Abigail’s Hotel is a unique accommodation experience that blurs the line between a small luxury hotel and a heritage bed-and-breakfast inn. It is an intimate property with only 23 rooms and is adult-only. The hotel housed in a 1930’s Tudor mansion, with its special atmosphere blends the romance and charm of the past with the comfort and convenience of modern accommodation. The hotel is known internationally for its cozy ambiance, dynamic three-course breakfasts and personalized, professional and courteous service, interwoven with elegantly appointed guest rooms.
Originally built as a Tudor revival-style apartment building, Abigail’s Hotel was previously known as “The Bessborough” apartments. In 1985, The Bessborough was completely renovated, converting it into a 17 room bed-and-breakfast inn. The exterior had been restored to its original Tudor architecture and it was designated as a Heritage Building in the Historic Registry of the City of Victoria.
In 1998, the “Coach House” was constructed alongside the main house with 6 luxury guestrooms. All Coach House rooms feature luxurious king-size 4-poster beds, wet-bars, wood burning fireplaces and jetted tubs.
Upgrades, room refreshes and other major amenity changes are continuously pursued on a regular basis. In 2010, Abigail’s began a rebranding process from a quiet, country-style bed- and-breakfast inn to a classically elegant Boutique Hotel. With the help and expertise of interior designer, Danisha Drury of Design District Access, a complete redesign of the guest rooms and public spaces began in 2012, ensuring that the heritage atmosphere of this unique building was carefully preserved. With European furnishings such as or like antiques, crystal chandeliers, rich fabrics and warm colours, fresh flowers, fine art and stained glass – the interior design helps create that a special experience that remains respectful of the beauty and luxury of the hotel’s history that blends with the sophisticated modern comforts of the present.

Let us assure you – it is no longer your Grandmother’s wallpaper. It has evolved to develop into something most would call breathtakingly beautiful. Like a stunning piece of art but in a roll form, wallpapers are back and they are transforming homes from plain to fabulous in a matter of hours.
A BRIEF HISTORY
Beginning in the 1700’s, wallpaper has had many different evolutions throughout history. Different techniques ranged from originally hand painting to woodprints and engraving then moving to present day’s machine and digital printing. Cole and Sons are one of the original paper makers dating back to the 1800’s. To this day, Cole and Sons still hand rolls their paper to this day in England and if you want to see and feel real quality this is it. The density of the colour saturation and the detail of the pattern on these papers is absolutely stunning.
So think upon this; whether it’s a feature wall or the entire room – wallpaper can transform a space into something spectacular. The options are endless. Wallpaper can be woven, flat, metallic, or textured. It can be simple and traditional or beaded and modern. It can be designed with geometric patterns or with photography and murals. You name it, and it’s being made. A new option allows you to take a high-resolution photo and have it made into a wallpaper mural. The application technology has also come along in leaps and bounds. Installing wallpaper is not only easy to do, but it is also now easy to remove. It’s hard to believe, but the wallpaper is not going to peel off your drywall or your plaster because the non-woven back allows for air flow and therefore no crazy sticking. Adhesives are now water based, which makes them a more environmentally friendly choice and easy to use.
One big recommendation we have is don’t forget about that fifth wall – you know – the ceiling! Whether its an application for your dining room, kitchen, bedroom, bathroom, foyer, play room, laundry room, office, restaurant, commercial space – be brave and try a favourite colour or pattern to add that extra layer of something unique to your design.

