At Katerra, we believe in an integrated and collaborative project delivery approach, utilizing the Virtual Design and Construction (VDC) process and Building Information Modeling (BIM) as Lean tools to deliver a safe, cost-effective, timely, and complete project. Katerra is unique in that we create a Single Source of Truth Model (SSTM) for each of our projects, populated by BIM information as early as the civil, structural and landscaping phases. Block Scheduling
Key goals of our Block Schedule approach include:
Prevent schedule disruption and sub-trade bottlenecks through dynamic scheduling
Create predictable outcomes by basing production rates on known manpower
Maximize productivity by continuous communication on a common platform with all trades
At Katerra, we have developed a scheduling system, internally known as the “Block Schedule,” to allow us to maintain trade flow, minimize crew sizes and identify with certainty the end date of the project. Our project team will work closely with all trades to develop a five-day work plan, sequencing workflow to produce a predictable production rate with known manpower while days six and seven are used to adjust to stay on schedule.

Project Management Systems At Katerra, we are fully integrated with Procore. Procore is a widely used construction management software that helps us boost project accountability and efficiency by mobilizing and streamlining project documentation and communication. This real-time data and accessibility reduces expensive delays and risks while boosting reliable results.

S-curve
Katerra utilizes S-curve analysis for schedule validation and compliance. Our wide array of multifamily performance curves give us standard metrics that allow us to measure our team’s actual performance. Transparency begins with understanding…
At Katerra, we take special care to ensure a wholly transparent experience from beginning to end. Our open-book process invites our customers’ input and encourages dialogue to reach a price that satisfies all parties based on a thorough understanding of what makes up that price. Once a fair price is determined, Katerra owns the responsibility of delivering the project at that price.
As we create and update estimates, qualify subcontractors and abstract their bid proposals, every line item, clarification and assumption will be shared with the owners’ group. As the final GMP is prepared, no line item or element will be beyond the owner’s right to review and comprehend. To aid in the process, we invite any and all of the owner’s team to sit with us in our conference room as we perform sub bid analytics and document GMP clarifications.
Bid Solicitation
We assemble a list of preferred subcontractor bidders for each trade of the project. Once this list is complete, we sit down with
the ownership team to review and refine the sub invitation list
Bid Scoping
As bids are received and tabulated, we invite the ownership team to join us in this process. Each bidder is contacted and a detailed review of what’s in their scope begins. Lower bidders are fully check listed and vetted, until, at the end of this phase, all bids are “apples-to-apples”.
Master Bid Analysis Review
When all bids have been posted and abstracted, it is time to begin the final review of each individual bid tabs. Once again, we invite the owner to participate in the final step of determining the ultimate GMP. The agreed-upon firm is selected, and the spreadsheet posts him automatically as the low bidder on the Top Sheet. This process continues until all subcontractors have been selected. Now attention moves to the Top Sheet. What the owner will see here is a subtotal of direct costs (the sum total of all the selected subcontractors). Following the direct costs are the indirects such as Fee, SDI (or bond), Sales Tax and Contractor’s Contingency. General Conditions will likewise be reviewed and once agreed upon, Katerra is willing to lock in the GC’s. Together, these will form the basis of the GMP and the Schedule of Values (SOV).
Our approach during these important points of preconstruction provide a transparent, collaborative platform that assures the owner complete visibility as to the final disposition of every construction dollar.

Katerra’s post-tensioning experience can be found on a wide range of prestigious projects nationwide. We have successfully put in place more than a 10,000,000 SF of PT. We recently completed two large (14 story +) post-tensioned structures in record time, cycling a 25,000 SF floor every week. Owners value us for delivering on our promise of dependability, our high level of technical expertise, and our ability to navigate complicated structural and construction challenges. Katerra executives make regular visits to every PT project we build. In the end, our responsibility—on each and every project—is to assure exceptional product quality, competitive pricing and timely delivery that results in the best value for our clients.

Our preconstruction approach is to work collaboratively with the architect during design review, performing constructibility reviews as detail is added to the drawings. We approach this review with the goal of helping the architect create a more “biddable” set of drawings. Our estimators evaluate the drawings by quantifying different scopes of work from the perspective of a subcontractor pricing the project (such as masonry, steel or drywall).
These observations are then collected by our team as Design Review Comments, which will be thoroughly reviewed with the architect. After the architect makes the DRC modifications, our preconstruction team will again review the revised documents to make sure each item was properly addressed.

Constructibility reviews will be performed twice during the preconstruction services process, at the 80% design-development and 80% construction-drawing phases.
More competitive subcontractor bids - Details needed for tighter bidding are on the drawings.
Fewer subcontractor change orders - Drawings are more concise for scoping and contracting.
Reduced RFIs during construction - The project is built as drawn, jobsite production maintained.

Project DetailsHub is a luxury 15-story, 300,000 SF cast-in-place concrete structure, multi-use project adjacent to the Main Gate at the University of Arizona. He has been working in the commercial construction industry for over 15 years and has continually taken the lead on some of the most complicated projects in Colorado. Tom has the unique ability to build a strong team starting in preconstruction. By understanding the goals and values from the client’s perspective, he is generally the person who keeps the team focused on what is most important to the client. His lifetime of experience in construction—from carpentry foreman to superintendent, to project manager, to chief estimator, to development manager/project executive—gives him the big picture expertise to manage a project from the feasibility stage through completion. With an easy communication style, Tom brings clarity to complex issues and he rises to the challenge of balancing quality and aesthetics with sustainable and cost-effective solutions.

When Katerra looked for leadership for their construction efforts on the east coast, James and Robert Caulfield, were immediately identified as difference makers. With the acquisition of Fields Construction, Katerra found a company with a long history of success in the New Jersey marketplace. Founded in 1933 by James and Robert’s grandfather, Patrick Caulfield, Sr., Fields Development Group gave the two Caulfield brothers an in-depth education into the entire development process, with their father and uncle focusing on engineering and architecture.
When James and Robert emerged from college in the late 90’s, they immediately moved into the construction arena and began the hands-on process of learning the industry. Drawing on the lessons instilled in them by their father and grandfather, they focused on analyzing every aspect of a potential project, most importantly the long-term effect each development had on the community that surrounds it.
Today, James and Robert continue the legacy set before them, looking to constantly find ways to build better ad smarter. They believe strongly in the mission that Katerra has laid out: “Transforming through technology – every process and every product.” James and Robert continue to give Katerra East guidance and leadership, bringing engineering, architecture and GC expertise to our team.

Brett brings over 30 years of experience to Katerra’s construction leadership team. As co-founder and CEO of Fortune-Johnson, Brett has supervised the construction of more than 22,000 multifamily units since the company’s inception in 1991. His experience encompasses all phases of construction operations including estimating, scheduling, site development, building construction and business development. Brett is a LEED Accredited Professional and a licensed general contractor in Georgia, Florida, Alabama, North Carolina, South Carolina, Kentucky and Tennessee. He is Chairman Emeritus for the Associated Builders & Contractors of Georgia and sits on the Construction Management Advisory Board for Clemson University, as well as Kennesaw State University’s Construction Management Advisory Board, of which he is a past Chairman.
