Der Kölner Markt für Wohn- und Geschäftshäuser zählt zu den Top-3-Märkten in Deutschland. Beim Gesamt- umsatz wird die Domstadt nur von München und Berlin übertroffen und bei der Zahl der Vertragsabschlüsse haben nur Leipzig und Berlin höhere Zahlen. 2014 stieg in Köln die Zahl der Verkäufe im Vergleich zum Vorjahr um 11 % auf 659. Damit wurde wieder das Niveau der Vorjahre erreicht. Das Umsatzvolumen wuchs um 32 % auf rund 902 Mio. EUR. Dies ist der höchste Wert seit 2008.Das durchschnittliche Objektvolumen erhöhte sich um 19 % auf den bisherigen Rekordwert von ca. 1,37 Mio. EUR. Gleichzeitig sank die mittlere Fläche pro Objekt leicht um 1 % auf 717 m². Mit durchschnittlich rund 1.900 EUR/m² wurden nun also sehr viel höhere Preise als 2013 gezahlt (+20 %).
Großteil der Abschlüsse in der InnenstadtAußer in Chorweiler wurden in allen anderen acht Stadt-bezirken der Rheinmetropole mehr Verkäufe gezählt als 2013. Wie schon in den Vorjahren war dabei die Innen-stadt mit 129 Vertragsabschlüssen und einem Geldwert von 292 Mio. EUR der primäre Markttreiber. Dahinter folgten die Bezirke Mülheim (104), Ehrenfeld (78) und Kalk (76).Viele Verkäufer nutzten die derzeit sehr günstigen Markt-bedingungen und den anhaltenden Nachfragedruck, um ihre Objekte hochpreisig zu veräußern. Aufgrund des Ausbau- und Mietsteigerungspotenzials werden auch für unsanierte Objekte in den bevorzugten Lagen der Innen-stadt und im Kölner Westen Spitzenpreise gezahlt. The market for residential investments in Cologne is one of the Top 3 markets in Germany. With regard to its total turnover the cathedral city is only surpassed by Munich and Berlin. Only Leipzig and Berlin have registered higher figures for the number of deals concluded. In 2014 the number of sales in Cologne rose in comparison with the previous year by 11 % to 659 with the result that the level of past years was reached once again. The turnover volume increased by 32 % to around 902 million euros. This is the highest value since 2008. The average property volume rose by 19 % to a record value of approx. 1.37 million euros. At the same time the average area per property fell slightly by 1 % to 717 m².With an average of around 1,900 euros/m² very much higher prices were paid than in 2013 (+20 %).
Majority of deals in the city centreWith the exception of Chorweiler, in all other eight districts of the Rhine metropolis more sales were recorded than in 2013. As already in past years, the city centre was the primary market driver with 129 concluded deals and a value of 292 million euros. interesting for investors. Due to the slightly more moderate prices and multipliers compared with Munich, Frankfurt or Hamburg, Cologne is also an attractive investment market for institutional investors. On the other hand, those who prefer to invest at low risk, but can offer a high share of equity capital for financing, tend to choose the “all round carefree” properties in good well-maintained condition in good central locations or preferential locations in the west of Cologne. Here the emphasis is less on initial returns, than on the long-term strategy. Experienced portfolio holders and institutional investors, however, tend to diverge to the locations on the right-hand bank of the Rhine that has meanwhile experienced a rise in demand, and is also seeking large-volume properties.
Upwards trend in the right-hand bank of the RhineIn 2014 a total of 490 million euros was allocated to transactions that each reached a value of more than two million euros, corresponding to a share of 54 % of the total turnover. In the district Mülheim, Deutz and Kalk altogether 97 sales were concluded in 2014 with a volume of around 78 million euros.Due to numerous ambitious building projects the right-hand bank of the Rhine is expected to acquire a more attractive image in the next few years. For instance, the reutilisation of the Deutz Harbour where a new urban quarter with housing for up to 4,500 people and 5,000 jobs is planned. Here the Rhine Boulevard was already opened last July with a 500 meter-long open staircase that could become a new meeting place for locals and tourists. These urban developments are primarily encouraged by the city council as a reaction to the continued growth of the population. According to the latest forecasts, by 2020 Cologne’s population will grow by more than 50,000 inhabitants so that the construction of new housing is essential. Last year the highest value since 2020 was reached with 3,825 residential units in completed buildings.
Consistently high sales figure Engel & Völkers Commercial reckons with a continued high level in sales for the whole of 2015, whereby the number should be between 640 and 680. The turnover volume will lie between 880 and 950 million euros, whereby multipliers only tend to be rising slightly at present.

Hier steht weniger die anfängliche Rendite, sondern viel mehr die langfristige Strategie im Vordergrund. Erfahrene Bestandshalter und institutionelle Anleger weichen dage-gen auch stärker auf die rechtsrheinischen Lagen aus, die zwischenzeitlich eine deutliche Nachfragesteigerung erfuhren. Dabei suchen sie auch großvolumigere Objekte.
Rechtsrheinische Seite im AufwärtstrendIm Jahr 2014 entfielen insgesamt 490 Mio. EUR auf Trans- aktionen, die jeweils einen Wert von mehr als 2 Mio. EUR erreichten, was einem Anteil am Gesamtumsatz von 54 % entspricht. In den Stadtteilen Mülheim, Deutz und Kalk wurden 2014 insgesamt 97 Verkäufe mit einem Volumen von rund 78 Mio. EUR gehandelt.Aufgrund zahlreicher ambitionierter Bauprojekte ist zu erwarten, dass die rechtsrheinische Seite in den nächsten Jahren ein attraktiveres Image haben wird. So soll durch die Umnutzung des Deutzer Hafens ein neues urbanes Stadtviertel mit Wohnraum für bis zu 4.500 Menschen und 5.000 Arbeitsplätzen entstehen. Bereits im Juli wurde hier der Rheinboulevard mit seiner 500 Meter lan-gen Freitreppe eröffnet, der zu einem neuen Treffpunkt für Einheimische und Touristen werden könnte.Diese städtebaulichen Entwicklungen werden primär von der Stadt vorangetrieben, die auf den stetigen Bevöl-kerungszuwachs reagiert. Bis 2020 soll Köln nach aktu- ellsten Prognosen um mehr als 50.000 Einwohner wach-sen, weshalb neuer Wohnraum geschaffen werden muss. Im zurückliegenden Jahr wurde mit 3.825 Wohnein- heiten bei den Baufertigstellungen der höchste Wert seit dem Jahr 2000 erzielt.
Weiterhin hohe VerkaufszahlEngel & Völkers Commercial geht für das Gesamt-jahr 2015 von einem weiterhin hohen Niveau bei den Verkäufen aus, wobei die Zahl zwischen 640 und 680 liegen dürfte. Das Umsatzvolumen wird sich in einer Spanne von 880 bis 950 Mio. EUR bewegen, wobei die Faktoren tendenziell nur noch leicht steigen.
