Site Monitoring Best Practices

• Identify issues before they become critical!

– Snowballing effect – Issues usually start small

– Localized alarms are not enough

– Alerts should be sent before critical conditions occur

– Alarms need to be sent to the appropriate people

– Redundancy ensures that alarms are received

• Don’t wait for the damage to be done!

– Reactionary mentality is not acceptable

– Downtime = lost $$

Conductive Fluid - Water Detection (SC)

July 16, 2014

Applications

• Under raised floors

– Heat loads in data centers require water cooled solutions

introducing water to areas that are most sensitive to water

leaks

– Many new buildings are being built entirely with raised floors

to simplify construction and design changes

• Affixed to water supply and return lines

• In drip pans installed under sprinkler lines

• Encapsulating areas of concern

– Sources of potential leaks

– Protecting anything that may be damaged by a water leak

• Every company has or will experience water leak

related issues

• Has there ever been any leak related issues?

• How were the issues identified & resolved? Was there any damage or downtime?

• What damage could an unidentified leak cause?

• Are reliable leak detection products already installed? Is it the most effective solution?

• Where are all of the potential sources of leaks?

• Is the insurance company offering incentives for having leak detection products installed?

• Common sources of leaks include:

– Valves and fittings on supply or return lines

– Storage tanks

– Air conditioning units / Chillers

– Clogged drains

– Leaking roofs

• Locate the potential threats

– On the floor

– Behind walls

– Overhead

SeaHawk Leak Detection

July 16, 2014

• Odds are that you have experienced leaks resulting in damage or downtime. If you

haven’t, you will.

• RLE offers a comprehensive solution to identify one of the leading causes of business

downtime

• Timing is critical – Don’t wait for the damage to be done

• Is easy to design, install and support

• Solutions range from $100’s to $100,000’s

Page 33: Overview of RLE's Water Leak Detection Products

33 www.rletech.com

The SeaHawk Solution – Basics

July 16, 2014

• General

– Although 100ft/30.48m cables are available, RLE recommends using the 50ft/15.24m

cables

• Easier to work with shorter lengths when installing

• Simplifies troubleshooting if the system is not functioning correctly due to a cable being damaged

• Easier to replace (and less expensive) if a sensing cable is damaged

• Overhead applications

– Drop ceilings can act like a sponge and ideally there should be some type of

containment installed (e.g.: drip pans, plastic tarp)

– Sensing cables can be affixed directly to the bottom of piping using “zip” ties

• Floor applications

– J-clips should be installed every 3ft/1m to secure the cable to the floor

– Sensing cable should be at least 6ft/2m away from an A/C downflow unit to help

prevent alarms from condensate build-up

Page 34: Overview of RLE's Water Leak Detection Products

The SeaHawk Solution – Basics

July 16, 2014

The science behind Distance-Read leak detection

• Time Domain Reflectomotry (TDR) – A pulsed signal that identifies contaminants on the

cable by the amount of time it takes for the signal to return to the controller

– Although TDR systems can detect multiple leaks, generally they will require more fluid is in

contact with the sensing cable

– Subsequent and simultaneous leaks will require larger amounts of fluid to be in contact with the

cable.

– Longer delays to alarm

– Generally, factory calibration / re-calibration of the controllers is required

• Resistance based system – Cables built with resistance in the sensing wires identify the

change in resistance when the a fluid bridges the two sensing wires

– Quickly identifies a single leak, with minimal amounts of fluid

– System returns to normal once the leak has been addressed (or the cable has been removed from

the fluid)

– No factory calibration / re-calibration is required

– RLE’s leak detection products use this technology

Page 35: Overview of RLE's Water Leak Detection Products

The SeaHawk Solution - Design

July 16, 2014

• Identify the best solution

– Spot detectors? Cable? Both?

– Perimeter? Serpentine? Both?

• Determine the appropriate SeaHawk

controller

– Annunciation required?

– Single Zone? Multi Zone? Distance-Read?

• Know how the controller will be used

– Stand alone system?

– Integrated into NMS or BMS? (If integrated,

identify what protocols the NMS/BMS will

accept?)

• Obtain a floor map if possible

Page 36: Overview of RLE's Water Leak Detection Products

System components:

• Controller

• Sensing Cable and/or Spot Detectors

• J-Clips

• Power adaptor

• Possible Accessories

– LC-KIT or LC-KIT-M is required for each cable

input into the LDZB6 & LDRA6 (includes leader

cable and end-of-line terminator)

– Non-sensing cable

– Cable Splitter (adds 150ft of resistance)

– Weighted Cable Connector (adds 50ft of

resistance)

– Framed map (for Distance Read systems)
