While the NCR and Bangalore ledsupply addition, most cities wit-nessed a drop in the number of

completed projects, with delays on ac-count of rising vacancy levels and ap-preciating input costs impacting con-struction timelines, especially in the lasttwo quarters of 2011, the report says.

“The tight liquidity situation, high interest costs and uncertain demand weredeterrents for developers to construct. Itwould be safe to say that this sentimentwould remain, till the global and the In-dian economic situation stabilizes,”Magazine says.

Gurgaon continued to be the hub of of-fice transaction activity in the NCR, with

an addition of almost 1.2 million sq ft ofGrade A supply, largely in the commer-cial and IT/ITeS segments. Almost5,20,000 sq ft of commercial stock wasadded to the market.

SEZ pace continued to attract occupi-er interest, with approximately 5,00,000sq ft office space getting leased.

Absorption in the IT segment stood atalmost 3,70,000 sq ft, while in the com-mercial segment, it stood at around1,22,000 sq ft. Despite healthy absorption,rental values were largely stable as sup-ply pressures were experienced in most micro markets.

Noida also continued to witness com-pletion of large Grade A office supply,with approximately 6,13,000 sq ft of IToffice space getting completed this

quarter.Absorption stood at almost 3,74,000 sq

ft, across various segments. A mismatchin demand and supply continued to pullvacancy upwards, which also led to stag-nancy in rental growth in most micromarkets of Noida.

However, if the slowdown continues,experts feel that there would be down-ward pressure on rentals of the officeand commercial space. The economicslowdown is also likely to impact the de-mand for residential real estate.

Consultants feel that if the economicslowdown continues for the next twoquarters, the slowdown in the demandfor residential space will put pressure on the capital values of the residentialproperties.

In a nutshell, the husband andthe wife now prefer to use their own loos rather than sharea common loo that they were used to till recently. If realtyexperts are to be believed, some builders are also construct-ing two separate loos attached to the bedroom rather thanone.

Sanjay Khanna, di-rector of Kailashnath Projects Pvt Ltd, says: "The concept ofdedicated loos for the husband and the wife is making its wayin the capital and other places. My company has construct-ed separate loos for 'him' and 'her' in our recent projects inJor Bagh and Malcha Marg. The New Age customers insistupon such arrangement. While it costs the customer a lot ofmoney, there are people who opt for floors or flats with sep-arate loos. They do not mind spending money on loos for himand her."

Experts say that high-end loos cost you more than even aroom. They may cost anything from Rs 1 lakh to Rs 5 lakh.Sanjay Khanna says that the toilets of women are equippedwith bath tub while the male toilets have shower enclosures.TV and music systems are common things which can be seenin the loos of both 'he' and 'she'. "The bathroom of the ladyof the house is merged with her make-up room as well. Thereis an arrangement for a well-equipped dresser there. The

colour of the loo is also important, as the colour schemevaries according to the gender. Ladies go for light

pink or blue colours; however, men have notknown to voice any preference," says Gau-

rav Mittal, the managing director of CHDbuilders.

Devinder Gupta, the chairman andmanaging director of Delhi-based re-ality advisory DGS Realtors, says: "Alarge number of expatriates living inmajor cities in the country preferhouses where they can get separatetoilets for the husband and the wife.It seems that dedicated loos are not a

new thing in many countries. I knowmany landlords in posh areas of big

cities who are redeveloping their homesto the changing needs and times.""Apart from this trend of dedicated loos,

Experts say that as more andmore Indians visit abroad thesedays and see such trends there,they try to replicate them heretoo. With higher disposable in-come in their pockets, affluentIndians do not mind spending atidy sum on dedicated loos.
