Tanzania Brokerage Industry

Real Estate Agency activities.In non-Tanzanian countries, it appears that the commission rates are lower when the information within the market is more efficient, open, and reliable. Many developing countries, like Tanzania, without Multiple Listing Services system, show the highest commission rates (10%). This makes sense in a market where information is costly and unreliable, and transactions are burdened by a high government bureaucracy. Globally, we see much lower residential commission rates in most of the highly industrialized nations, including the United Kingdom, Hong Kong and Dubai. Kenya is the only east African country with the low

5% to 10% of the selling price. Agents seem to compete for business on every dimension except commission rates with claims of faster sales, higher selling prices, or better service. Commission rates in many developing countries with no public records and no reliable Multiple Listing Services, such as Tanzania and Uganda, fluctuate between 5% and 10%. Sometimes the agency fees may run even higher than 10% among the real estate agents due to the lack of proper information in the market. In Tanzania there is no any Law or regulatory body to supervise

commission fee of 3% for the sellers. Fees in Hong Kong, typically 1% for the seller, are among the lowest in the world even with the extra charges for lawyers typically incurred at closing. In the UK, the commission rates average less than 2%. The seller is often required to pay for some advertising costs up front without a contingency for this fixed charge, which lowers the risk of the broker spending money that may not be recovered through a successful sale.The Tanzania residential brokerage fees should run closer to 3%, if the typical Tanzania agents were as productive as those in Kenya, the brokerage fees would be closer to 1.5%.

Masaki Prices to go down by 5 - 9%.Kigamboni, becoming the new darling of top real estate buyers.

Welcome 2015, the year 2015 will be an eventful year in Tanzania as the country is preparing for the Constitution referendum and the general election. That is on the politics side. In the real estate side, the experts should expect more deals as the industry is expected to be more vibrant than ever. The prediction will focus on seven 7 areas of the industry.

Prediction one. Mortgage rates to go down: As we noticed in the year 2014, the mortgage rates were between 16.5%-21%, for the year 2015 or this time next year the mortgage rates will be around 13% - 17% as we will see at least four more lenders joining the market causing price wars and competition in the market, the pressure on rates will also be influenced by credit availability from affiliates of the group institutions as the western economies are getting stabilized. We have further noted that the government has been urged to control its consumption and controlling its lending behavior therefore leaving more money for the financial institutions to lend the public rather than buying the Treasury bonds/bills.

Prediction two: House prices: For sales: There will a mixed reaction of house prices in different places of Dar es Salaam, the Gainers: Msasani, after the poor performance in the year 2014, Msasani property prices will now fetch more after the infrastructural improvement especially on water drainage systems and feeder roads. Negative effects of rain flooding can now be an event of the past for the Msasani dwellers, the flooding of 2014 not only chase hundreds of tenants from their properties but also became the number excuse for buyers. The up lifting of the Msasani/Mikocheni Tanesco road will be another plus to the area.

Another Gainer: Mikocheni, sits between two ambitious projects, the Kawe uptown project by NHC in Kawe beach and urban, commercial hub of approximately 3.5 million square feet by Mara Group to be erected near the U.S embassy, making it the most sought address for other businesses and residents.

Kijitonyama: We have seen this place been transformed from a pure residential hub to a new commercial hub which will see soaring prices in the year 2015.

Kunduchi, Mbezi and Tegeta will enjoy a moderate increase in demand therefore increase in prices as a result of Bagamoyo road expansion which made these places easily accessible for commuting residents.

Loosers: Masaki, Oysterbay and Upanga. Over the past years these places have enjoyed the top prices in the market, things are not the same anymore. We will witness prices going down in these places simply because of oversupply. It is unchallenged truth that these addresses were the most sought by the expatriate market but recently renters have enjoyed a wide option for their dollar likewise for the buyers. For example, in the year 2014 Masaki there have been an addition of around 1000 units in the market while the absorption rate being at 65%. The case will be likely for the mentioned places it be on rental and sale prices as the two are kind of co-related positively.

Prediction three: Kigamboni prices to soar, we heard a lot about this place and finally, things look like it is now on. Although things have not taken a clear path from the government side, we have seen a number of initiatives by the private sector and other developers.

The Kigamboni bridge which is funded by the NSSF is scheduled to be completed by July 2015, enhanced accessibility between Kigamboni and the Dar mainland will no doubt increase the appetite of real estate buyers for this, therefore expect to see prices going up in two digits.

The Dege Eco Village, Avic town and the Real Madrid Sports academy will be another catalysts for the soaring prices as buyers are assured of the social amenities proximity that supports their lifestyles.

Prediction four: No major ground breaks. In the late 2014 we saw a few ground breaks in many places in Dar. The year 2015 will witness few of these as we are heading to the general election, most investors will have a wait and see attitude and channel their funds to support their political allies.

Prediction five: Commercial rates to go down. The boom in the commercial real estate seems to be heading to its final days, the year 2015 will witness a major drop of rates in the commercial real estate, characterized by substitution or conversion of residential units to business addresses and the supply phenomena, the markets go through expansionary and contracting phases of the business cycle. During period of expansion, supply lag means that demand is unsatisfied, so prices and rentals rise. During periods of contraction which the year 2015 will be, supply lag will result in an oversupply of space, in the late 2014 the market had over 65,000sqmt unsold in the CBD only and expecting another 100,000 sqmt in the market for this year, with an absorption rate of 46% per annum even though the occupancy rate is over 70% in most buildings, predictions show more spaces will be unsold and vacancies in rental properties will go high, seeing prices going down by at least 12%.

Prediction six: World`s brand to venture in. It was Knight Frank in 1994 a UK Franchise, Regus, Remax in 2014, these are world`s top brands in the real estate service provision, in the 2015 we are set to welcome another two brands in our local real estate market.

Prediction seven: The use of technology. Searching for real estate traditionally was through words of mouth from friends, family and colleagues. The house hunt could only be done by physical visits. Like many other industries real estate has also embrace the use of technology from websites and applications for desktops and mobile devices. In the year 2015 Darproperty has taken an initiative to cook two mobile applications for smartphones and normal phones that will revolutionize how people do property hunting, collecting market insights, comparing properties to make informed decisions with many other appealing features to any real estate enthusiast.

Last but not least, the introduction of online title deeds! Kigoma legislator Hon. Zitto Zuberi Kabwe, recently proposed an introduction of digital land titles in a bid to curb persistent land conflicts in the country. Hon. Zitto made the remarks while debating the annual report tabled by the parliamentary committee on Lands, Environment and Natural Resource in the parliament, Dodoma. With his ability to push agendas we might see the implementation of the online title deeds, sooner than we thought or becoming trendy in the year 2015.