Within every community there are always a few spots that have cemented themselves as part of the local culture. Restaurants, local eateries and hangouts morph into staples of the entertainment scene over the years through timeless attributes like consistency, quality and good ol’ fashioned customer service. Mike Campbell, the general manager of Longwood Brewpub in Nanaimo, likes to think that his establishment offers just that. “We strive for excellence every time,” he said. “We’ve been here for over 15 years, and we’re not ready to rest on our laurels one bit.” Located in Nanaimo, BC, the Longwood Brew Pub is as well-known locally as it is internationally. With writeups in the Lonely
Planet and WestJet Magazine applauding the “lip-smacking self-brewed beers” and features in countless niche foodie and drink blogs across Western Canada, it’s the hidden gem that has long been uncovered. And it all starts with one of the most fabulous views of the Vancouver Island Mountains. Spectacular sunsets, the rich American Cherry paneling and hardwood flooring all make for an environment that welcomes you in like a familiar summer cottage. “I want us to continue to be that place you know you can go and always get great customer service. We want to give people good food in a great atmosphere, so come in hungry and thirsty; we’ll take care of the rest. Not just some of the time, or most of the time, but all of the time. Our actual motto is every guest leaves happy.” The philosophy is simple: local pub-style is the name of the game. Come catch a game, shoot some pool, throw some darts or simply hang out with friends. Campbell said the environment is a custom-tailored relaxed fit, and the mood is as homegrown as it gets.
BEER, FUN & A LITTLE BIT OF BUSINESS
“I like to think of us as more than just an establishment or store that offers a product. We host local musicians here each week, we are very involved in the mid-island community with various fundraisers and events. Birthday parties, wedding receptions, corporate meetings, anything and everything. It’s almost a town hall feel, something like a modern day Cheers.”
The menu consistently wins local awards, including a combined 17 Best of the City awards since inception 15 years ago. Head chef Shane Hagan said they strive for consistency along with variety. “Chicken wings or fish tacos are perfect to snack on when you’re watching the game. But then we also want to serve unbeatable entrées like almond-crusted halibut gastrique and BBQ pork side ribs for when you’re in the mood for a more upscale dining experience.” Hagan said he’s always experimenting with new menu options and seasoning, using himself as the guinea pig before sliding his creations out to the patrons. “We pride ourselves on making the best pub food and offering that up consistently everyday, with a little bit of experimentation thrown in, of course. And once in awhile we’ll have special menu options during certain seasons, like fresh Vancouver Island oysters” Of course, Longwood wouldn’t be Longwood without its beer. Saving the best for last, the brewpub is literally attached to the restaurant, meaning you can see exactly where your freshly-made pint is coming from. The brewery at Longwood stands proud as one of the first images that you will see as you enter the front door. Brewer Graham Payne is usually brewing three to four times a week and offers a tasting tour and two tasting bars. Czech Pilsner, Irish Red Ale, Steampunk and Berried Alive are just a few of the staples. Seasonal beers are worked into the menu, meaning every trip could offer up an exciting new exploration into the creative brewmaster’s mind. For Payne and many others, it’s all this and more that wraps up into the package that is the Longwood Brewpub, fondly known as Nanaimo’s flagship spot. “I always like to say—this is a place for fun, beer and a little bit of business.”

Debt Coverage Ratio for Commercial Mortgages
Unlike residential mortgages, which are approved based on an individual’s income, commercial mortgage lenders are primarily interested in the actual cash flow of the property, with the investor normally being reviewed secondarily.
One of two primary commercial loan criteria involved is called the Debt Coverage Ratio and is the inverse of the residential mortgage criteria known as the Debt Service Ratio. Another major difference is that the answer is expressed as an actual ratio as opposed to the residential formula’s answer, which is usually presented as a percentage. The Debt Coverage Ratio is defined as the number of times the annual Net Operating Income (NOI) covers the annual mortgage payments of principal and interest. The NOI (Net Operating Income) includes annual normalized operating revenues and expenses, but excludes depreciation, amortization, interest expenses and income taxes, as these are investor/owner specific and would lead to comparisons of apples to oranges etc.
The following example should provide clarity. A commercial office building has an annual NOI of $1,000,000 with total annual mortgage payments of $800,000, thereby resulting in a Debt Coverage Ratio of $1,000,000 / $800,000 equaling 1.25:1.00. For uninsured commercial mortgages the normal range for Debt Coverage Ratio is 1.20 to 1.35, while insured mortgages can go as low as 1.10:1.00.
The second prime commercial loan criterion is Loan-To-Value, which is explained below. The lender will take the lower value of these 2 criteria as the amount he/she is willing to fund.
Loan-to-Value Ratio for Commercial Mortgages
Normally, the other principal commercial mortgage funding limitation is the Loan-To-Value calculation. The lender takes the lesser of the agreed purchase price or the current appraised value and multiplies it by their determined mortgage funding percentage. For example, if the building’s current appraised value is the lower of the 2 values at $1,000,000, and the lender has decided to apply a 70% LTV, this results in a mortgage funding amount of $700,000. The last step is for the lender to determine the lower of the Loan-To-Value amount and the maximum mortgage funding as calculated with the Debt Coverage Ratio. That lesser amount will then be the mortgage amount the lender is willing to advance. For uninsured commercial mortgages the Loan-to-Value normally ranges from 60% to 75%, while insured mortgages normally fund at 80% to 85%, but, in a very special case may get to 90%.
As alluded to above, virtually all commercial lenders require a formal appraisal of a multi-family, commercial or industrial building as part of their due diligence. Please note that, unless there has been a major change with the building, the age of an acceptable appraisal is usually 6 months, although sometimes a year-old appraisal is acceptable. If your appraisal is unacceptable to the lender, either because it is dated and/or was not prepared by an appraiser acceptable to the lender, an updated or an entirely new appraisal may be required. To avoid duplication and extra costs, please get a list of approved appraisers from your lender immediately after your conditional offer to purchase has been accepted or you have decided to refinance an existing commercial or industrial building.
