Hello and welcome to this quarter’s business update. It’s been a busyand successful period for us and we have a lot of interesting and award-winning project work to tell you about.

The work has been challenging and varied, including educational establishments, a distillery andNewcastle’s new flagship Metro Station at the Haymarket.

whatever the project, we aim to keep our service as one that makes a positive contribution to thedevelopment, construction or property management process. As you can see in a separate articlewe are 90 years old this year and still going strong.

90This year marks the 90th birthday of the practice,founded in Newcastle upon Tyne by John williamSummers in 1920 who was joined by his son JohnAllan Summers in 1944. The business went fromstrength to strength in the 1950’s and 60’sopening offices in Leicester in 1965 andEdinburgh in 1966, adding a Glasgow office in1976. There then followed a period of acquisitionof a number of small northern Quantity Surveyingbusinesses leading to Jw Summers & Partnersbecoming the largest of its kind in Newcastle. Itwas at this time that the business expanded intoNigeria and then briefly to Houston, Texas. In1988 the practice became the first in the UK towin approval from BSI for its Quality Managementsystems, the year in which Allan Summers retiredand the business was restructured with Petercollings in Edinburgh taking on the role ofManaging Partner, a position he was to occupyuntil 1997. In 1993 a separate Building Surveyingand Project Management company wasestablished and this traded briefly in its own rightbefore being taken over by the Directors of whatwas by then known as Summers & Partners.

with the advent of Health and Safety legislation aPlanning Supervisor facility was the next to beadded. Peter collings was succeeded asManaging Partner by Ian Kennedy in the Leicesteroffice as the business again changed its name,this time simply to “Summers” and 1997 saw theacquisition of a small practice in Leeds. During2001 discussions were ongoing with wc Inmanand Partners a smaller London based practiceleading to their acquisition in 2002. In 2003David Taylor became Group Managing Director ofthe resulting Summers Inman and we now hadgenuine national coverage for the first time. Fromour network of 7 offices across the UK we handlearound £1 billion of construction anddevelopment work every year. The businessremains in good shape and we look forward toreaching the century mark in another 10 yearstime. our approach to business has always been thesame; to recruit the best people and to providethe best service possible. our ongoing success isa testament to this belief but none of it wouldhave been possible without the support andfriendship of our many and varied repeat clientsdrawn from all sectors of the constructionindustry who continue to engage us on a regularbasis. Accommodating the centre for Bacterial cell Biology and the Institute of Health and Society,the new building is a world leading centre,designed to provide a focus and identity thatboth attracts and enables world class research inNewcastle.

Located within an operational campus environment, this restricted city centre site posed a number of challenges, includingthe repair and renovation of the grade II listed 'Leazes House' thelast remaining building on the site of the former Leazes Brewery,built c. 1782 and originally designed as a waterpowered snuffmill. constructed over 4 levels around an information sharingcentral forum, the new building includes open plan and cellularoffice space, primary laboratories and accompanying write-upspace, secondary laboratories housing specialist equipment andfacilities, formal meeting provision, informal meeting spaces, social areas and administration space

Under the University’s framework arrangement, Summers-Inmanhas provided cost management services, allied with full projectmanagement and support services from inception to completion.Specific duties included development of the project brief, preparationof a feasibility study considering strategic design options for development; obtaining the necessary statutory consents involvingdetailed consultation with the city council conservation team; obtaining funding from a variety of sources; managing the twostage contractor selection process within EU Guidelines and administering the NEc3 form of contract. Sustainability has also

been a key consideration of the project,which has achieved a BREEAM ‘Excellent’rating against the original target of 'VeryGood' and for the same cost.

commenting on the overriding success ofthe project, Ian campbell, Director at Summers Inman's Newcastle office said;‘we are delighted to have been involvedwith this hugely successful project andwe are pleased to have delivered thisworld class centre for research to theclient on time, under budget and to an exceptionally high standard.'

