It is more important than ever to ensure that your property is a highly saleable proposition, rather than one that makes another
house look good by comparison. Of course, there are several basics
that should be in place. The price needs to be as attractive as the décor, and you should aim to be flexible onthings like fixtures, viewing times andcompletion dates. You need to be with a pro-active estate agency – not just one who simply lists your house and
then waits for the market to deliver a buyer to your door. But there are other things that you can do, which have a significant
bearing on whether a buyer will purchase your property instead of the one down the street.
A recent survey supports our own view that clutter in an otherwise delightfulproperty can thwart an early sale. Over 76% of estate agents questioned saidthat de-cluttering your home is among the top three most important things aseller can, and is an inexpensive way of dramatically increasing the perceptionof space. 68% of agents said that a thorough interior clean was important,followed by 48% who said that the garden should be tidied.
If you have lived in your property for a while, you can become oblivious to what is clutter and what is an asset to the presentation of the property. So it’s a good idea to ask a friend to help you sort the wheat from the chaff, and any decent estate agent will be happy to offer advice.
But don’t just bung your superfluous possessions in the garage. Why not be rigorous and take a few carloads to one of our local charity shops? Apartment prices have risen byover £50,000 on average in thepast ten years – more than twicethe average for all properties.
The reason that flats nationally haveoutperformed all other types of propertyhas been because of London prices. Flatsin London represent a high proportion ofthe property market.
The average price of a flat in the UKhas risen by nearly £51,000 (equating toa surge of £425 per month) from £157,172in 2004 to £208,169 today, according tolatest research from Halifax. The 32%
increase in the average price of a flat is more than double the 15% rise forall residential properties over the same period. Detached homes (12%)and bungalows (13%) have risen least in price over the past decade.
Terrace homes have been the best-performing property type in thegreatest number of regions (five of the 12): North-West, Yorkshire and the Humber, West Midlands, East Midlands and East Anglia.
Semis and terraces have remained the most popular types of propertypurchased over the past ten years. These two types represent 60% of allhome sales so far this year – up from 56% in 2004. Detached sales havefallen from 21% of all property sales to 16% over the past decade.
The trends became more pronounced in the past five years, with pricesimproving across all property types since 2009. The prices of flats againleaped most, by 43%. Terraces went up 31% and bungalows went upleast, by 15%. Atall wall with a gate on a serviceroad in Hove entirely obscures anupside-down two-storey house. Ido love a hidden house. One
example is 1a Whichelo Place in Hanover,an eco-home that is surrounded bysomething like 30 other houses – but itcan’t be seen from the street. The frontdoor of another, 33a Brunswick Square inBrunswick Town, can easily be seen bypassers-by. But that’s all that can be seen.The rest, including all of its windows, istucked away behind.
The subterranean fascinates me too. Iwrote about the vaults of the Chapel Royalon North Street in Brighton years back. It was to become a bar but still sits empty,I think. Another example, the cellars of theold Brighton Steam Brewery, survivesbeneath Church Road and Osborne Villasin Cliftonville. The signs are there if youknow where to look.
Last year sometime, two friends showedme their home, which is both hidden …and subterranean. The aforementionedgate leads into a small yard and towards a front door. Behind the door is a brightkitchen/lounge area. A spiral staircaseleads downstairs to a large lower floor that
extends beneath the whole house. Light floods in through a courtyardof aluminium windows. I like it that nobody knows that the house isthere, let alone that it is two-storey and covered in glass and metal.
The history of the site is a little murky but, taking an educated guess,the story begins with a Victorian three-storey terraced house on a mainroad with a rear garden. The plot is level but the land around it risessteeply which means that the road at the rear is approximately onestorey above the road at the front. The building presumably becameoffices at some point and a ground floor extension was built over theentire rear garden.
The whole site was bought in 2003 from solicitors Tisdall Nelson Nari& Co by a local property developer called Steven Sparks, who modifiedan existing planning approval to create a new hidden house at the rear.I do know that Sparks changed the design from neo-Georgian to ultra-modern. Finding this out took so long, though, that my two friendsmoved ages ago.

