WEVE DONE OUR HOMEWORK FOR YOU.DISCOVER INCOMPARABLE VALUE ON ALL QUICK POSSESSION HOMES.

Before Mattamy builds anywhere, we research every possible

aspect of home and community building. Thats because our

aim extends beyond construction. We choose to build homes

and communities that people love to live in. Which, in short,

means we design to create happy homeowners. Thats why

our communities become real neighbourhoods in which

people can live well. And with thoughtful design, we create

spaces that are large, bright, and functionally elegant. We even

encourage all homeowners to make their homes their very own

with varieties of fl oor plans, elevations, colours, dcors, and

exclusive Architects Choice Options. Though youll fi nd our

prices far more than competitive, youll still always get more

    than you pay for.

    Smaller households, smaller homes

    City of Champions once again

    Canadian households are shrinking,

    according to Statistics Canada data.

    Seven decades ago, the average

household consisted of 4.3 people; by

2011, the average size had dropped to

    2.5 people per household.

    While the majority of Canadian

homes over the last century were

    built to support larger families,

nowadays one or two people make

up the majority of households. This

    is why condominium living have

    become increasingly popular.

The impact of smaller families on

    the Canadian housing market has

been signifi cant, spurring a dramatic

change in the types of homes and

    apartments being constructed.

    The introduction of townhomes,

lofts and condominiums is e ectively

    servicing smaller families and singles

    who need homes and nearby

amenities. While larger homes are still

a need for some, the next time you

see another crane in the air keep this

    new demographic dynamic in mind.

    Edmontons re-crowning as the

    City of Champions, thanks to

    the Eskimos recent Grey Cup

    championship, comes at the

    perfect time.

It wasnt the easiest of years, 2015,

with challenges brought on by the

slumping oil and gas sector. But,

    Edmontonians know the outstanding

value of real estate in this city.

    A resilient economy, infrastructure

    improvements, forward-thinking

    economic development and housing

a ordability are among the citys

    attributes. This last point cannot

    be overstated; Edmonton may

    not boast the double-digit value

    appreciations of other markets, but

housing here is among the most

    a ordable in Canada.

    Heres to more championship

    moments in 2016.

  • Recreational lake front property has long been exclusively thought of as a summer treat. From that first warm weekend at the end of May, residents of cottage country do their best to squeeze in as much time at the lake before the leaves and snow fall. There is, however, a new development in Alberta that offers the exclusive benefits of lakeside living

year-round. Whether prospective buyers are looking for a weekend retreat or a permanent residence, The Estates at Waters Edge offers unique, single-family homes to accommodate a range of budgets and lifestyles.

This secure, gated development is situated 45 minutes west of Edmonton on the shore of Lac St. Anne. As a perennial community equipped with resort-style amenities, residents enjoy the beauty that every season has to offer. Summer activities include water sports, fishing, walking, biking, or golfing at a nearby course. New for 2016 is the addition of a heated pool! A fully equipped fitness building is now up and running for residents to use and enjoy. Winter brings its own selection of outdoor ac-tivities, including snowmobiling, cross-country skiing, snowshoeing, and ice fishing. For skating and hockey enthusiasts, there is an outdoor NHL-sized ice rink, complete with a skate change and warm-up

facility. Access to a private boat launch and a maintained marina allows for carefree boating enjoyment. For social gatherings, a club-house, featuring a kitchen, dining area and games room, can accom-modate gatherings both small and large.

Home designs are created in-house by the Waters Edge Archi-tecture Team to keep turn-around time to a minimum. Most home builders charge a fee for any changes to their plans, however, this service is complementary for buyers who choose to build with Waters Edge. Owners can also choose to purchase an undeveloped lot and construct with their preferred builder as long as the proposed design fits within the architectural and landscaping guidelines.

Waters Edge homes have been designed in a timeless Craftsman-style and are available in an array of two to four bedroom floor plans ranging from 1,150 to 2,500+ sq.ft.. Layouts and room sizes are completely customizable to ensure that each plan meets the buyers needs. Yards are fully landscaped and can include a choice of parking pad, attached or detached garage. A variety of high-quality interior finishing packages are also available and owners can rest easy knowing that their residence comes with a 10-year Progressive Home Warranty to ensure the highest home construction quality.

Lot prices start in the low $100,000s, and two bedroom residences with completely landscaped lots start in the low $300,000s.

