Well, when we are talking about your local, State, and National Association of Realtors®, we hear undertones and grumblings from membership, especially people in my own brokerage. “What are we getting for our dues?” Honestly, I can empathize. Perhaps the question should be, “What are you looking for?” It's time we revisit what you pay for!

It is a bit too easy for me to talk about your Realtor® benefits since I’ve been on the “inside” of Association leadership for almost 25 years. It is an extremely rewarding experience serving our industry. But whether you are newly licensed or Realtor® Emeritus with 40+ years, there are so many resources at your disposal. Later in the article I will touch on a list, but let’s talk about the latest and greatest offerings.

The National Association of Realtors® recently launched Commitment to Excellence or C2EX. You already pay for this program which, honestly, allows you to earn some “bragging rights”. You can demonstrate your skills and proficiency in conducting your real estate business at the highest standards. This online program enables you to assess your expertise in 10 elements of professionalism ranging from client services to technology. There is an additional level for brokers. Log into www.C2EX.realtor where you can take a self-assessment called C2EX Competencies. Based on your results the system will give you a customized learning path with tools and resources to increase your skill sets.

Let’s make C2EX a little fun! Let’s stir up a little friendly competition in your own offices or between firms. Who will be the first company to have ALL its agents earn their Commitment to Excellence? The lofty goal, just like I have for RPAC, is to have all GMAR Directors and Committee Members complete C2EX by the end of the year. This is an amazing program that’s included in your NAR dues.

Are you taking advantage of your classroom at GMAR in Southfield? If you are a MemberMax™ or EduPass™ Member, you are already paying for hundreds of hours of education, certifications, and designations just for the taking. Another “get what you pay for” is POLITICAL ADVOCACY. We just came out of an election cycle and have a new Michigan Governor. Did you know there is no one in the Michigan State House of Representatives that was in office the last time RPAC defeated a tax on services? This means you! Could you imagine a 6% tax on your paycheck? GMAR employs a full-time Government Affairs Director, Michigan Realtors® employs 2 full-time lobbyists, and the National Association an Advocacy Team. These efforts, paid by your dues, keep you at the center of the real estate transaction and work to make sure our private property rights are protected. In Metro Detroit, Michigan and beyond, elected officials know who you are! At the Federal level, the NAR Building in Washington D.C. points right at the Capitol, just 3 blocks south; it is there standing guard! You should stop in that building some time. You pay for it.

Last, block out half an hour or so to rediscover GMAR, MR, and NAR. The vast amount of statistical information, videos, tutorials, articles, news, events, calendars, reference material, the Code of Ethics, legal hotline, and more that is available is simply too long to list. How many days left until Spring?

With the polar vortex and ice storms behind us, I hope everyone is preparing for the busy Spring market. But be sure to save some time in your schedule to take advantage of all the great opportunities GMAR has to offer!

Now is a great time to reach out to your potential buyers and sellers. A great resource for sharing articles, tips and information is available to members at no cost at Houselogic.com. They offer great articles that you can share on your social media in just a few clicks to ensure that you stay top of mind with your clients. Some examples, you could begin sending now could include tips for sellers to prepare their homes with home improvements, lawn care tips, spring cleaning as well as some statistics on why now is the time to list their home. It’s important to always remain top of mind and sharing useful tips and information is the easiest way to keep in contact!

It’s mind-boggling to me that I know so many Realtors®, yet I receive information from only one, just one! Is that because nobody is sending information to potential or previous clients via USPS any longer?

I can personally attest that when I receive a snail mail I will actually read it. I know I am not alone when I say that everyone is inundated

with emails. Google, Outlook, and many others have recognized this and will automatically send emails right to your junk folder. So maybe it’s time that we start going back to the “old-school” methods and reach out to potential clients with a phone call (Cold calling? Does anyone even do that anymore?!) or by printing a nice piece and sticking a stamp on it. The return will not be immediate, but it might help you stand out. Who knows, you might even make the refrigerator!

