Façade cleaning
Servicing of sliding glass door at the main entrance
Pest control treatment
A number of Planned Preventive Maintenance (PPM) and remedial works have been completed since the last update, most notably:
The Facade cleaning has been completed
Housekeeping maintenance has been completed in all
common areas
Preventive maintenance of electrical distribution boards
Microbiological testing of the chilled water and domestic
water were completed
Garbage collection for the building is preformed on an
on-call basis
Cleaning of the garbage chutes have been completed
Planned preventive maintenance of the generator has
been completed
The Fresh Air Handling Unit (FAHU), Fan Coil Unit (FCU)
and pumps for the chiller and cooling systems have had
preventative maintenance completed
Pest control service has been completed for all common
areas
Al Arabia completed their quarterly PPM for Fire Alarm,
Fire Fighting System
Elevator PPM was conducted by ThyssenKrupp
US Chillers carried out PPM for heat exchangers and
chilled water pumps
SEFA Security completed their quarterly PPM for the
CCTV system
Cleaning and disinfection of the water tank on the roof
top has been completed by Al Fajer
In addition, recent rectification works include the following:
The onsite team replaced a defective float valve in the
water tank in the basement
The chilled water pipeline on the 22nd floor has been
flushed and cleaned
Repaired a defective sliding glass door at the main
entrance
Replaced fused bulbs in the staircase on the 26th, 29th
36th floors and in basement 6
Re-painting the walls in the corridor on the 36th floor
have been completed
Servicing of fresh air handling units

GENERAL UPDATE
Please ensure that you pay your service charges on time so that the services within the building continue and consequently protect your investment.
Novus will continue to send reminders and follow up with owners who have unpaid service charges, however it is the responsibility of every owner to ensure that they pay their service charges in time.
Service charge payments can be made in the following ways;
Ramadan is the ninth month of the Islamic calendar and a period of great religious significance for Muslims. Quiet contemplation in prayer, acts of charity and celebration of faith and family all contribute to this very special time of the year. For Muslims, Ramadan represents one of the five pillars of Islam and the Holy Month is a time to reflect on one’s spirituality. At this time, Muslims abstain from consuming food or drink during the daylight hours, and sinful behavior or speech, in order to feel equality with those less fortunate and to cleanse the body and soul.
Ramadan commences when the new moon begins; and finished when it has waned, typically lasting around 29 or 30 days. This year, it began on 29 June and expected to finish on 27 July, but will be confirmed nearer the time, depending on the lunar calendar. Due to this lunar reference, Ramadan moves forward every year by approximately 10 days.
Here are a few tips we would encourage you to follow during Ramadan:
Fasting is not an easy thing to undertake, so please be especially mindful and considerate to others Avoid playing loud music at home or in your car – as this could be construed as disrespectful Bear in mind that the roads are likely to be very busy just before and around the time of Iftar, as Muslims are keen to
get home and break their fast, so if you can, leave your journey until after sunset If you are invited to an Iftar meal, try to arrive on time or earlier. Remember your Muslim friends will have been fasting
all day Saying 'Ramadan Kareem', which means ‘Generous Ramadan’ or ‘Happy Ramadan’ to Muslims is customary. When the month ends, the greeting changes to ‘Eid Mubarak’ during the celebrations Since Muslims read the Quran even more during Ramadan, as well as performing additional prayers, don’t be surprised
if your Muslim friends are not able to spend as much time with you Ramadan is a fantastic opportunity to experience a (potentially) very different aspect to your life here in the UAE, so
enjoy this special time and make the most of the celebratory atmosphere!
