Our Purpose

Direct Lending Partner is pleased to provide funding for projects without the normal hoops to jump through and with a true focus on providing two main services: 

1. Flexible funding for projects and borrowers that makes sense.

2. Responsive and relationship based world-class service.

 Direct Lending Partner is very different from other lenders in virtually every way, starting with how Direct Lending Partner came to be. Unlike most other lenders, Direct Lending Partner’s CEO, Don Wenner, is not a lender by background, but instead is an investor. He has been on the borrower side of the coin looking for funding on properties that made sense, but banks still would not fund. As Don continued to grow his investing practice, he determined there had to be a better option than dealing with traditional banks and institutions. He set out in search of alternatives, determining a few conclusions that lead to the founding of Direct Lending Partner: 

1. There are very few private lending sources that lend to the markets Don was investing in (within 75 miles of Bethlehem PA).

2. The lenders that were funding deals had very limited capital to lend.

3. The customer service was horrendous.4. The lenders were out of touch with the needs and

challenges of borrowers. Don determined these conclusions were the perfect recipe for the launch of Direct Lending Partner — a company built around providing a solution for the four conclusions mentioned above.

Direct Lending Partner is able to provide private funding that can underwrite deals based on common sense, not based on the federal governments lending guidelines. Direct Lending Partner primarily lends within a 75 mile radius of Bethlehem, PA, and structures our loans and services with the mindset of building a long term relationship with investors who want to capitalize on today’s amazing real estate market. We will fund multi-family projects and even commercial projects on a case-by-case basis. Direct Lending partner focuses on being the easiest and most reliable source of funding for all of your renovations and Investments.  We not only focus on providing our borrowers the capital they need to do their projects, but also the support, experience and knowledge to help make these projects profitable.

Bridge & Mezzanine Funding

Direct Lending Partner provides bridge & mezzanine funding to experienced real estate investors on a case-by-base basis. If you need the funds to bridge yourself to get a project complete and/or refinanced with a permanent lender institution Direct Lending Partner is there for you. Typically we are able to fund up to a maximum of 75% of the stabilized or after repair value of the property.  Secondary collateral may also be required as well.
