La gestione di progetti come General Contractor, è il tipico approccio con cui Constructors gestisce l’appalto soprattutto a seguito di un’approfondita fase di progettazione svolta dal Cliente o dai suoi consulenti,

La gestione di progetti come Construcion Manager, consente invece la minimizzazione dei rischi di costruzione in contesti di progetto ove è richiesta la massima flessibilità di cambiamento in corso d’opera

In particolare durante questa fase:

- svolgiamo tutte le attività di cantierizzazione

- coordiniamo e gestiamo tutte i fornitori e maestranze, organizziamo e/o presenziamo alle riunioni con il Cliente ed i progettisti

-Effettuiamo la gestione amministrativa ed il controllo costi di progetto

-teniamo tutta la reportistica verso il Cliente nei modi e nella frequenza pattuiti

-Prepariamo la lista dei difetti a fine lavori

In questa fase assistiamo i nostri Clienti nello stabilire le strategie di gestione complessiva del progetto di ristrutturazione o di nuova costruzione. In questa fase valutiamo le tempistiche, la fattibilità, i costi del manufatto e le attività di cantierizzazione.

Proponiamo questo servizio sia come consulenza che come studio propedeutico alle fasi successive di realizzazione come main contractor.

In particolare durante questa fase:

-Organizziamo e presenziamo, le riunioni di start up di progetto nei quali vengono definiti tempi e obiettivi

-Sviluppiamo il budget delle opere e forniamo indicazioni operative ai progettisti durante tutta questa fase

-Effettuiamo analisi comparative dei costi e studi di value engineering

-Sviluppiamo il programma lavori identificando il percorso critico e i punti cardine di consegna intermedi

-Prequalifichiamo i subappaltatori in caso di gestione progetto in modalità open-book

-Organizziamo la gestione amministrativa del progetto

In particolare durante questa fase:

-Effettuiamo la consegna degli spazi e assistiamo il Cliente nella definizione dei programmi di manutenzione e nel traininig al personale preposto

-Raccogliamo tutta la documentazione di fine lavori, le certificazioni, le garanzie e i disegni asbuilt

-Supportiamo il Cliente nelle attività di trasferimento nei nuovi spazi.

We provide assistance to clients and consultant teams who are considering a re-stack, relocation or new build project. As part of this service we assess likely programme, phasing, buildability issues, cost estimates and contract delivery routes.

We offer this service as a stand alone service or as part of a two stage approach where we work towards the delivery phase of the project through a fixed price or construction management contracts.

In details, across this phase we:

-Attend project kick-off meeting to confirm the project’s goals and objectives

-Develop the project budget and provide updates throughout the preconstruction phase

-Perform comparative cost analyses and value engineering studies

-Develop the project schedule including identification of the, Critical path, all milestone dates Furniture, fixture and equipment requirements

-Perform subcontractor prequalification process and issue bid packages

-Provide project administration services including cost accounting and document control

Construction management considered as a risk sharing, professional form of contract, offers maximum flexibility for change to the customer, with minimum penalties.

Meanwhile our Lump sum solution, second stage of strong pre contruction analysis, provides the client with cost certainty and an agreed programme prior to commencement on site which involves buy-in from the whole team.

In particular during this phase we:

-Coordinate project mobilization

-Supervise all field subcontractors and trades Conduct jobsite coordination meetings

-Provide on-site project administration services including cost accounting and document control

-Prepare and issue monthly project status reports Implement quality control program

-Prepare final punch list and conduct inspections

In details during this phase we:

-Assemble equipment operations and maintenance manuals and assist in client training

-Secure and transmit record documentation including equipment warranties and guarantees to the client

CM @ risk: Operiamo come consulenti del Cliente nella fase preliminare e di sviluppo del progetto, mentre durante la fase di costruzione chiudiamo un contratto da General Contractor. Quando siamo vincolati da un GMP, il carattere del rapporto con il Cliente viene a cambiare, difatto oltre ad operare nell’interesse del Cliente e del progetto, siamo comunque più protettivi nei nostri confronti

CM on open book basis: Operiamo come consulenti del Cliente nella fase preliminare e di sviluppo del progetto, mentre durante la fase di costruzione chiudiamo un contratto da General Contractor ma con processo open-book. Anche se siamo noi a pagare i subappaltatori, allo stesso tempo manteniamo un rapporto estremamente protettivo verso il Cliente. Il progetto è completamente auditabile in ogni fase.