SUCCESSFULOPERATION

Students paraded through the streets of Tyneside to mark thefirst day of a new era at their pioneering state-of-the-art sharedschool. Singing songs and waving banners, excitedschoolchildren celebrated the coming together of GoathlandPrimary and Glebe Schools into Benton Dene School; a brandnew, integrated primary learning campus in Longbenton.

co-located on a site with Longbenton community college on Hailsham Avenue, the new campus offers a state-of-the-art andinnovative approach to inclusive learning, and features specialistclassrooms, sports and health areas, a nursery, after school cluband a range of community facilities within easy reach of localfamilies. It will also be a centre for borough-wide language, communication and therapeutic services.

Providing Employers Agent and cDM coordinator services, Summers-Inman’s team of specialists established formal procedures and hierarchies of responsibility to ensure thedesigners, contractor and end users worked closely as ateam. Rigorous procedures monitoring design, development andcost control were also put in place to ensure that any difficultieswere identified and actively managed within agreed parameters.

Providing 500 primary school and 39 nursery places, the new school, designed for inclusive learning, incorporates specialist facilities for students with moderate learning difficulties, includingautism, allowing them to participate in every aspect of mainstreamlife and have full access to a broad and balanced curriculum.

commenting on the overriding success of the project, Peter carruthers, Associate Director of Summers-Inman's Newcastle office said; “our long standing relationship with North Tynesidecouncil has enabled us to understand their aims and objectives.Having project managed previous schools for them in the past,we understood their need for best value and we were fully awareof the very tight timescales involved.  we’re delighted to havebeen involved with this project, and pleased to have assisted thecouncil in delivering the new state-of-the-art school for the localchildren of North Tyneside.’

Summers-Inman has provided expert advice on a number of landmark schemes for North Tyneside council, including BeaconHill School & Specialist college for Business and Enterprise, Burnside Swimming Pool and the regeneration of the Playhouse,Leisure Pool and Spanish city Dome in whitley Bay.

SUMMERS-INMANWINS LANDMARK LEISURE PROJECTIN SOUTHSHIELDS

Summers-Inman has been awarded a contract withSouth Tyneside council to deliver full cost managementservices for the construction of a landmark Leisure centrewith an estimated construction value of £15m.

orientated towards swimming activities, the new building will contain an8 lane 25m swimming pool, leisure water and teaching pool, spectator seating,wet changing village, fitness suite, studios, dry changing, wc's, showers andsauna, multi purpose room, café, exhibition space and accompanying reception, administration, service and ancillary spaces.

Due to open in Spring 2012, sustainability is high on the agenda, with aminimum BREEAM 'Very Good' rating targeted.

Malcolm Shiels, an Associate Director and our Head ofCDM recently presented the CDM / Health and Safety awardat the prestigious Constructing Excellence in the North Eastawards night.

Held every year in May, the constructing Excellence in the North East Awards are a celebration of everything the North East construction industry has to be proud of.

over the last five years the Awards have grownto become one of the highlights of the business year, with over 500 people regularlyturning out to witness the best of constructionin our region.

winners are selected across 12 categories including innovation, integration, value andsustainability and go on to compete in the National constructing Excellence Awards,held every year in the Autumn.

Malcolm and the judges were looking for aproject or organisation where Health & Safetyhas been driven forward to go beyond what isrequired within the duties as stated in cDM2007.

Summers Inman has beenappointed as sole provider ofQuantity Surveying andBuilding Surveying services forSevern Trent water’s BuildingMaintenance Programme fortheir entire estate.

The work is managed via adedicated helpline and utilisessoftware developed in-houseoriginally for specific use onfacilities managementcommissions. A team of quantitysurveyors manageapproximately 25 work requestsfrom Severn Trent managersevery day for either planned orreactive maintenance work. Thisamounts to the raising of almostsix thousand instructionsannually.

