1. Brief:

Meet and discuss the following:

• Requirement

• Budget

• Location

• Provide market commentary

• Discuss client expectations

• Outline the process and likely timing from this point to completion.

2. Property Search:

Full audit of available & ‘off market’ properties:

• Initial report sent over containing a larger selection of appropriate properties

• Discuss the properties including likes / dislikes to compile a short list

• From short list we will provide market commentary on specific properties.

3. Viewings:

We will find a time, convenient to you, to arrange all inspections:

• Itinerary sent to client including properties that will be inspected

• Clients are accompanied on all viewings

• Once the inspections are completed, a meeting is arranged to discuss all options & next steps.

4. Negotiation:

Once a specific property has been identified we will provide advice on all aspects including:

- Lease term & break options - Market rental - Rent-free periods & tenant incentives - Capital contributions - Expansion space - Landlords services - Alienation provisions - Yielding up provisions - Service charge responsibilities - Fit-out - Break options - Landlord & Tenant Act - Deposit / Guarantor requirements.

• Negotiating the Heads of Terms & professionally submitting an offer (which will be sent to the client prior for approval)

• Securing the property on robust terms on behalf of the client and delivering into solicitors hands

• Ensuring that the acquisition is managed professionally at all times including liaising with the clients solicitor on all legal aspects of the transaction.

5. Support:

• Once you have settled in we will visit you to ensure everything meets your expectation and deal with any queries you have. We see our relationship as part of a longer term strategy to assist you in any property issues that arise now or in the future. Ultimately we want your lease to be an investment not a liability.