Lump Sum: Operiamo con un contratto da General Contractor tradizionale.

La progettazione delle opere e la pianificazione delle attività viene svolta da altre entità.

Agent CM: il rapporto contrattuale può essere classificato come puro servizio di consulenza. Ci si propone a supporto del Cliente nella gestione e programmazione delle attività di costruzione, ivi compreso il coordinamento delle attività di progettazione, direttamente incaricati dal Cliente

Technical Advisory

CM @ risk: We act as consultant to the Client in the development and design phases, but as the equivalent of a general contractor during the construction phase. When we are bound to a GMP, the most fundamental character of the relationship is changed. In addition to acting in the Client’s interest, we also protects ourself.

CM on open book basis: we act as consultant to the owner in the development and design phases, but as the equivalent of a general contractor during the construction phase with open book procedures. Even if we pay subcontractors, at the same time we mantain a Client protective behaviour. The project is fully auditable by Clients in every stage.

Lump Sum: we act as the equivalent of a general contractor during the construction phase. Planning and design management are provided by other entities even if in some cases Clients may request us to provide a full turnkey service including design.

Agent CM: the contract and relationship with Client could be classified as a pure advisory service. We act as the owner's principal agent in the management of a construction project or program, we are responsible to the owner for managing the planning, design, construction and post construction phases, or portions thereof. The marginality is low, this contract fits with big projects. In some cases, design could be under CM direct contract

ROBERTO PRETI. Presidente. Laureato in Architettura al Politecnico di Milano, dopo oltre 30 anni di esperienza nel settore delle finiture Architettoniche (facciate continue, pareti mobili, controsoffittature) dirigendo aziende di proprietà, dal 2005 a giugno 2011 è Dirigente e membro del board in Permasteelisa Int. Oggi è Presidente di CONSTRUCTORS.

PAOLO D’ANGELO Managing Director. Paolo D’Angelo è il Managing Director di Constructors, Project Manager certificato IPMA. E’ entrato nel settore delle costruzioni alla fine degli anni 90’ maturando esperienza in tutte le discipline di settore, comprese il quantity survey, il business development e la direzione d’azienda. Paolo ha esperienze in progetti fino a 30 milioni di euro sia nel settore terziario, commerciale retail, e turistico alberghiero. Prima di fondare Constructors in 2007, Paolo è stato il Responsabile della divisione Costruzioni di Gruppo Sassoli, e precedentemente Direttore Operazioni della filiale Italiana di Structuretone, società statunitense leader di mercato nei servizi di construction management. Paolo oltre a dirigere Constructors mantiene un ruolo operativo e di coinvolgimento sostanziale nei progetti in corso in Italia, mostrando passione e impegno nel garantire e superare le aspettative dei Clienti.

Managing Director. Paolo D'Angelo is the Managing Director of Constructors, IPMA Certified Project Manager. Paolo entered the construction industry in the late 90' gaining experience in all disciplines of sector, including quantity survey, business development and corporate governance. Paul has experience in projects of up to 30 million euro, in the service sector, retail trade, hoteling. Before establishing Constructors in 2007, Paolo was the Head of the Construction Division at Sassoli Group, and previously Operations Director at the Italian branch of Structuretone, a U.S. market leader in construction management services. Paolo as well as directing Constructors, maintains a substantial operational role and involvement in ongoing projects in Italy, showing passion and commitment to ensuring and exceeding customer expectations.

President. Graduated Architect at Politecnico di Milano, after over 30 years of experience in the field of architectural finishes (curtain walls, partition walls, false ceilings) by managing owned companies, since 2005 to June 2011 he is Director and member of the board in Permasteelisa Int. GIANDOMENICO RAGOSTA Direttore Finanziario Proviene dal Gruppo Gabetti dove dal 2000 sino ad oggi si è dapprima occupato della gestione e stesura dei bilanci per Gabetti Holding e Controllate portando a termine tutti gli adempimenti in materia fiscale e reddituale. Dal 2005 è Controller per la divisione Technical Services del Gruppo, sviluppando tutti i budget, l’analisi dei costi e scostamenti, e definendo KPI per tutte le Società della divisione. Dal 2011 è Financial Manager di CONSTRUCTORS.

