month. YTD sales are up 7.4%.

After a slow rise for 7 months inventory went

back down again in August.

This chart shows how tight the market has been this

year. Sales have increased and there have been fewer

listings – resulting in a super high U/C %. At the end of August 42% of the homes on the MLS were already under contract.

each week. Lately, the market has

been more active than the same

time during the last few years.

Over the past month new listing activity has been

strong.

Sales through the first 8 months of 2015 are up 7.4% from a year ago.

Closings at the end of August were

especially strong.

My View of the Market With the exception of a short time between

mid July and mid August, the market has been especially strong this year.

Sales are up 7.4% from a year ago. The number of listings is down. This is causing upward price pressure in a big way.

Sales for the first 8 months of the year averaged 99.8% of list price.
