PRECONSTRUCTION SERVICES Nason provides comprehensive preconstruction services that help our clients

address their unique construction programs. Our firm has developed a

proven partnering approach and open book policy that involves all project

team members to establish a unified delivery throughout the project.

Our project team approaches the preconstruction phase with the intent of

providing the most value and quality within budget. Nason develops various

purchasing and construction scenarios to efficiently allocate the available

funding.

CONSTRUCTION MANAGEMENT Nason Construction's approach to construction management is centered on

an open book policy and partnering effort involving the client, design team

and all necessary stakeholders.

Our professionals will immediately assume overall accountability for

managing the project and budget. Nason has experience operating as the

CM at Risk and within a CM Agency program format. On an annual basis,

Nason completes approximately 65% of our workload using this delivery

method.

DESIGN / BUILD Extensive experience with all facets of design-build projects, including fast-

track schedules, lump sum, or guaranteed maximum price (GMP) has

afforded Nason the ability to develop a comprehensive process. Our team

will work closely with the design team through a collaborative effort to

ensure that project goals are achieved.

GENERAL CONTRACTING Nason has had considerable success delivering projects as a general

contractor and the firm is capable of obtaining a competitive price in all

Nason Construction provided construction management services for this $20.5 million phased renovation of an occupied, three-story high school. The school houses both the Cab Calloway School of the Arts and the Charter School of Wilmington.

The phased renovation was managed so at most, only seven rooms are under construction at any given time. This allowed for full accommodation of all 1,800 students and faculty, and avoided the need to utilize trailers as classrooms. Logistics and thorough communication proved to be extremely important while coordinating construction in a fully operational learning environment.

The project included a new HVAC system, a new fire detection system, a new power distribution system, MEP upgrades, classroom renovations, science lab renovations, ADA upgrades, and window replacements.

The project was completed by the start of the 2009-2010 school year.

Nason Construction has been a strategic

partner with Wilmington Friends School for

years. Highlighted below are some of our past

projects.

Middle and Upper School Renovations

This $2.1 million renovation project was

designed by Voith & MacTavish. The 12,400 sf

renovation included classrooms and meeting

spaces in three areas, the Art Center, the

Music Center and the Quest Center.

Upgrades made to the renovated spaces

included a 20-person seminar room with a

SMART Board, and increased seating capacity

from 250 people to 400 in the Meeting Room.

Construction on the campus was completed

over the summer months, as to not disrupt

school activities.

Other Additions and Renovations

As construction manager, Nason

Construction lead this two-phased expansion

and renovation project.

Phase one consisted of constructing a new

gymnasium and multi-purpose building. The

new facility accommodates classrooms for

after school activities, a kitchen and a

computer lab. Phase consisted of renovating

an existing two-story elementary school, an

addition to the meeting house, and the

construction of an arts wing.

Demolition of existing structures and

extensive site development was required

before construction started. The addition was

oriented to maintain existing wooded areas.

Site work also involved the planting of

inviting landscape features.

Nason Construction was awarded general contracting services for the new Sudlersville Middle School. The two-story, 110,000 square foot school accommodates 800 students in grades 6-8 and attained LEED Gold Certification. The new school unites sustainable practices, technology, and education through high-tech classrooms with the latest in leading edge learning technology, and environmentally responsible building control systems.

Sustainable features include solar panels and geothermal heating and cooling systems to make the school energy efficient while off-setting energy costs. In addition, the building features 80% daylighted spaces and has projected a 40% reduction in water use. The projected energy savings is 34%.

Administrative offices, two recreational gymnasiums, and related athletic fields for student use were also constructed.

The school was built on a greenfield site in Sudlersville, MD to address the expanding needs of Queen Anne’s County, which has the second highest growth rate of any Upper Eastern Shore County in Maryland.

Dorchester County Public SchoolsNorth Dorchester Middle School

Nason Construction was selected as the General Contractor for the new North Dorchester Middle School. This 95,000 square foot, $26.2 million middle school was built next to the existing middle school in Dorchester County.