Two brand new showhomes are now open and available for immediate possession. Contact Mike at 780-405-6378 or 1-877-405-1105 or visit watersedgeestates.ca for more information.

  • The great rate advantage for homebuyers SOMETIMES, NO NEWS IS GOOD NEWS.

Interest rates dont make news these

days because the Bank of Canada

has kept levels at near-records for

months. Thats very good news for

    every Edmontonian with a mortgage

    or considering buying a home.

    Major fi nancial institutions are

o ering fi ve-year mortgages with

fi xed rates less than three per cent.

That looks like a steal of a deal,

compared to times when rates on

the same term topped 15 per cent.

    Despite regular rumblings in the

    media about how higher interest

rates could be just around the

corner, most analysts dont see any

    changes coming until the middle

of 2017, and then any increases will

    be modest compared to historic

    standards.

    Even that possibility seems more

remote with the Bank of Canadas

announcement on Dec. 8 that it is

open to the possibility of lowering

interest rates even more to stimulate

    the economy.

    This gives homebuyers an

    enormous opportunity to pay down

debt and build their own net worth

at a pace that would make previous

    generations green with envy.

    Mortgage rates are an especially

    important consideration for fi rst-time

    homebuyers because debt levels are

at their highest levels right after the

    purchase.

Locking in low rates also takes

a lot of the guesswork out of a

budget because a major portion of

the monthly expenses is set for a

    signifi cant time period.

Low interest rates are one factor helping to sustain Edmontons resilient

housing market even with lower oil prices.

Construction of single-family homes has dipped from last years levels

but it is important to keep in mind that 2014 was one of the strongest in

Edmontons history and the highest total in seven years. Metro Edmonton is

on track to fi nish this year with close to 6,000 new single-family homes under

construction which equals or betters the totals over most of the last six years.

Each of those homes represents an investment decision by an Edmonton

family that looked at the own fi nancial prospects and opportunities in todays

    less heated housing market.

The advantages of new homes have also never been clearer. Carbon

taxes coming to Alberta starting in 2017 will raise energy costs for all energy

consumers and that includes higher costs for home heating, hot water and

    electricity.

Each generation of homes is more energy e cient thanks to building codes

that continually push up standards. Besides lowering greenhouse gas emissions

and fi ghting climate change, the energy e ciency of new homes will pay o

for years to come through lower bills for natural gas and electricity.

To learn more about the advantages of new homes, check out the consumer

resources on the CHBA Edmonton Region website. Its also where you can fi nd

    5. Look how amazing this is with the lights down low-and the sun setting on a dull day. This room glows with light from the drop down ceiling detail with pendant and flex lighting. Such a perfect compliment to these gorgeous pendant lights.

    6. Utilizing your talents for drywall, this layered ceiling is subtle, yet highly effective. Adds interest to what would otherwise be a pretty basic basement rec room.

    7. Paired wrought iron metal work with gorgeous hardwood floor boards, really takes this space to another level.

Focus on adding ceiling details in the dining, den, master bedroom and ensuite. Its another level of sophistication that both you and your home deserve. Ceilings, its all in the details.

    1. From custom millwork, to textural panels, these intricate designs make a huge statement. Classic, timeless, sophisticated. Always a favorite for my design studio in all style genres.

    2. Reverse Drop Ceiling has really made a come-back. The perfect place to add ambient lighting.

Its about having a clear vision of an end result. Then, staying true to that vision through the designs intent. Often, when we are building a new home, or renovating, we get overwhelmed with the options available, so we simply choose what is convenient and easy. My advice, dont except mediocrity, take a step back and make sure that you will get your moneys worth. Interior design,

  • In the west end, there are few communities that

offer new housing with the essential elements we all

appreciate. For this reason, Rohit Land Development

is proud to announce their latest development,

Timberidge at Edgemont, one of Edmontons newest

west end communities. In October of 2015, three

premium builders unveiled seven stunning showhomes

that present options for every type of buyer. These

products include single family homes (with both rear

and front attached garage options), duplexes (with

both rear and front attached garage options) and

starter single family homes, which allow new home

buyers an attractive and affordable choice.

Our duplexes are designed with a Big Home Concept,

said Amy Power, Marketing Manager for Rohit

Communities. By combining front attached garage

with rear detached garage homes, the duplex appears

as a large single home from the street while actually

housing two unique dwellings. The result is outstanding

    curb appeal.

