and their chatter accentuated by high shrieks of de-light. Their daddies follow behind more leisurely, watching them as they mingle with the rest of the young ones for a playtime on the grassy hills. Older youths are massed near the band. Several more teens walk towards the music, shar-ing French fries and jokes as they go.

French fries...dinner?... the ribs! I hungrily hurry towards the vendor, grateful that the line has dissipated. When I reach the barbecue trailer, a man, clad in a white apron, is scrubbing the counter. Uneasily, I ask about the ribs, peer-ing behind him at the seemingly empty ovens. The man smiles sadly and shakes his head, apologizing. The ribs are sold out!

Disappointed, I step away, still craving a plate of barbe-cue. I firmly resolve to come back the next week, and to get there early—before the ribs sell out again!

I bite a honey stick between my teeth, the bag of fresh fruit heavy on my arm, as I start on my walk home. The merry noises of the market slowly fade, leaving me with a glowing sky and the rustle of the wind in the trees.

I take a deep breath of the cool, clean air as the crickets begin to play—adding one more harmony to the song of summer.

"John Luskey, a Southern Maryland native, grew up listening to his family’s extensive record collection. By the age of 13, he had learned enough gui-tar to join his first band and write his first song. His first show was only in front of a handful of people. By the time he was 18, he had made a name for himself in Southern Maryland and the surrounding areas.

After playing music for over 20 years, John finally found two guys that shared his passion for performing live music; Jack Bannister (Bass) and Dwayne Taylor (Drums). Their straight-ahead, good-time music has be-come a staple in the DC, MD, and VA music scene and the trio has per-formed with Kenny Chesney, Brooks-n-Dunn, Rascal Flatts, and Toby Keith, just to name a few. And John and his band were the first unsigned band to ever play WMZQ Fest.

He has received awards from the John Lennon Songwriting Contest for "Honky Tonk Rhythm" and from Billboard Magazine for "When She Cries" and "King Of The World."
