    Its May! Taxes are done, winter tires are off and the yard renovations have just begun. May is such an exciting and busy month. May day is followed by a Margarita kickoff for Cinco de Mayo, flowers in the middle for Mothers Day, and Memorial Day weekend closes out the month, which also hap-pens to coin-

    cide with my wedding anniversary. I asked my husband Hayden what the month of May resembles to him. He says its the start of summer, the snow is finally melted, and things are start-ing to bloom. To kick off spring or I suppose the beginning of summer, Hayden and I embarked on a demolition project of our backyard in order to some-day (hopefully sooner rather than later) have a lawn or a garden, or both. We planned, rented equipment, got permits, asked for advice and knowledge from our fathers and had twenty-five truckloads of fill brought to our property in order to level out the forest-y landscape. It re-ally is incredible how quickly, and with the right expertise and materials you

    can change your surroundings. Our backyard went from be-ing a stump filled, mossy-forest swamp to a level sandy playing field. Next, instead of spending a lot of money to have topsoil brought to our property in or-der to start a proper lawn, we dug up what we already had

    and spread the mixture of dirt, sticks, roots and rocks across the yard.

    After a few days break we will spend a large chunk of time sifting through the dirt to remove the sticks, branches, roots and rocks. I will let you know if it is worth saving some money in ex-change for our time and efforts once we have completed the task. Though it has been lots of planning and hard

    work for those involved,

    Hayden and I have enjoyed this learning experience and appreciate the help and knowledge of our families and friends. We are celebrating our proj-ect and are even more excited for sum-mer because of it.

    This kitchen remodel took every wish the homeowner had and turned it into reality. Creating an is-land with a 2 thick marble top set the stage for this space.     Thats right, a physi-cal for your mortgage. When was the last time you took a look at your mortgage? I dont mean simply writing your monthly check, I mean truly looking at your current term, your interest rate, and

    your current balance. A common mistake among homeowners is applying for a loan, buying their home, and not keeping track of industry changes that could positively affect their mortgage.

    A question I am commonly asked these days is should I be considering a refinance? The answer isnt as cut and dry as one would think, however, with interest rates so low, I think everyone should at least meet with their licensed mortgage professional and have a mortgage physical. This type of phys-ical is painless and could potentially save you a couple of hundred of dollars each month and thousands of dollars over the years.

    When conducting a mortgage physical, an experienced lender will analyze your current term, in conjunction with the rate you are presently paying. If you have a 30 year term and only have 20 years remaining, it might not be wise to refinance back to a 30 year, but a 20 year option might be perfect. Even a 15 year might be suitable to your needs. Are you expecting to pay off your loan soon? A 5 year ARM (adjustable rate mortgage) might be what you are looking for.

    Interest rates also play a huge role in deter-mining the pulse of your mortgage. Last week I was approached by a couple who has a rate of 6.5% on their home loan. After a lengthy meeting, we determined we would be able to cut their loan term in half, as well as cut their interest rate in half. Now, this family will own their home in 15 years while saving money each month. They hope to use this new found income to save towards a long awaited family vacation. When I showed them how many thousands of dollars they would be saving over the life of the loan, the woman cried tears of relief and asked

    her husband why they didnt do this

    a few years ago.

    Another common misconception is you must save a full one percent on your interest rate before refinancing is worth it. Again, this is a common misconception. For ex-ample, if you are currently paying expen-sive mortgage insurance each month, there might be a program available to eliminate the mortgage insurance. Even though your rate doesnt drop a full one percent, the elim-ination of mortgage insurance could save you a few hundred dollars each month. Re-member, mortgage insurance isnt for your protection, it is to protect the investor. Why

    pay it if you dont have to?

    The purpose of this article is to get you thinking about your current mortgage. What might have been the perfect loan option when you initially purchased your home is probably not the perfect loan option for you now. Why not call your favorite licensed mortgage professional and find out? It typically doesnt cost you a dime to in-quire. Thats right, a FREE physical. Where else can you find something for free that might ultimately result is substantial savings for you?