We don’t necessarilystand and stare at the New York skylinebecause we are wondering what the offices arelike inside the ChryslerBuilding. We look, instead,at William Van Alen’s awe-inspiring architecturaldesign. We admire thedefinition that theManhattan skyline bringsto us – the distinct flow ofeverything from theStatue of Liberty, to theEmpire State Building, tothe New York City Library!I’m sure they’ll all lovelyinside too, but that’s notthe main purpose of them.
However, with homes especially, what’sinside is often just as important if not more sothan the exterior structure. And that’s down tothe interior designers, decorators, furnishers,artists and suppliers that make a house morethan an empty shell or a blank canvas.
Which is why we have, so far, been to visitplaces such as Eaton Nott interiors andArchitectural Plants (because the contents of agarden are just as important as the contents of
the house; trees and flowers and pagodas andtopiaries are the lamps, cushions, vases andornaments of a home).
Last week I visitedBen King, out inCowfold, who is abespoke furnituredesigner. He workssolely with wood allfrom local timberyards and createsstunning, one-of-a-kind, uniquefurniture. Everythingfrom lamp-tables to
beds … he can produce it. And out of the moststunning selection of wood – from maple, tosycamore, to cherrywood. What’s more, heworks within the natural pattern of the wood to
create ornate andinteresting designs.The butterfly effectisn’t simply adeterministicnonlinear system ofchaos theory (IGoogled that), it’salso a process inwhich one splitsopen a section oftree to find amirrored pattern oneach side. Ben King
has interwoven this idea into his furnishings. We looked at a table he created, which had a
table-top that incorporated this design. Half ofit mirrored the wood effect of the other half.And voila. A unique piece of furniture. There isabsolutely no need for further decoration. Thematerials that nature provides us with canoften be as interesting and as exciting as anypiece of man-made art. This harps back toEaton Nott designs, from two weeks ago – withJess Eaton using animal bones and horns in her

Question:So you attended the meeting with the council todiscuss the proposals. How do you think it went?
Answer:Ok, to be blunt and straight to the point,neither proposal will work, or achieve the goals set out by thegreen or labourcouncillors. Firstly,they have packagedthe landlord licenseup as something thatwill tackle “rogue”landlords and anti-social behaviour;however, I can’t seehow it will work.Firstly, a “rogue”landlord is highlyunlikely to appearand ask to get a license if it’s going to involve a council officer inspecting said properties.Very similar to those who drive uninsured orwho live otherwise outside of the law, they willnot be around to be held responsible, it willonly be those who have already got a decentproperty, who already have a HMO license,electrical certificates and gas safety certificates,those who already adhere to the mountains oflegislation out there that will now have to get a license that will involve more expense andfurther inspections, in all likely hood, using thesame officers who have already inspected each
property twice for the HMO licenses.How having a license for a
landlord will affect anti-socialbehaviour is also strange one,
I’m not sure how much affect this has on atenants personality, so really can’t understandthat one. The council have a great habit ofdressing things up so the local residents seemto want to agree, in a similar vein to when they approached the local residents of theHanover area to ask if they would support the
introduction of HMOlegislation for studenthouses, saying it wouldtackle both anti-socialbehaviour and refuse inthe streets. However, inmy quite considerableexperience, HMOlegislation only tacklessanitary conditionswithin the house andfire regulations, whichwas a great initiativethat we fully support
as it has improved the quality of studenthousing. Despite this, it has not even remotelydone anything on anti-social behaviour orrefuse in the streets.
Question:What proposals did the panel offer to counterthe lack of social housing in the area, an issuethat clearly puts added pressure on the private rental sector?
Answer:Well, and I probably sound a bit down on thewhole thing already, but one of the panel cameup with the idea of using the government-helddeposit account, and pilfering this to buildsocial housing. Now, please correct me if I’mmistaken, but the changes in deposit legislation

mean that this money is held on account, in good faith, on behalf of the tenants. This is, for want of a better phrase, OTHERPEOPLE’S MONEY! I find it staggering that anyone who is
involved in the industry, in any capacity, would consider this a valid course of action. I know this money has to be very carefullyaccounted for, logged on time, returned ontime, and all to the letter of the law. Theslightest mishap with this and you are open tolegal action from the tenant – again, legislationthat has really made the tenants’ positionstronger and brought added clarification to the industry. So how anyone can quite happilysay that this money, other people’s money,should be used to bail out a failing council or government is quite absurd. I’m all for increased legislation if it actually
benefits the industry, but please don’t insult usby dressing it up as something it’s not. I wouldpropose that instead of licensing landlords, alicensing scheme that is mandatory for agentswould be a better ploy. Put all the governingbodies of the lettings industry together –ARLA, NFOPP, UKALA, PropertyOmbusdman – and get them to work with the government to introduce a single licensewhich we, as agents, need to operate. Then, if landlords are renting through
a licensed agent, their property will have tocome up to certain standards, and the tenantswill know where to complain should it not. If tenants want to go and find a private,
unlicensed landlord to get a cheaper rent then, in all fairness, they would only havethemselves to blame.
I’m all for increasedlegislation if it benefitsthe industry... but pleasedon’t dress it up assomething it’s not