Although these efforts come at a cost, incorporating them into your business plan and budget will help you reach your 2019 goals. 2019 can be your best year yet! You just have to start early, and maybe bring back some “old-school” ways. Think outside the box. Take advantage of the resources available to you. Read and attend EVERYTHING so you are the expert. You’ll be well on your way to a very successful 2019 if you do!

There is a phrase you might have heard before: all politics are local. Despite our nation seeming incredibly divided in recent years, elected officials DO want to hear what we have to say.

In all fairness, many elected officials realize the importance of being accessible to the connected society we now live in. In my previous life, I worked in the Michigan House of Representatives and the executive branch. From personal experience, I can say with certainty that elected officials pay attention when their voters are sitting across from them providing real-life examples of the impact of their decisions.

Your energy, time, and money might be limited, but it is still vitally important for you to have a voice. Lots of single voices equal a loud voice—and politicians listen. So, how can you help?

Just like your productivity in your business is contagious, so is your attitude.

Are you looked to as a source of positive energy to those around you? Or are you known as a downer; bringing all those around you down to your level of negativity?

Years back I met a Realtor® who always had a positive attitude and outlook. He had a trademark answer to the passing question, “How are you?” No matter what was going on that day, he would enthusiastically reply, “Excellent! How are you?” It didn’t matter if his business was busy or slow, the weather was bad, or he was tired from so many appointments to balance. It was always sincere, and never fake. No matter the circumstances, he chose to be excellent. His clients would comment that even when things were not going as planned their Realtor® was always a source of positivity and compassion.

Your attitude determines most of what you experience each day. Yet, it is something that is easy to neglect. Be someone who others want to be with, because you lift their energy, attitude, and spirit.

Work to be someone who you would want to be around and someone your clients truly enjoy being with, learning from, and entrusting one of their biggest financial decisions in.

Today, choose to have a positive attitude and be excellent! Here a few tips to stay on track.

Ted’s Top 10 Ways to be positive:1. Give more than you expect to get in return.

2. Motivate those around you with a positive word.

3. Be friendly to those you don’t know.

4. Get back up when you fall down. (No matter how many times you fall down.)

5. Be a source of energy that lifts those around you.

6. Get what you get, and don’t pitch a fit. (I believe first taught in kindergarten.)

7. Be happy for someone else’s success.

8. Tell someone you know that they did a great job. (And mean it.)

9. Make someone’s day. (Not just a child’s. Adult’s like to have their day be special, too!)

What is the “R” in RPAC?

You may have thought the “R” in RPAC stood for something else, but it really stands for REALTOR®. Really, the full RPAC acronym stands for REALTOR® Political Action Committee. Acronyms are used by many to shorten or abbreviate the entity being described. The “Political Action Committee” part of the acronym is a little misleading as well.

The REALTOR® PAC is not political at all. RPAC puts its support behind elected government officials that are supportive of private property rights and the real estate industry regardless of which political party the candidates are affiliated with. The word political is a misnomer to say the least. Think of your national, State and Local Realtor® Associations as the REALTOR® PARTY!

I am not a political junkie or a fan of politics. I, as I am sure you, are a little sick of the politics and the actions playing out in Washington, DC at this time. The REALTOR® Political Action Committee works day in and day out to meet with elected officials and candidates to make sure that they understand what is important to our livelihood as REALTORS® and the property rights of our clients as well as our own property rights. We only endorse candidates that support REALTORS® and property ownership rights.

Your investment in the REALTOR® PAC will protect our industry and the rights of property owners at the local, state and national level. The REALTOR® PAC vets the candidates to determine their position on key real estate industry issues and only endorses those candidates who support our cause and the cause of our clients.

If you haven’t made your 2019 REALTOR® PAC investment please take action today. Because the State of Michigan does have term limits for State senate and house elected seats. We have a huge new crop of legislators who took the oath of office in January. The folks at Michigan REALTORS® and GMAR will need to spend significant time meeting with them to educate them on Real Estate industry issues.