    The theme of this years Celebra-tion, Sealaska Heritages bi-an-nual dance and culture festival held June 7-9 at Centennial Hall, is Strengthen Yourself. From today until

    June 7th the theme for many throughout Southeast is Pre-pare Yourself.

    This is the first year that I have joined the frantic prepa-rations for Celebration. My daughter Marigold and her dad are Tlingit and Haida. I have been taking Marigold to two dance group prac-tice sessions and observing the preparations. I will be pleasantly surprised if Marigold actually makes it

    up on stage when the time comes, but I like to take her to practice because we both enjoy watching the dancers and lis-tening to the songs.

    At the childrens dance group the parents furiously sew on their button blankets,

    cut patterns and discuss designs. At the adult dance group the regalia is be-ing perfected; many are working away at intricate beading in-between songs. But even those whose regalia is already com-plete will take it out and go over it to fix any loose buttons and beads before Cel-ebration.

    I have been very lucky so far in my regalia preparations because, while I lack talent for sewing and beading, I am well versed in the art of asking for help. I have had three exceptional beaders produce designs for Marigold and I am putting my mom to work on her tunic.

    I also consider myself lucky because a friend of mine, Sarah Dybdahl is doing so much more for Celebration. Sarah is the Program and Events Manager for the Sealaska Heritage Institute and has

    been working hard on Celebration since December of 2011. According to Sarah, planning starts as soon as the previous

    Celebration ends, and they really get busy about six months out. But not only is

    Sarah coordinating the three day, morn-ing to night event, she also has two boys, three and six, who are learning to dance and have outgrown their regalia.

    They need everything: tunics, mocca-sins, headbands. Ill probably be work-ing on it up until the last minute. She told me. Thankfully, Sarahs older daughter has been able to help on creat-ing her own regalia. Most impressive of all, in the midst of the coordination and behind the scenes work shell be doing at the event, Sarah plans to get up and dance with her hometown dance group. I asked her if she had any more work to do on her own regalia. No, that is done! She stated definitively.

    In addition to the parade and dance performances which will take place in Centennial Hall, there will also be an Oyster Festival taking place this year at the Walter Sobeloff Center future site. This is the park across the street from the Sealaska parking lot downtown, for-merly known to many as The Pit.

    The oyster festival will last throughout the three days of Celebration, June 7-9. At the festival locals, tourists and Cel-ebration participants will be able to try oysters from all over Alaska including three brand new Yakutat oyster farms. This will be the Yakutat oysters debut into the market place, as this is the oys-ter farms first crop. The oysters will be served in the half shell and grilled. In addition, special events will take place such as a recipe contest between local establishments, a shucking contest, and dancers will perform on the hour. An artists market will take place in con-junction with the oyster festival, also in the Walter Sobeloff Center future site.

    Another great addition to Celebration this year will be artist demos. These will take place at the JACC, across the street from Centennial Hall. Admissions to the dances will be available by the day or in a three day pass, both of which can be purchased at the door. Alternatively, volunteers who give four hours or more of their time will be given a free one day pass. Information on volunteering and the entire events list for Celebration will be available online at the Sealaska Heri-tage website at http://www.sealaskaher-itage.org/celebration/. And after the long hours Ive put in watching other people bead and sew, I personally can-not wait for Celebration to begin!

    A new window can provide bet-ter light, better views, and increased ef-ficiency to a home. Bet-ter light and views are related be-cause most

    windows that are replaced have moisture or fogging between the panes causing poor visibility and obstructing the light coming through the window. However, one of the most frequent com-ments I receive after replacing windows is about how much quieter the home or a room is with the new windows.

    Steps to successfully replace a window in your home.

    1. Measure

    Replacing a window can be a tedious process but a properly replaced window can make a big difference in your home.

    Measure, measure, measure, and mea-sure one more time, like the old saying measure twice, cut once. In the case

    of getting the proper size replacement window the measurement is crucial. I start by measuring the window from

    the inside of the home. I measure from the finished opening that window sits in, extension jamb to extension jamb.

