it was just another stop in a five-year search for the right villa.

after shopping the markets in calgary and surrounding communities, it was a visit to a resale open house in Sunset ridge on the east side of cochrane with her daughter, who was looking for a place for herself, that led kathy haveling to purchase a new villa across the valley in the developing community of fireside.

“it was this past fall that i toured the open house; it had a great open-concept floor plan,” says haveling. “But i was really looking for something new.”

Shortly after, she visited the calbridge homes development and found the company was building a next-generation villa — clearbrook villas of fireside — a followup to its appealing Sunset ridge development.

to date, about 40 per cent of the 28 side-by-side duplexes have been sold. they are priced from $430,000, with condo fees of $243 per month.

“calbridge already experienced a huge success with the Sunset ridge villas, and based on feedback from customers we made a few changes to our layouts when we introduced them to fireside,” says calbridge chief executive officer larry thomson.

there is no show suite as yet for the clearbrook villas but based on her recollection of that Sunset ridge villa and the available brochures showing the various floor plans, she put down a deposit.

that was in december, and haveling is scheduled to take possession sometime this fall.

what she bought was the willow model, a calgary region Sam award

finalist for Builder of the year winner calbridge for best new multi-family design in the 1,200 to 1,499-square-foot category. “i fell in love with the floor plan as soon as i saw it,” says the administrative assistant at foothills hospital.

in some respects, haveling’s purchase of a villa was a lifestyle decision, and thomson says that is the basic premise behind the clearbrook project.

“we don’t want people to change their life to fit their home, we build homes to fit their lifestyle,” he says. “and with the growing proportion of baby-boomers and empty-nesters there is more need for this type of home.”

Place on a preheated grill for about 10 minutes, until charred; meanwhile slice the rind off the top of a small wheel of Brie, leaving the rest intact. Flip the plank over and place the brie on top (on the charred side), close the grill and cook for just a few minutes, until the cheese starts melting. (Keep an eye on it — Brie melts quickly.) Serve straight from the plank, surrounded with crackers or crusty baguette.SParkling StrawBerry lemonade: Mash 1 cup strawberries with 1/2 cup sugar in a medium saucepan. 1/4 cup soy sauce1 Tbsp. canola oil2 tsp. sesame oil (optional)1 Tbsp. grated ginger2 garlic cloves, crushed or

sliced1 to 1 1/2 lbs. sirloin or strip-

loin steak1/4 cup rice vinegar1/4 cup sugarpinch red pepper flakes4-5 cups thinly sliced cabbage (or half a bag of prepared coleslaw)2 green onions, choppedStir together the soy sauce, canola oil, sesame oil, half the ginger and

garlic in a zip-lock bag or bowl; add the steaks and turn to coat. Let them sit for at least half an hour, or refrigerate overnight.

In a small saucepan, whisk together the rice vinegar and sugar and bring to a simmer; add the ginger and red pepper flakes and remove from heat. In a medium bowl, toss together the cabbage and green on-ions. Drizzle the warm vinegar mixture overtop and toss to coat.

Preheat your grill and grill the steaks to your desired done-ness: 4-5 minutes per side for medium-rare. Let rest for at least 5 minutes before slicing thinly against the grain and serving atop (or alongside) the slaw. Serves 4.

grilled Strawberry Pound CakeHere’s a delicious alternative to the usual strawberry shortcake

— that doesn’t require you to turn on the oven.1 plain pound cake

3 cups sliced strawberries2 Tbsp. sugar, or to taste

sweetened whipped creamThickly slice the pound cake, and grill on

a pre-heated grill for a few minutes, until toasted and char-marked.

Toss the strawberries with a sprinkle of sugar and pile on a large square or rectangle of foil.

Fold up the sides and ends of the foil to seal them into a little packet and toss them on the hot grill for a few minutes, just until they release

their juices. Carefully open the packet and pour out the

warm berries and their juices over the grilled pound cake; top with whipped cream or a

What she bought: a 1,300-square-foot, two-bedroom, two-and-a-half-bathroom, three-storey townhouse-style condo with garage in Skyview ranch. cost: approximately $270,000. condo fees: $135 per month.

What she likes about the project: the units are spacious with big windows which bring in lots of daylight. there is a green space with tot lot planned for the centre of the project, which will be a safe place for reyes’s four-year-old daughter roxanne to play. the sales representatives from partners development group were friendly and responsive as she made her purchasing decision. they also booked a “meet and greet” for new buyers at

a local pub (and treated the group to first-round drinks and a platter of wings) so that soon-to-be

neighbours could introduce themselves to one another.