The new middle school bridges technology and education by bringing hi-tech devices into the classroom. Classrooms are equipped with interactive whiteboards linked to computers so information can be shown to the entire class. The school has a media server for educational materials, cutting down on the traditional clutter of videos and other multi-media learning materials.

The new middle school incorporates many green and sustainable features, including 144 wells for a geothermal HVAC system, increased daylighting, lighting controls

with motion-sensor detectors, and water saving and waterless fixtures in the restrooms. The geothermal HVAC system uses all-natural energy from the earth to heat and cool the building. The daylighting in the school increases natural sunlight to areas that would otherwise be dependent on electric lighting. Studies have shown that natural daylighting enhances a student’s ability to learn and comprehend school subject matter, and student performance increases. All of these strategies increase overall energy efficiency and lower the operational costs for the school district.

In addition to the school building, softball and soccer fields were remodeled and six new tennis courts were constructed.

This project was constructed following IAC and State of Maryland guidelines and regulations.Philadelphia

A long-standing client, the University of

Delaware selected Nason Construction to

provide preconstruction and construction

management services for the renovation and

addition to the Carpenter Sports Building,

which is the primary recreation facility on

campus.

The current building was 167,000 sf and

included:

• two gymnasiums

• volleyball courts

• student and employee fitness centers

• racquetball and squash courts

• a rock-climbing wall

• locker rooms

• faculty and staff offices

The Carpenter Sports Building also houses a

15,000 sf natatorium, which is home to both

the men and women’s swimming and diving

teams, and accommodates seating for 700

fans.

Nason Construction provided

preconstruction services to finalize the scope,

schedule and budget for a 49,000 sf addition

and 47,000 sf renovation. Nason was further

selected to provide construction management

services for the addition and renovation,

which addition is three stories, and connects

to the existing building. It provides a new

entry lobby, centralized offices for recreation,

and a large fitness center.

This project was completed utilizing Building

Information Modeling (BIM) techniques.

Student Center Renovation

Nason Construction managed the renovation

of the 45,539 sf Student Development Center,

which included an open two-story lobby in

the center surrounded by offices, counseling

rooms, conference rooms, computer labs, and

storage areas.

The renovation included an upgrade of the

HVAC System, all interior finishes, structural

work, and the replacement of the exterior

glass curtain façade, as well as a small

addition totaling 2,360 sf to house the new

mechanical equipment.

Murphy Hall Annex

Nason also provided general contracting

services for the renovation and fit-out of a

three-story student dormitory. The project

required replacement of all new mechanical,

electrical and plumbing systems, including

the HVAC system, masonry restoration,

complete window replacement, and

construction of a new elevator shaft.

The dormitory accommodates 100 student

beds with a men’s and women’s restroom and

shower facility on each floor complete with all

new fixtures, study lounges, a small kitchen

area, and a laundry facility.

The project was completed on a fast-track

schedule in only nine months.

Physical Plant and Central Receiving

Nason provided general contracting services

for this new masonry and architectural

precast facility. The new building

accommodates administrative offices and a

maintenance facility with a covered storage

area, vehicle garage with hydraulic lifts,

plumbing shops, and electrical shops. The

project also included extensive site

development, extension of all site utilities,

and finished landscaping.

Design Award

The Virginia Institute of Marine Science

(VIMS) and the Graduate School of Marine

Science at the College of William and Mary

provides interdisciplinary research in coastal,

ocean, and estuarine science at the main

campus and the Eastern Shore Laboratory

(ESL). The ESL serves as both a field station in

support of research and teaching and as a site

for resident research in coastal ecology and

aquaculture.

Nason Construction provided construction

services for a new single story 8,000 square

foot seawater laboratory on pile foundations.

The new lab has running seawater for

research on coastal marine ecology and

aquaculture in a high salinity environment.

The building was poured-in-place concrete,

with wood construction and will provide a

new flood proof structure.

Sallie Mae since 2008 on a series of multiple

projects, such as:

Corporate Headquarters Fit-Out, Phases 1-7

In January 2011, Nason began a $10 million,

17 month fit-out of 150,000 sf; completed in

seven phases, in an occupied building.

