corner as buyers returnedto the market in theirbiggest numbers for fouryears this summer, accord-ing to the latest Residen-tial Market Survey by theRoyal Institution ofChartered Surveyors(RICS).
During July, the amount ofpotential buyers looking toenter the market grew at thefastest rate since July 2009,as a net balance of 53% morechartered surveyors repor-ted increases in demand.
Since the start of the year,buyers have gradually beenreturning to test the market
– thanks in no small part togovernment finance initiat-ives – yet the amount ofwould-be buyers seen in Ju-ly saw a sizeable peak, ac-cording to RICS’ report.
Significantly, this growthwas seen in each and everypart of the UK as the recov-ery, initially focused in theSouth East, spread to re-gions across the country.
Consequently, prices rosein the country for the fourthconsecutive month andgrew at their fastest ratesince the market peak ofNovember 2006.
Notably, this was not onlyconfined to more affluentparts of the country such asLondon, but every regionsaw growth as we enter theend of the summer period.
In tandem with rising buy-er confidence, more poten-tial sellers looked to test themarket and place theirhomes up for sale.
The report found that 15%more respondents reportedrises rather than falls innew instructions. This read-ing has now been in positiveterritory for the last sixmonths. However, in each ofthese months it has beenoutstripped by the change innew buyer enquiries.
Looking ahead, it seemsthat prices across the coun-try are going to continue torise further, with 35% moresurveyors predicting in-creases.
Meanwhile, transactionlevels are also expected togrow, as 53% more respond-
ents expect sales to riserather than fall over thecoming three months.
Peter Bolton King, RICSGlobal Residential Director,said: “These results aregreat news of the propertymarket, as it looks like atlong last a recovery could bearound the corner.
“Growth in buyer num-bers and prices have beenhappening in some parts ofthe country since the begin-ning of the year, but this isthe first time that every-where has experiencedsome improvement.
“It is clearly good newsthat those parts of the prop-erty market that were strug-gling are at last showingsome signs of life.”
