Throughout the years, BREG has reached key milestones in the development of the company. Scott Brenner’s credentials as an attorney and mortgage broker garnered several opportunities to serve as court appointed Receiver since the 1990’s. The property management, development and brokerage teams have been well equipped to stabilize the distressed assets on behalf of the lenders, adding value and positioning them for successful disposition or lease. The company provided services for high profile mortgagees including Great Western Bank, The Franklin Life Insurance Company, Philip Morris Capital Corporation, California Federal Bank, Washington Mutual Bank, Gulf Life Insurance Company, and GMAC Commercial Mortgage, just to name a few. In 1997, Scott Brenner created a commercial property investment vehicle, Zenith Realty Investments I, Ltd., and cultivated the fund to include nearly one million square feet of property in Miami-Dade, Broward, and Palm Beach counties. The fund included Brenner’s former Deerfield Beach headquarters building - the award-winning Hillsboro Commons, as well as redevelopment projects including Oakland Park Station, Commercial Station, and Atlantic Tower. Brenner Real Estate Group has since sold all of the 14 assets. Always original and on the lookout for new and exciting opportunities, in 2002 Brenner Real Estate Group entered the multi-family residential market. Brenner developed The Ellington at Victoria Park, a 50-unit luxury town home community in downtown Fort Lauderdale, was an instant success, and units sold out in record time. This project opened doors to other ventures including The Oaks at Oakland Forest, a 72-unit townhome community in Oakland Park. By 2005, Brenner saw a new challenge and created another equity-raised real estate investment fund. Brenner Investment Properties I, Ltd. was launched with the purchase of four properties: Emerald Hills Plaza, Commercial Station, Atlantic Tower, and the five-building office/service complex in Fort Lauderdale which contains Brenner’s current headquarters, Cypress Commons. In the same year, BREG also launched individual limited liability investment companies for three separate office condo conversion projects, a creative new approach for the company into a market that had not previously been tapped. Brenner provided brokerage, development, redevelopment and property management services to these assets, including Pine Island Commons Office Condominium in Plantation, FL and the Exchange of Fort Lauderdale. The downturn in the economy stimulated the return of opportunities for providing receivership services. Brenner’s activity has not only included Scott Brenner’s selection as court appointed Receiver but also bank appointed property management agreements and bank appointed sales agreements. OfficeMajor office properties currently under leasing and management include the 187,468 SF Fountains at Camino, a seven-building office, executive suite and retail complex on behalf of Capmark Bank. Brenner also has a property management and leasing agreement for the 43,508 SF Bank of America Building in Boca Raton which is zoned for office and medical use. In Melbourne, Imperial Plaza is a Class A, 107,000 SF office and retail complex for which BREG has successfully provided property management, leasing and construction management services for the past decade.

Emerald Hills Executive Plaza I and II, which total approximately 147,000 SF on 8.5 acres in Hollywood, FL, was part of Brenner’s office condo conversion investment in 2005. The Brenner team provided management and leasing services for Building I, and then sold the building. Brenner excelled at office condo sales for Building II. The firm continues to manage over 1.5 million square feet of management for clients’ associations and multiple investment portfolios. Other office projects in Brenner’s management and leasing portfolio have been The Exchange of Fort Lauderdale, a six-building office campus totaling 174,808 SF over 13.1 acres, Atlantic Tower in Pompano Beach, a 53,550 SF office tower, underwent a $2 million renovation in 2001, and many class A and B offices throughout the Florida market.

RetailBREG’s seasoned retail team is comprised of professionals with experience in a wide spectrum of disciplines such as asset management, brokerage, construction management, due diligence, lending, property management, special servicing, acquisitions, dispositions, underwriting and valuation. Our staff has held key roles for high profile property companies including GE Investments, Lincoln Property Company, Teacher’s Insurance, Equitable, MONY, and the Situs Companies. Brenner members have earned prestigious designations such as CCIM, MAI, SIOR, RPA and CAM. Additionally, our team has extensive experience working with non-performing loans and REOs.

Third party owned retail properties managed and leased by Brenner in Melbourne include Suntree Plaza and Centre at Suntree, where the firm’s efforts have helped the properties maintain over 85% occupancy yearly. Recently, Brenner expanded its role in retail property management and leasing for West Boca Plaza and Hillsboro I & II in West Boca Raton, and Tropic Square in Delray Beach. Presently, BREG is managing centers throughout Florida and was recently named Court Appointed Receiver for a retail shopping center in Orlando on behalf of Special Servicer CIII/Bank of America.

Industrial / FlexBrenner’s depth of experience and market knowledge in industrial/flex leasing and sales is unmatched in Broward County. The seasoned Brenner brokerage team is well known throughout the industry and several members have been recognized as CoStar Power Brokers. Notable projects include the leasing of Enterprise Center, a multi-building industrial park in Deerfield Beach, FL, Boca Commercial Industrial Center I and II in Boca Raton, Crystal Park in Pompano Beach, and Whispering Waters in Pompano Beach. Other industrial or flex projects include Cypress Commons, Plum Tree Center, Commercial Station and Fort Lauderdale Commerce Center.

Multi-familyBrenner has also made its mark in the Florida residential real estate marketplace, through its development, unit sales and management of successful multifamily projects including The Ellington at Victoria Park townhomes in Fort Lauderdale and The Oaks at Oakland Forest townhomes in Oakland Park. The company then embraced a turn-round approach in its involvement with residential property, beginning with Scott Brenner’s court-appointed Receivership of Ocean Dunes Condominium at Aquarina Golf and Beach Club in Melbourne Beach, FL for mortgagees Mercantile Bank and Fifth Third Bank. The property had been in disarray and only approximately 50% built for almost three years. Brenner Real Estate Group coordinated the construction completion of two buildings as well as the sale at auction of the three-building property successfully auctioning 51 units in three hours!

Subsequent residential properties for which Brenner has served as Court-Ordered Receiver include Villas Santorini in Lake Worth, Winston Pointe in North Lauderdale, M. Marroquin, LLC in Miami, L&V Villas in West Palm Beach, and AMG Investments, LLC in Jupiter, FL. BREG has managed multi-family properties over the course of these 25 years adding tenancy, CAM, value-add solutions, leasing and sales.

Mixed Use One of Brenner Real Estate Group’s most impressive turn-around successes is the property known as Hillsboro Commons which once housed the Brenner corporate offices. In May of 2000, Brenner’s Zenith Realty Investments I, Ltd. Fund purchased an 82,000 square foot property in Deerfield Beach, FL. Built in 1986, the building was known as a white elephant, and had never been occupied. The investment fund renovated the property into an Old Florida style office building in alignment with the current Deerfield Beach CRA. Tenants Brenner attracted to the property included the South Florida Business Journal, BLS Funding, Platinum Television and Capital Electronics, along with anchor retail tenant L.A. Fitness. Brenner sold the property in 2005 but continued to provide property management and leasing services.

Asset & Receivership Management/Caretaker ManagementAlways open to expanding its geographic reach and troubled asset services, Brenner Real Estate Group entered the hotel property management segment in October 2011 with a bank assigned Management Agreement. Brenner is providing management services, reconstruction services, human resources/staffing and all day to day operations on behalf of Security Bank and the Bankers Bank for an 118-room hotel – America’s Best Value Inn in Vero Beach, FL.