What she likes about the coMMunity: there is good access to other parts of the city via Stoney and deerfoot trails. there are bike paths and parks already within walking distance and significant future development will bring in additional amenities such as shopping, recreational facilities and schools. reyes was downsizing as a result of a divorce, so required an affordable living space for her and her daughter. She found that at Skyview ranch.

advice to other buyers: if you are thinking of buying a condo, remember that it is different from having a single-family home. you will not have control over your outer living space, for example, but the upside is shovelling snow and landscaping is all covered in the maintenance fees. you are living very closely to neighbours, so you will need to respect one another’s lives and lifestyles. when you are selecting cabinet styles and tile choices, give yourself at least four hours of time. and don’t do it alone. “it can be overwhelming,” says reyes, “so bring along a friend to be that second pair of eyes.” y colleen Biondi

Finally you can have it all — at a price you never before thought possible. Alberta’s top-selling

condo builder is upping the ante with competitive pricing on two new projects in Calgary’s northeast and southeast quadrants.

Many people dream of liv-ing in a great inner city community, but think

they have to make compromises to find a condominium within their budget.

this ain’t no one-horse town. in fact, there’s a whole lotta equine round these parts. tucked to the south of

highway 22X, just off Sheriff king Street, is the new community of Silverado.

its horsey feel came out of its location to neighbouring Spruce meadows, as well as its proximity to the stunning foothills with mountains off in the distance. development of this community started in 2005 and since then, more than 5,000 people have chosen to call Silverado home.

existing amenities that made the location a desirable spot to build was not only Spruce meadows but nearby Sirocco golf course. for those that love to get to the mountains, the location makes it easy to bypass local traffic, as well.

today, Silverado is a family neighbourhood. kids cruise the streets on their bikes, parents gather on their decks with a few brews and new moms walk to the new Starbucks with their little bundles in tow. with the Shawnessy lrt station within walking distance, its appeal is endless.

the new mini-mall off Sheriff king Street is just starting to get tenants in and get up and running.

Business owner of kidsplay-allday, an indoor jungle gym and play centre in the marketplace, orlando phillips says although not many people know about the neighbourhood, he’s hopeful it will quickly become a destination for families.

“its very accessible to lots of communities in the south such as chaparral,” says phillips. “it’s 90 per cent young families. i think young families want to raise their kids next to lots of other young kids and families.”

the home selection within the community offers everything from lower-priced, attached townhomes up to million-dollar luxury estate homes adjacent to Spruce meadows. the average sale price for the first quarter of 2013 was $416,000.

there are also new condo projects that are nearly completely sold, such as Sawyer in Silverado, which offers condo’s starting from $180,000.

with such a high standard of finishing for such a reasonable price, many calgarians are willing to spend a little longer on their commute to come home to luxury.

Joe Samson of re/max realty professionals lives just outside of the neighbourhood and says a major appeal is in the country within urban limits.

the city so you can jump on your bike and ride out to Bragg creek or go skiing. it’s a really quick exit out of the city. you can bypass traffic completely.”

in terms of amenities, the only thing that’s missing is a school, says ron carriere of re/max landan real estate. however, there is one planned for the near future and many families are willing to bus for now. homeowners get so much for your money, though, he adds.

likely because our summer season is so brief, as soon as the weather turns fair every outdoor dining and drinking space becomes full to capacity. it makes perfect sense, then, that more and more condo own-ers are looking to expand their living space into the great outdoors. there’s no need to fight for a seat on a rooftop patio when your home address is the best bar in town.

these days, the chic and well-planned design esthetics of the indoor living space is transition-ing to decks, balconies and patios of all shapes and sizes. we tracked down one of yyc’s outdoor décor experts, ashley dasent of amanda hamilton interior design, to get the scoop on livening up your out-door living space.

think Before you act“Budget, space and lifestyle all need to be be con-

sidered carefully when designing an outdoor space,” dasent says.

outdoor furniture can range immensely in price, and while there are often cute and affordable op-tions available at stores such as home depot or walmart. if you want pieces that will last you a few years and maintain their chic design esthetic, you may want to invest a little more — dasent recom-mends design district boutiques such as chintz and company, maria tomas, domaine or domicile.