Summers Inman is responsiblefor agreeing all final accountsand audit a sample of thecompleted works on site eachmonth. Valuations are producedfor each of the contractors on amonthly basis and managementreports are issued monthly andfortnightly to Severn Trent foraccounting and progressreporting purposes.

Through the framework,Summers Inman are also toprovide Project Management,cDM/H&S consultancy andBuilding Surveying services onplanned programmes of minicapex projects. Similar serviceshave been provided toNorthumbrian water for morethan 15 years.

Roseisle Distillery in Moray hasbeen named Scottish BuildingProject of the Year 2010 by RIcSScotland.

The new distillery is Scotland’sfirst for 30 years and is also thelargest-ever built (3000 sq m),costing £40m. The energygenerated by the distillery’s £14million biomass plant (aseparate project) is used togenerate the steam that chargesthe stills and a waterreclamation plant recycles liquidfor potable water. The whiskymaking process determined thedesign, providing sections formashing, fermentation anddistilling.

The project’s QuantitySurveyors, Summers Inman,entered Roseisle Distillery forthe awards which were judgedby some of Scotland’s topchartered Surveyors andproperty professionals.

The annual awards celebrate thebest new buildings,redevelopments or conservationprojects in Scotland across fourcategories: Sustainability,Building conservation,Regeneration and communityBenefit.

Last month, the distilleryscooped the Sustainabilitycategory award in the RIcSScotland awards and wasbattling it out against four othercategory winners for today’s titleof RIcS Scottish Project of theYear 2010. It secured theaccolade in the face of toughcompetition from the NorthGlasgow college (communityBenefit winner), The oldSchoolhouse in Logie (Buildingconservation winner) andMaxim office Park in Motherwell(Regeneration winner).

on Monday 29 March, The Princess Royal officially opened thenew multi-million pound Haymarket Metro Station in Newcastlecity centre.

Boasting a bright, clean, ticket concourse and three newescalators down to platform level, the £20m developmentincluded the construction of a 3 storey mixed use developmentwhich currently includes a new branch of the Halifax bank, aNexus Travel Shop, newsagent, milkshake bar and a branch ofLadbrokes.

As part of the official opening ceremony, The Princess Royal,whose niece Eugenie is a student at the nearby University, touredthe new station and greeted members of the public and schoolchildren gathered outside.

Appointed jointly by developers, 42nd Street (Haymarket Hub) Ltdand Nexus, Summers-Inman has provided project management,quantity surveying, cDM coordination and party wall services frominception to completion. Specific duties included development ofthe project brief, preparation of a feasibility study consideringstrategic design options for development; obtaining the necessarystatutory consents involving detailed consultation with the citycouncil; managing the two stage contractor selection processwithin EU Guidelines and administering the JcT form of contract.

Positioned within Newcastle city centre, the station, which isused by 6 million passengers every year, remained open at mosttimes during construction. closely located to other majorconstruction schemes running to similar programmes, the schemeinvolved the close co-operation of a number of local businessesand agencies.

The Times Educational Supplement isdelighted to announce the winners of theinaugural TES Schools Awards.

These awards celebrate and reward the professionalismand flair of those teams making an outstandingcontribution to primary and secondary schools in themaintained and independent sectors. The awardsencompass new facilities, innovation in teaching,leadership and community involvement.

L aunched last December TES has been been delighted bythe response. The panel of distinguished judges hasbeen impressed by the range and quality of the hundredsof entries. They wanted to recognise outstandinginnovation, so they looked beyond the traditionalmethods of measuring success. The standard of entrieswas so high that they faced an extremely difficult task indeciding between those on the short-list.

Category - outstanding Special Needs Initiative of the Year winner - Beacon Hill Special School and Business and Enterprise college, Tyne and wear.

Project - Independent travel training facility built around the school has real traffic lights and puffin, pelican and zebra crossings in the car parks. Some children now havethe confidence to go to school independently. The facility is used by all the special schools and five colleges in the Tyne and wear area.