Exterior Façade Renovation

In 2011, the award winning, $7.3 million

Exterior Façade renovation commenced. The

new, large windows not only make the

building look inviting, but add an increase in

natural light for guests and employees.

Landscaping & Pond Renovations

In Spring 2013, Nason began the renovation of

Sallie Mae’s employee common space,

creating a new outdoor seating and dining

area adjacent to their new cafeteria, and a

serene pond with surrounding boardwalk for

employees to enjoy.

State of DelawareKent County Courthouse Complex

Nason Construction provided CM-At-Risk services for the construction of a new, three story, 150,000 square foot courthouse annex and a 50,000 square foot renovation to the existing 1874 historic Kent County Courthouse. The project was the first CM-At-Risk project undertaken by the state. Work included historic preservation of the existing courthouse as well as the complete demolition of the neighboring Robert O’Brien Building.

The new, three-story, 150,000 square-foot facility features seven courtrooms, including hearing rooms, and an arraignment courtroom. The facility houses the Superior Court, Court of Common Pleas, Department of Corrections, Capitol Police, and probation officers.

Nason Construction worked with the State to prequalify contractors with sufficient expertise and size to complete such a complex project. Unique features of the new building include significant architectural millwork finishes in the courtrooms, detention and holding cells with isolated elevators for prisoner transport, and high-tech security systems including closed circuit television, access controls, and comprehensive data and telecommunications systems.

The newly renovated historic building houses two courtrooms, the Chancery Court, the Attorney General’s Office, administrative offices, a Grand Jury room, and the Law Library.

This project includes a new 25,000 sf addition

and 6,350 sf renovation to the kitchen serving

the Howard R. Young Correctional

Institution, a Level 5 prison facility, located in

Wilmington, DE. The facility processes

approximately 60% of all admissions in the

Delaware Correctional system, and houses the

majority of the detainee population.

The addition is comprised of a two-story

space over a crawl space. The first floor

above the crawl space contains an expanded

facility storage area, new bulk dry food

storage, a sally port serving only food service

needs, a food service receiving area, loading

dock, elevators and machine room, and trash

rooms with space for outdoor compactors.

The second floor contains a new food service

kitchen serving 2,000 inmates, three meals a

day. Spaces include a new sally port, frozen

and refrigerator storage, day dry food storage,

non-food storage, can/wash recycle area,

staging area including space for at least 33

food carts, two staff offices, an inmate break

area, elevators, preparation area, cooking

area, warewashing area, and tray assembly

area.

Renovations to the space included a detailed,

$5,000,000 security system upgrade, which

was also the largest contract for the project.

Upgrades included the installation of Allen

Bradley PLC and inner connection wiring for

the same, along with upgrades and an

addition of 190 new cameras to the over 100

existing cameras in the facility’s closed-circuit

television system. The upgrades were

successfully converted in phases for two

months while maintaining all security

functions of the prison at all times.

Additional security concepts incorporated

were:

• Doors are controlled / operated by

central control

• Exterior walls consist of horizontal and

vertical reinforced masonry / concrete

• Window penetrations are no wider than

five inches

• Loading docks and service yards are

secured with sally ports

• Security glazing consisted of glass-clad

polycarbonate

• Security ceilings were utilized

Nason Construction provided construction management services for a four-story, 120,000 square foot Medical Office Building at Christiana Hospital. The new Helen F. Graham Cancer Center Pavilion will be able to better serve Christiana Care Health System’s cancer patients, the number of which grew from 6,000 in 2003 to over 110,000 in 2007.

The building expansion is located adjacent to the current Helen F. Graham Cancer Center and is connected by a glass-enclosed walkway and reflecting pool. It currently is home to doctor and surgeon offices, radiology and nuclear medicine, including MRI, CT, and PET/CT, multiple labs, surgical areas, research labs, administrative areas, and a pharmacy.

Site work included “Green” technologies in addition to a partial second floor roof garden.

Nason Construction was selected to build a

new $10 million nursing school for Beebe

Healthcare in Lewes, DE. This project will be

completed in a single phase spanning 13

months, combining both the new construction

and renovation projects.

