Demand exists today for a new parking structure in the vicinity of the Garrahy Courthouse.

• Current parking demand in the downtown core surpasses the available supply

• Employers (incl. courthouse) have arrangements today to park employees as far away as the State House

• Many surface lots in downtown near the 195 District are ripe for redevelopment if parking rights are preserved in a municipal structure

• Proposed development on adjacent 195 District sites will require 100’s of parking spaces, sufficient to fill a new garage

• 195 District-wide will require 1000’s of spaces in the future

Demand for a sizable new structure in this core area is present today and will grow significantly in the near term.

• Planning for a core area municipal structure now promotes new development interest and makes infeasible projects feasible  

• Demand for structured parking in this core area alone will exceed 1,000 spaces so a large structure is warranted

• Active streetfront uses and sidewalk activity allows for minimal impact on critical downtown streets, Richmond and Clifford.

• 24-hour staffed presence and maintenance to ensure easy access on foot and by car in all weather and seasonal conditions

• Include multi-modal features, transit shelters, covered secure bicycle parking, a car-share pod, travel information