NADIA ORIANI Responsabile Amministrativa.

Determinazione, capacità di analisi, senso organizzativo e professionalità sono le sue principali caratteristiche. Nadia ha esperienza pluriennale in contabilità industriale e analitica, bilanci e controllo di gestione. La sua attività professionale si è svolta nei Servizi Amministrativi e Finanziari di aziende nazionali e multinazionali, acquisendo competenze tecniche e fiscali per poi approdare in varie aziende di diverso spessore economico, tra cui LLOYD’S REGISTER CERTIFICATION S.r.l., SSI SCHÄFER SYSTEMS ITALIA S.r.l., COMPEX ITALIA S.r.l. In CONSTRUCTORS dal 2008, attualmente ricopre il ruolo di Responsabile Amministrativa.

Account Manager. Determination, analytical skills, organizational sense and expertise are its main features. Nadia has many years of experience in industrial and analytical accounting, financial statements and management control. Her professional career took place in the administrative and financial services to national and multinational companies, acquiring technical and tax skills before joining with various companies of different economic thickness, including Lloyd's Register Certification Ltd, SSI SCHAEFER SYSTEMS ITALY Srl, COMPEX ITALY Srl In Constructors since 2008, currently holds the position of Administrative Manager.

Chief Financial Officer. Giandomenico comes from the Gabetti Group where since 2000 to date he was first dealt with the management and preparation of budgets for Gabetti Holding and Subsidiaries carrying out all formalities in taxation and income. Since 2005, he is Technical Services Division Controller for the Group, developing all budgets, cost analysis and offsets, and defining key performance indicators for all companies in the division. Since 2011, he is Financial Manager of Constructors.

ELENA MESFIN Segreteria Diplomata nel 2004 Elena proviene da una realtà multinazionale leader mondiale nel trattamento dei metalli, dove si è occupata di contabilità e dove grazie al continuo contatto con le filiali estere ha potuto maturare conoscenze in ambito organizzativo e gestionale. Ottima comunicatrice, team builder, parla e scrive correntemente Inglese e Francese.

Secretary. Elena graduated in 2004, she comes from a multinational leading company in the treatment of metals, where she worked in accounting and where, thanks to the continuous contact with foreign branches, could grow in the organizational and management knowledge. With good communication skills, team builder, she speaks and writes fluent English and French.

CORRADO REINA Project Director Architetto abilitato, Corrado ha cominciato l’attività nel settore nel 1995, lavorando per società internazionali di progettazione e PM. Ha lavorato per 8 anni in DEGW Italia come capo progetto con competenze particolari sulla direzione lavori e coordinamento progetti, e per 2 anni è stato Project Manager per Cushman&Wakefield. Prima del 2000 ha lavorato presso società di sviluppo immobiliare occupandosi della gestione di progetti residenziali e industriali. Referenziato su progetti complessi per clienti internazionali, alcuni di seguito elencati. Grazie al bagaglio professionale collabora attivamente con Clienti e Progettisti nell’individuazione di soluzioni operative e gestionali volte a garantire le aspettative di progetto. Dal 2010 è in CONSTRUCTORS.

Project Director Registered Architect, Corrado began his career in 1995, working for international companies, design and PM firms. He has worked for 8 years at DEGW one of the major workplace & design consultancy firm, as a project leader with special expertise on project management and projects coordination, and for 2 years is a project manager for Cushman & Wakefield. Prior to 2000 he worked with real estate development company in charge of the management of residential and office projects. He is referenced on complex projects for major international customers, some listed below. Thanks to the professional experience he works closely with customers and designers in identifying operational and management solutions to ensure and exceed expectations. Corrado joined CONSTRUCTORS in 2010.