Wintery Mix: Median Home Sale Prices Up, Despite Inventory Issues

Although Sales Decrease by 6.6%, Pending Sales up by 5.3%

Real Estate Market Commentary for January 2019: Despite a strong U.S. economy, historically low unemployment and steady wage growth, home sales began to slow across the nation late last year. Blame was given to a combination of high prices and a steady stream of interest rate hikes by the Federal Reserve. This month, the Fed responded to the growing affordability conundrum. In a move described as a patient approach to further rate changes, the Fed did not increase rates during January 2019. Closed Sales decreased 8.2 percent for Residential homes but increased 5.2 percent for Condo homes. Pending Sales increased 5.7 percent for Residential homes and 2.4 percent for Condo homes. Inventory decreased 14.2 percent for Residential homes and decreased slightly for Condo homes. The Median Sales Price increased 2.1 percent to $158,000 for Residential homes and 4.6 percent to $159,900 for Condo homes. Days on Market remained flat for Residential homes but increased 9.5 percent for Condo homes. Months Supply of Inventory decreased 13.8 percent for Residential homes but remained flat for Condo homes. While the home affordability topic will continue to set the tone for the 2019 housing market, early signs point to an improving inventory situation, including in several markets that are beginning to show regular year-over-year percentage increases. As motivated sellers attempt to get a jump on annual goals, many new listings enter the market immediately after the turn of a calendar year. If home price appreciation falls more in line with wage growth, and rates can hold firm, consumer confidence and affordability are likely to improve.

Single-Family Real Estate Quick Comparisons: Across the combined categories of Residential and Condominium, Days on Market stayed the same Y-O-Y at an average of 49 days. January saw an average of 7 showings per listing across the entire MLS. This was up by 2 days M-O-M and down by 1 day Y-O-Y. 3.6% of Residential and Condo On-Market listings are flagged as “lender mediated”. These listings include foreclosures and those marked as short sales. This percentage is down by 1.4% based on the recalculated percentage for January 2018, which was 5%. The percentage of lender mediated listings is down by .1% M-O-M (compared to December, which was 3.5%).

Real Living Great Lakes Real Estate Donates to Help Michigan Veteran

In honor of their donation, GMAR presents plaque of special recognition to Kathy Coon (3rd from right) of Real Living Great Lakes Real Estate.

As part of GMAR’s 5 years, 5 dogs, 5 lives saved initiative, Kathy Coon of Real Living Great Lakes Real Estate donated to Guardian Angels Medical Service Dogs. With her generous contribution GMAR raised $53,715 in 2017 - more than enough to fully fund the training of a medical service dog. The dog, named Thor, was trained and paired with a Michigan Veteran in early 2018.

In 2018, GMAR raised $30,000 to fully fund the training of Indy. Indy is 8 months old and learning basic skills right now. She just started working with her leash and collar on and is moving along swiftly!

GMAR President Al Block said “It is because of our members that we are able to cause positive change in the lives of veterans. GMAR Realtors not only transact real estate, but we are also your neighbors in the communities we serve.”

Guardian Angels Medical Service Dogs trains medical service dogs to mitigate the challenges associated with several disabilities, including: PTS (Post Traumatic Stress), traumatic brain injury, seizure disorders, glucose imbalance, mobility issues, hearing impairment, and more. 22 vets suffering from PTSD succeed in taking their life each day, and 90% of married vets suffering from PTSD divorce. When paired with a Guardian Angels Medical Service Dog, both of those rates drop to ZERO.

Guardian Angels Medical Service Dogs is a 501(C)3 is based in Williston, Florida. Chief Executive Officer Carol Borden founded the organization in 2010. Guardian Angels utilizes a positive-reinforcement training method and has a team of staff and volunteers that work incredibly hard to ensure that each applicant is carefully considered, each recipient has the tools they need to be successful with their service dog, and each dog is matched to the right recipient. No matter the disability, Guardian Angels strives to assist as many people as they can through the healing power of service dogs.
