Page 27 Item: 1 General Condition • In the crawlspace, damp edges, stains and/or efflorescenceon the interior of the foundation wall at the level of the exteriorgrade indicated that exterior surface runoff is seeping throughthe foundation wall at this level. Recommend take action todivert water away from the foundation exterior and monitor.

• Pooled water was noted in one or more areas of thecrawlspace. This condition is often linked to ground waterintruding into the crawlspace as a result of negative/neutralgrading or downspout extensions that are missing or not longenough.

Especially the rear of the home was noted to have significantamounts of water underneath the vapor barrier that movedwhen touched. This condition may have to do with how lowthe block foundation setting when the home was builts.Permits from the time of construction may be available toconfirm if the building was permitted to be built in this manner.

Not addressing this concern could cause unfavorableconditions including foundation movement, support blockmovement and the microbial growth on floor joists andsubfloor in the crawlspace.

Recommend further evaluation and correction by a qualifiedcontractor familiar with such conditions.

• One or more areas along the subfloor, sill plate or rim bandjoist was noted to have moderate staining/moisture damage.Each of these areas were dry at the time of the inspection.Recommend further evaluation and repair by a qualifiedcontractor. Monitor afterwards.

Placement should comply with the manufacturer'srecommendations and Fire Code, which commonly mandatessmoke detectors must be powered by a hard wire AC primarypower source or a self-monitored, non-removal ten yearlithium battery and be placed in all sleeping rooms, amongother places.

the open oven door could overturn the range. Recommendinstallation of an approved anti-tip device.

Remember, when the inspection is completed and the report is delivered, we are still available to youfor any questions you may have, throughout the entire closing process. Properties being inspected do not "Pass" or "Fail". The following report is based on an inspection of thevisible portion of the structure; inspection may be limited by items such, but not limited to, vegetation andpersonal possessions. Depending upon the age of the property, some items like GFCI outlets may not beinstalled; this report will focus on safety and function, but is NOT a current code report and is not to be usedas a means for code enforcement. General ConditionObservations:• Portions of the asphalt shingles covering the roof of this home had lichens growing on them.Lichens are plant-like organisms that may do long-term, very mild damage to shingles. They are acosmetic concern only. Efforts to remove them may result in granule loss where they were attachedto shingles. For this reason, removal should be performed by qualified professionals.

• Asphalt composition shingles covering the roof of this home exhibited moderate generaldeterioration/damage commensurate with the age of the roof. Any other notable deficienciesobserved will be listed elsewhere in this section. Recommend repair, maintenance and planning foreventual replacement.

2. DescriptionObservations:• The roof was covered with laminated fiberglass asphalt shingles, also called "architectural" ordimensional" shingles. Laminated shingles are composed of multiple layers bonded together.Fiberglass shingles are composed of a fiberglass mat embedded in asphalt and covered withceramic-coated mineral granules. Shingles with multiple layers bonded together are usually moredurable than shingles composed of a single layer.

3. Number of LayersObservations:• The roof had one layer of asphalt shingles installed at the time of the inspection.

1. GutterObservations:• The Inspector observed no deficiencies in the condition of the gutters other than commonweathering. Recommend routine maintenance.

1. Grading / LotObservations: Areas of neutral or negative grading and/or low spots at certain areas around thehome's perimeter were noted. 3. Exterior LightingObservations:• One or more exterior light fixtures were inoperable, off or missing bulbs at the time of theinspection. This condition can be caused by a burned out bulb, or a problem may exist with the lightfixture, wiring or the switch. The light fixtures should be re-tested after the bulbs are replaced. Ifafter bulb replacement the lights still fail to respond to the switch, this condition may be a potentialfire hazard, and an inspection and any necessary work should be performed by a qualified electricalcontractor. NOTE: often, a photoelectric sensor or timer can allow for the appearance a bulb is outor inoperable, when, in fact, it is not.

One advantageof a heat pump is that it moves heat instead of generating heat, giving you more energy efficiency.The full invasive inspection of heat pumps lies beyond the scope of the General Home Inspection.Though the heat pump responded adequately to the controls, the Inspector recommends havingthe system evaluated and serviced by a contractor specializing in these systems.

General ConditionObservations:• The following video or pictures show the general area and items in the crawlspace that wereinspected and were found to have no deficiencies other than common weathering at the time of theinspection. NOTE: because the crawlspace contains items that are often neglected and rarelychecked on, such as plumbing pipes, gas lines, insulation, sump pumps and HVACequipment/ducts, routine maintenance in the crawlspace is recommended.

• NOTE: Crawlspace vents should be OPEN in the hot summer months and CLOSED in the coldwinter months.

• No insulation was installed in the unheated crawlspace. Recommend add insulation if desired.NOTE: paper backing should always face the home, not the ground, except in cases ofencapsulated crawlspaces.

• In the crawlspace, damp edges, stains and/or efflorescence on the interior of the foundation wallat the level of the exterior grade indicated that exterior surface runoff is seeping through thefoundation wall at this level. Recommend take action to divert water away from the foundationexterior and monitor.

• Pooled water was noted in one or more areas of the crawlspace. This condition is often linked toground water intruding into the crawlspace as a result of negative/neutral grading or downspoutextensions that are missing or not long enough.

Especially the rear of the home was noted to have significant amounts of water underneath thevapor barrier that moved when touched. This condition may have to do with how low the blockfoundation setting when the home was builts. Permits from the time of construction may beavailable to confirm if the building was permitted to be built in this manner.

Not addressing this concern could cause unfavorable conditions including foundation movement,support block movement and the microbial growth on floor joists and subfloor in the crawlspace.

Recommend further evaluation and correction by a qualified contractor familiar with suchconditions.

5. CeilingObservations:• Protruding nail heads visible in the ceiling in one or more areas of the home appeared to be theresult of framing members shrinking after original construction was complete. Framing lumber isoften installed with a relatively high moisture content and typically shrinks as it dries. Once framinghas reached moisture equilibrium with the homesite environment, framing will become stable andnail pops can be repaired without concern that they will reappear. The time required to reachstability depends on the moisture content of framing materials at the time of original constructionand humidity levels at the homesite.