Tucked away in its own enclave, next to a forest fit for

family outdoor activities, Timberidge at Edgemont is a

small walkable community that promotes a sense

of belonging among its residents. For

active types, an abundance of walking

and biking trails are available at

    your doorstep, including a three

    metre wide shared-use path.

    West Edmonton Mall, The

    Edmonton Valley Zoo, and

    Lewis Estates Golf Course

are only a few of the many

    amenities that are just

    minutes away from this new

    west-end neighbourhood. With

    schools and shopping so

    close to home, Timberidge

    offers the perfect recipe for

you to build on. The only missing

    ingredient is you!

Located on 199 Street and Elston Gate, just

off of Lessard Road, Timberidge at Edgemont is

ideal for accessibility, with reliable transit options

surrounding the community. Minutes from both

Anthony Henday Drive and the Whitemud Freeway,

a home in Timberidge means convenience.

Dolce Vita Homes is excited to be a part of the

Timberidge builder group, says Aron Scraba,

Director of Marketing for Dolce Vita Homes. This area

has been highly anticipated. We broke ground on our

first home there in March and our showhome opened in

August. Timberidge is a perfect family community with

    a prime west location.

Today, approximately 170,000 Edmontonians call the

west end home. Its THE place to bea place anyone

could easily make their home and build their legacy.

Timberidge at Edgemont is the newest place in West

A home-cooked meal with the perfectly designed recipe can create a sense of satisfaction that is shared, enjoyed,

and passed on to future generations as a legacy. Finding

those ingredients that are so carefully selected to create

harmony in a meal can be a difficult process. Certainly, it

can be rewarding when you find the ideal combination.

Just like discovering your new favourite recipe for a

consideration of all of the essential elements that will

allow you to live comfortably and with pride.

THIS YEAR WAS a notable one in the

mortgage world: The Bank of Canada

    dropped its infl uential overnight

target rate not once, but twice.

    In its latest announcement on

Dec. 2, the BoC held the rate at 0.50

per cent where it had been since

July after dropping it from 0.75,

where it had been since January

2015 when the Bank dropped it from

    one per cent.

Just a bunch of numbers, right?

Perhaps, but some experts are now

saying rates wont begin to inch

up from these historical lows until

    mid-2017. This means an extended

    window of opportunity for those

    looking for a home.

If you could lock in at a low rate

over 10 years, for example, that gives

you the comfort of knowing what

    your mortgage payments will be

over that period, while over that time

you can also take advantage of any

    pre-payment and lump-sum payment

options to pay down your mortgage.

    Another appeal of this scenario

is that, as we often point out,

experts advise you take a long-

term view of your home purchase.

    For example, some markets have

    recently experienced cooling prices

and softening sales. But even if

that were to happen in your market

and housing type, ask yourself: in

10 years, is a home you buy today

likely to be worth more or less? If

you need an answer to this question,

just take a look back at prices 10

years ago. Of course, there are

no guarantees, but if youre in the

    homebuying mode anyway, todays

low rate environment makes a pretty

Window of opportunityMortgage rates remain at historical lows, so take advantage while you can but carefully

THIS YEAR WAS a notable one in the

mortgage world: The Bank of Canada

    dropped its infl uential overnight

target rate not once, but twice.

    In its latest announcement on

Dec. 2, the BoC held the rate at 0.50

per cent where it had been since

July after dropping it from 0.75,

where it had been since January

2015 when the Bank dropped it from

    one per cent.

Just a bunch of numbers, right?

Perhaps, but some experts are now

saying rates wont begin to inch

up from these historical lows until

    mid-2017. This means an extended

    window of opportunity for those

    looking for a home.

If you could lock in at a low rate

over 10 years, for example, that gives

you the comfort of knowing what

    your mortgage payments will be

over that period, while over that time

you can also take advantage of any

    pre-payment and lump-sum payment

options to pay down your mortgage.

    Another appeal of this scenario

is that, as we often point out,

experts advise you take a long-

term view of your home purchase.

    For example, some markets have

    recently experienced cooling prices

and softening sales. But even if

that were to happen in your market

and housing type, ask yourself: in

10 years, is a home you buy today

likely to be worth more or less? If

you need an answer to this question,

just take a look back at prices 10

years ago. Of course, there are

no guarantees, but if youre in the

    homebuying mode anyway, todays

low rate environment makes a pretty

Window of opportunityMortgage rates remain at historical lows, so take advantage while you can but carefully