MAURO BREMMI Senior Project Manager. Architetto, Mauro entra nel mondo del Construction Management alla fine degli anni ’90 dopo esperienze nel campo della progettazione e della direzione lavori. E’ stato Construction Manager di Structuretone e grazie alla sua expertise di forte taglio tecnico e alle esperienze in ambiti diversi della professione (dalla progettazione esecutiva architettonica, al landscape), si occupa della gestione di progetti complessi coprendo tutti gli ambiti tecnico-operativi. LUCA DE DOMENICO Cost Controller

Luca si laurea in Architettura con indirizzo Gestione di Impresa nel 2002. Opera come Project Controller dal 2004 su progetti in ambito terziario, leisure e retail, tra cui l’Interporto Sud Europa di Caserta e gli uffici di FieraMilano, sviluppando capacità nel coordinamento di team di progetto. Le sue competenze professionali riguardano, oltre che la gestione tecnica delle opere, anche il controllo economico e finanziario di progetto, dal budgeting di commessa a tutto il processo di emissione degli ordini di subappalto e successiva contabilità lavori. Luca è giunto in CONSTRUCTORS nel 2010.

Cost Controller graduated in Architecture in 2002 with specialization in Business Management. He works as a Project Controller since 2004 on projects in the service sector, leisure and retail, such as the Southern European Freight of Caserta and the offices of Fiera Milano, developing skills in the coordination of project teams. Luca skills cover, as well as the technical management of the works, also the economic and financial control, from budgeting to the whole process of subcontracting orders and subsequent job accounting. NICOLETTA BALDINI Project Controller. Sempre pronta ad affrontare nuove sfide, Ingegnere, iscritta all’Albo Professionale, abilitata come Coordinatrice ex DLgs 494/96, si occupa del controllo economico di progetto - stime e analisi prezzi - e acquisti, dalla selezione dei fornitori e trattative commerciali, fino ai contratti di fornitura e subappalto e agli accordi quadro. Proviene dal mondo dell’impresa dove si è occupata presso Artedil S.p.A. di Vigevano di preventivazione lavori, seguendo in prima persona diversi Piani Integrati di Intervento nel Milanese, maturando esperienza sia in appalti pubblici che privati di edilizia residenziale e industriale. .

Customizations Controller Registered Engineer, always ready to face new challenges, certified H&S Coordinatore (ex Dlgs 494/96), Nicoletta is responsible for the cost control of the project – costs estimation and price analysis - and purchases, from the supplier selection and negotiations, to supply contracts and framework agreements and subcontracting. She comes from the construction industry where she dealt with projects estimation, following several Integrated Urban Plans in Milan, gaining experience in both public and private procurement of civil and industrial construction. .

Abilitato all’incarico di Responsabile del Servizio di Prevenzione e Protezione dai rischi (RSPP) esterno dal 1997, ha offerto la sua professionalità a società contraddistinte nei settori B6 e B9, ed è attualmente in possesso di tutti i requisiti richiesti dalla normativa vigente. Dal 2013 è in Constructors.

DANIELE BARRESE Construction Manager. Perito Industriale Edile, abilitato all’esercizio della professione, RSPP - ex Dlgs 81/08 - nonché Certificatore Energetico accreditato presso la Regione Lombardia. Muove i primi passi professionali nel mondo degli studi di architettura di Milano affrontando tematiche di progettazione ed esecuzione, seguendo progetti di ristrutturazione complessi come il Blue Note di Milano. Il suo percorso giunge infine nel mondo dei General Contractors, grazie ai quali acquisisce la direzione tecnica di cantieri come la ristrutturazione della Clinica Columbus e la American School of Milan a Opera. Dal 2010 collabora con CONSTRUCTORS. .

Construction Manager. Registered Specialized Industrial Technician, qualified RSPP - Former DLgs 81/08 - Energy Certifier commissioned to Regione Lombardia. Took his first steps with design firms in Milan, dealing with planning and design execution, following complex refurbishment projects as the Blue Note in Milan. His professional journey finally reaches the world of General Contractors, through which acquires the technical supervision of construction sites such as the refurbishment of the Columbus Hospital and the American School of Milan in Opera. Since 2010 collaborates with Constructors.

Si occupa del controllo tecnico dei progetti affidati, coordinando subappaltatori e verificando la qualità delle opere. Monica è in CONSTRUCTORS dal 2009.