“really consider how much time you will be spend-ing in your space and act accordingly,” she advises. “do you leave town every weekend and only spend a couple nights a week out there, or do you intend to live in your outdoor space every day? do you want

an oasis retreat for yourself or will you be entertain-ing a lot?”

all of these elements factor into the furniture you choose and the design elements you will need, so give it some thought before you hit the shops.

size Does matterdo be conscious of the size of your living space.

can you fit a 10-person dining table or is a six-per-son set really the limit? “Small balconies can be quite beautiful and cozy, providing you select the right scale and amount of furnishings and décor,” dasent explains.“

you don’t want to cram two large lounge chairs in a space that doesn’t allow it; it will only make it look smaller. “if your space isn’t expansive, look to add interest and luxury with pops of colour and life, with small planters, flowers, accent pillows and even a small rugs,” she adds. “if it will fit, a rug will really pull everything together visually.”

the ruLes of attractionwhen deciding on the look of your space, das-

ent suggests ignoring design trends and going with what attracts you. “if you are drawn to the french bistro or a californian esthetic, then that is what you should do,” she says. “trendy usually turns out to be a temporary fix. go with something that suits your own personal style and you will enjoy it longer.”

Let there Be Lightthough it’s often overlooked, lighting is a must for

any outdoor space, especially if you want to use it

well into the evening hours. “go for a soft ambient glow, rather than harsher

lighting choices,” advises dasent. “String lights, lanterns and candles are great choices for outdoor spaces, and they don’t require any electrical installa-tion.”

outdoor heating extends outdoor playtime and should be considered where possible.

“patio heaters and portable outdoor fireplaces are quite popular right now, and there are some beauti-ful affordable options out there,” she says.

you don’t need a massive backyard to stretch your green thumb, and you

certainly don’t need hectares of farmland to grow your own food, says avid gardener Bar-bara wanhill.

an elementary school art teacher, wanhill has been getting into vegetable gardening — she planted garlic in the fall, and will be planting beans soon.

She has also experimented with indoor seed starting, after purchasing a small grow light set-up at lee valley.

one of the biggest trends in recent years is growing edibles, she says, every-thing from herbs and vegetables to fruit-bearing shrubs and trees.

“there is an enormous amount of interest in growing your own food,” adds gardening workshop instructor Joanne ogilvie, who recommends seeking out a garden club for advice. “even if they don’t have room for an in-ground vegetable

garden, a lot of people are turning to whatever fits for their space.”

a chef’s planting of herbs, growing car-rots and potatoes in a container on a bal-cony or in a small backyard are just some of the ways you can stretch your green thumb without a large backyard, she says.

growing food is part of a larger trend toward sustainable gardening, which calgary horticultural Society president Scott gedak describes as one of the most exciting trends in calgary in recent years.

“it’s a synthesis of different garden philosophies,” he says. “we’ve had perma-culture come together with food growing, xeriscaping and water-wise gardening — to the point where people realize their gardens are ecosystems and should be functional.

“everyone is getting on board and they’re realizing they can make a differ-ence in their communities and the envi-ronment, one garden at a time.”

gedak says this philosophy ties into local food, with people wanting to know where their food comes from.

“it’s the realization that gardens can be both beautiful and functiona. our soil itself is an ecosystem, and if we feed and

nurture our soil it will feed our plants.”if you’re just starting out in the garden-

ing realm, wanhill suggests joining the calgary horticultural Society and gain from the expertise of experienced gar-deners within the city.

“they have some amazing workshops, and the advanced members are so gra-cious and generous with their informa-tion,” she says. “the horticultural Society has a plant share twice a year, and for new gardeners, it’s a great way to get plants really inexpensively.”

She also suggests visiting local garden centres and joining local garden clubs.

calgary is also home to many other gardening-related organizations, includ-ing the calgary rose Society, calgary rock and alpine garden Society and com-munity gardening clubs, many of which hold regular meetings, featuring speakers, plant sharing and idea sharing.

“it really adds a lot to your own per-sonal home gardening experience, and everybody is so generous with sharing their passion and expertise,” says ogilvie, co-founder of the Queensland garden club, and a self-described “obsessive home gardener.” y Jacqueline Louie

advice for other buyers: go online and do research about condo developments; visit a variety of them to see what features you like and want in your place and what you don’t need. determine what is planned for future developments in the neighbourhood, so your view is not going to be obstructed by a still-to-be-built office tower, for example. Spend time in the community at all hours, and on weekdays and weekends, to make sure you feel comfortable and enjoy the atmosphere. don’t pay for fancy pools, common rooms or gyms if you are not planning to use them. “you are spending your hard-earned money,” says Bell, “so take time to do your homework.