Three buildings currently exist on the site of

the new school. Of the three buildings, two

will be demolished and one will be erected in

their place. The new building will include

two, six-bed skills laboratories and two,

one-bed skills laboratories outfitted like

modern hospital rooms, as well as classroom

and conference room spaces.

The third building will undertake mechanical

and cosmetic upgrades and renovations,

while Nason ensures uninterrupted

operations for Beebe. The space will remain

occupied throughout construction.

Nason has worked with Beebe throughout the

entire process in both a consulting and

partnership role. Extensive time is being

spent with value engineering to assist in

budgeting. Partnering with various

consultants and working closely with the

architect, owner, and subcontractors, Nason

was able to provide a savings strategy to

Beebe that could bring a 10% decrease in

overall cost.

Another method in which Nason delivered

additional value to Beebe was in the

transition of our contracting model.

Originally bid as a lump sum project, Nason

and Beebe collaborated to create a new

Construction Management contract, which

will result in great cost savings to the Client.

Dover Air Force Base

Nason Construction accepted the challenge to complete this design-build contract for the new $18.9 million state-of-the-art mortuary at the Dover Air Force Base. The 73,000 square foot building accommodates administrative offices, a pathology lab, radiology suite, five refrigerated vaults, two ballistic-proof scanning rooms, and a preparation/processing area adjacent to four loading docks. The new facility was designed to meet the Department of Defense Anti-Terrorism and Force Protection Standards and was completed on time and within budget.

The steel-framed and brick structure is accented with marble panel siding. Architectural features include various roof elevations with an aluminum and kalwal barrel roof over the lobby, a glass curtain wall entrance and an ornate lobby.

The lobby features the “Wall of Fallen Heroes” and a reflecting pool with a fountain designed to instill a sense of peace and tranquility adding ambiance to the center.

The mortuary was completed on a fast-track schedule in only 20 months from design concept to completion. It is the only one of its kind in the world and boasts an innovative ventilation system that turns air flow 15 times an hour to ensure a safe work environment.

Company at their World Headquarters in

Camden, NJ. Our relationship spans a

program of multiple projects. Highlighted

below are some of those projects.

World Headquarters Renovation,

Phases 1 & 2

Nason Construction originally provided

general contracting services for the first two

phases of the World Headquarters renovation.

Completed in February 2011, the first phase

included the installation of all IT equipment.

The second phase, completed in June 2012,

involved the complete renovation of 68,000 sf

of administrative space at the Headquarters’

main building.

The retrofit included selective demolition and

interior fit-out with high-end corporate office

finishes and extensive mechanical and

electrical upgrades. The building remained

fully occupied during the renovation.

World Headquarters, Building 70

Renovations

Nason provided general contracting services

for Campbell Soup’s Building 70 interior

renovations, which was the first venture

between Campbell’s and Nason. The scope of

the project included demolition of a portion of

the existing Day Care and build-out of new

space and meeting rooms, as well as a new

HVAC system and skylight installations.

Work was completed during the night shift

hours to allow the Day Care and office

operations to continue without interruption.

The Nason construction team successfully

coordinated construction activities within the

occupied building and with the furniture

assembly crews to allow on-time move-in to

the renovated space.

Nason Construction was selected to build a new $17.5 million rehabilitation hospital in Langhorne, PA, for the partnership of St. Mary Medical Center and Centerre Healthcare Corporation. The 50-bed acute care facility is the first stand-alone specialty rehabilitation hospital of its kind in Bucks County, PA.

The 52,879 square foot facility includes dedicated brain-injury, spinal-cord-injury, trauma, and stroke units, and provides physical, occupational, and speech therapy, along with neuropsychology services. The new hospital is located across the street from the existing St. Mary Medical Center main campus facility.

This is the first phase of development of this new campus, and will allow St. Mary Medical Center to convert its existing 31-bed rehabilitation unit in the main hospital into a private-bed unit, so the 374-bed hospital will have all private rooms.

The building incorporated significant sustainable design and achieved LEED Platinum, the highest level of certification issued by the US Green Building Council. The complex provides improved and expanded classroom and administrative space to enable the Center to achieve its mission of advanc-ing knowledge and stewardship of fresh water through research, education, and restoration.