    Most wood jamb materials are of an inch thick so add 1.5 inches and that is your rough opening for the window to

    sit in. If the sills are wrapped in sheet-rock, the rough opening is only 1 inch larger from jamb to jamb. Window dealers only need the rough opening because the window will be cut smaller than the rough opening. I also measure bottom, middle, and top and use the smallest measurement. After I am sure I measured correctly on the inside of the house, I will also go to the outside and measure. Most win-dows will have some sort of mould-ing. I will measure the exterior of the window similar to the way I measured the interior.

    Now it is time to determine whether to use the same type of window in-cluding casement, single or double hung, picture, or horizontal slider. Keep in mind some building codes for windows such as egress for bedrooms and tempering windows in hazardous locations like stairways, shower stalls

    and bathtubs, or within a certain dis-tance from door.

    Just like a fisherman wouldnt tuck his rain-coat into his pants, make sure that your flash-ing is tucked into the house wrap so that any water getting through the siding does not run behind the flashing.

    Once the window has been delivered to the site it is time to replace it, but first the old window must be removed. Pull off all the exterior moulding and interi-or moulding to expose the edges of the window. Before removing the window check the size of the new window to make sure that it will fit. Remove any nails or screws holding the old window in place and be careful not to break any glass for safety. After the window has been removed, check the sill for any rot. Replace any wood in the framing that is rotted. Finding rot may involve removing some siding to properly re-move all of it.

    4. wrap tHe wiNdow

    After the rough opening has been cleaned up, it is time to wrap the win-dow with and ice and water shield. Start at the bottom of the sill and work your way to the top, this will ensure that all your joints in the ice and water shield will be lapped properly. At the head or top of the window make sure that your ice and water shield is tucked un-der your house wrap to ensure proper flashing. Just like a fisherman wouldnt tuck his raincoat into his pants, make sure that your flashing is tucked into the house wrap so that any water get-ting through the siding does not run

    behind the flashing. Another key is the make sure the ice and water seal adheres to the vapor barrier that should barely be visible around the rough opening between the sheetrock and framing members. The process of securing the ice and water shield to the vapor barrier can dramatically help with improving energy efficiency. When finished, the rough opening should be completely wrapped with the ice and water shield.

    5. place wiNdow iN rougH opeNiNg

    Now that everything is flashed properly follow the manufactures instructions on window installment. Most windows have a nail flange used to fasten the window into the rough opening. Be-fore I place the window in the rough opening, I use a butyl tape around the flange instead of a caulk to ensure a good airtight seal that will remain flexi-ble with the expansion and contraction

    of the window. Vinyl and wood or even different types of wood will expand and contract at different rates so having something that will remain flexible will ensure a good long lasting seal. Using a level, place the window and fasten it into the rough opening.

    6. More flasHiNg

    Not quite done yet. Take the same ice and water shield and flash over the nail flange, again, starting at the bottom of the window with the ice and water

    shield and working your way around and to the top of the window to ensure that the laps in the ice and water shield are lapped properly. Remember not to tuck you raincoat into your pants. Finish the exterior by trimming the window and then return to the inside of the home to completely finish the window.

    7. iNsulate arouNd wiNdows

    Use low expanding spray foam to insu-late around windows. It is essential to use spray foam that is made for insu-lating around windows because a high expanding foam can and will break the window when it expands. The window should have about a inch gap around the perimeter to insulate completely around the window. Let the foam set up and now the window can be finish trimmed on the interior.

    By following these steps, you will en-sure that the new window will have optimum performance for many years to come.

    In the last quarter, 79 total homes were listed for sale in the Juneau area on the MLS and of that, 38% have sold. The average time on the market for those sold units was roughly 151 days. The average listing price of those sold homes was $230,103 with the average sales price of $223,030 or 97% of the asking price. This percentage is matching the first

    quarter sales of 2011.

    Homes that comprised of 2 or 4 bedrooms sold closest to the ask-ing price as compared to other residential sales this last quarter.

    The Juneau market currently has about the same amount of ac-tive listings this year as it did last year. This years first quarter sales are up slightly selling at 98.2% of the asking price over that of last years first quarter sales of 97.6%.
