Thank you for taking the opportunity to read and review this newsletter that proves great information for all CHRC residents. There are a lot of great things happening at CHRC to improve your life and our apartments. We submitted our Rental Assistance Demonstration (RAD) tax credit application to the Tennessee Housing and Development Agency (THDA) earlier this month. Hopefully, once we get this application approved, we will secure the necessary funds to begin the long anticipated renovations in Southern Hills and Creekside starting in 2017. These renovations consist of complete renovation of the apartment interior, kitchens, bathrooms, appliances, and other improvements. This is phase one of the renovations and phase two will include Oakwood, Northridge, and Northridge Annex. There are more exciting details to come about how these renovations will improve the quality of life for you and all the residents of CHRC. Please be reminded that no residents will be displaced or have your rent increased, as a result of RAD. However, a renovation project of this size will require relocation within available apartments at CHRC. You will receive prior notice about this plan once we get to that point in the process, which will be toward the end of 2016. In other news, CHRC changed our pest control and housekeeping inspection process to ensure that all apartments receive the necessary attention to address any specific problems. Our Property Manager, Maintenance Director, and pest control technician are making an assessment of each apartment to identify any deficiencies that exist. If your apartment failed the housekeeping inspection, you will receive notification of this stating the reason for the failure. In some cases, if your housekeeping violations are severe, then you will receive an eviction notice from our office. All apartments are being inspected to address poor housekeeping and any pest infestation that exist. Please let this be your official warning that poor housekeeping, unsanitary conditions, pest infestations, and other conditions that affect the health, safety, and welfare of our residents will not be tolerated. It is important that you clean your apartment on the inside and outside to ensure that you do not fail the housekeeping inspection. Our maintenance team will conduct housekeeping and preventive maintenance reviews when they complete work orders to identify any necessary issues that need to be addressed. CHRC is working to prepare for the new HUD regulations regarding Housing Quality Standards and Smoke Free Housing. Your cooperation with these changes are appreciated. We are working to make sure that CHRC is still “A Great Place to Be”. Trent Ogilvie, CHRC CEO

We hope that you are enjoying the blessings of life.
