BUILDING DESCRIPTION

The main buildings on the property are two Class S steel pre-engineered building that are joined

together by a 100 ft. wide breezeway in the middle. Each of the buildings contains a semi-slick finished

concrete floor. The slabs do not show signs of cracking, hence, it is assumed they were properly

installed when the buildings were built. Rising from the concrete slab and related foundations is the

steel frame of the building. Toping that frame are the steel lateral supports for the walls and the roof.

The walls are not insulated. The roof is insulated with plastic backed insulation. Topping this structure

are the metal sides and roof of the building. The structure of the building is supported in its middle with

a single strand of middle columns and is free span from the middle out to the walls of the building – a

span of some 62.5 feet. This middle and side interior support system is on 25 ft. centers. The northern

most building is lit by intermittent halogen lighting. It is accessed by five drive-in doors; two located on

either end and one located at the western end.

The western portion of the building is taken up by a cooler room measuring 39 x 109 feet. The eastern

portion of the building is a storage building containing 4,000 sq.ft. and was added onto the building. The

northeastern portion of the building has a cooler area containing approximately 2,000 sq.ft. The overall

building has super adequate wiring to allow fro the cooler and other machine related use. Overall, this

portion of the building is considered in average shape for its age. Overall, the eave height of the

building was some 28 ft. at its edge and 32 ft. at its peak.

Leading off from the side of the building are two ancillary support buildings for employees. The

property also contains two employee multi-fixture bathrooms and a break room.

Between this building and the southern building is a 100 foot wide covered breezeway. There are no

sides. The column spacing is the same as in the northern building.

The southern building is also a pre-engineered steel building with the same general specifications as the

northern building. The eastern ½ of the building is taken up by three coolers which appear to have been

installed after the main building was built. This portion of the building can be accessed by two over

head doors located at its end and three truck doors located at its side. The southwestern portion of the

building has an office/receiving area. This area is made up of two multi-fixture employee baths, a

production office, a shipping office and a conference room located on a second floor. Overall, this

building is thought to be in average condition as well for its age.

The cold warehouse storage facility (southern building) was built in August 1992. The northern building

and drive-thru was completed in 1995. Also on the facility is a 770 sq.ft. mobile home that is

approximately 22 years old.

Located around the building is a gravel area which is in fair condition and is estimated to contain

approximately 32,000 sq.ft.
