Four turn-of-the-century cabins are ideally sited along the northern bank of the Taylor, allowing maximum exposure to the river. Newer improvements along the river include trails for easy $shing access, numerous pools for wintering $sh and additional weirs to protect habitat and $ngerlings, especially during high water runo%. &e River Road was built with crushed rock exposed by site work for installation of the underground utilities and the various ponds and streams. &e roadbed has been built to standards for heavy equipment use during home construction, possible $re truck use and for minimum maintenance in the future. &e crushed stone bed is of exceptional quality for a ranch road.

&e plans and speci$cations for the lodge are nearly complete anticipating a ground breaking in 2012. A new ranch headquarters and a new ranch manager’s home are our next projects on the schedule. QWEST will be installing DSL service for the use and bene$t of all homesteads. A tremendous asset of Wilder is the Taylor River. It ranks as one of the very best $sheries in the West and is a tailwater, extending the $shing season almost year-round. &e Taylor River currently holds two Colorado state-released $sh records: a rainbow trout of 40.25 inches and a Snake River cutthroat trout of 30 inches. &e Taylor River is also home to some of the largest stream-born trout in the lower 48 states. &e main stem of the river has been signi$cantly enhanced to improve holding water, feeding lanes, pools, ri'es, runs, drift lanes, and a gentle overall gradient creating a spectacular $shing experience. Nurtured to the fullest extent, this self-sustaining natural $shery has proli$c insect life and exceptional habitat to grow and maintain both trophy trout. Fish commonly caught on the Wilder are rainbows, browns or cutthroats and

typically average between 16 and 20 inches with many topping 24± inches. &e Beaver Creek and Rarick Creek waters that feed into the Taylor River are $lled with surprises that more than test even the two-weight rods and the size 20 gnats to their limits. For the novice and the teacher, our six ponds are challenges to any second cast of the parachute Adams. Teaching someone to $sh is one of life’s great joys. Matt Weaver of Five Rivers Restoration is the artist and visionary who created our enhanced river and the exciting and proli$c and technical meadow stream. He has told many this is the best expression of his work to date.

The Fishery

&e Homeowners Association requires that owners and guests abide by regulations to ensure the continued productivity and protection of the $shery.

Limits on the number of $sh kept, the number of $sh caught each day and the number of rods each household may have on the river will be published, and voted on annually.

Wilder on the Taylor is in the center of a true sportsman’s paradise — the Gunnison Valley. Fishing is simply one of the many recreational resources available to those who live here. Many locals consider their sacri$ce of the high incomes o%ered in the big cities for the modest wages of the local small economies worth the trade in order to live the life where you can $sh, hunt, ski, hike, camp, work outdoors, and breathe clean air. &e Gunnison Valley brings a mountain lifestyle that is very individual and singular even for Colorado. Few other places combine so many outdoor recreational opportunities with superior road access to major cities and modern airline transportation. Major highways make a trip to Colorado Springs slightly over two hours driving time and less than four hours to Denver. &is is a major asset as is the ability to be in Houston, New York or Los Angeles in an easy day from the Gunnison/Crested Butte airport.

For the sportsman and hunter, there are numerous access points on the ranch to enter the national forest system not available to the public. Large animal wildlife includes elk, mule deer, Merriam turkey, bear, big horn sheep and mountain lion. Migration across the meadow and the hills is common in the fall. Several record-setting animals have been harvested from this area. &e recent addition by the federal government of almost 32,000 acres to the Fossil Ridge Wilderness area has added over 22 miles of new trails. &e nearly two million acres of nearby federal land o%er extensive enjoyment of the best that Colorado has to share.

Summer boating and sailing on the largest man- made Colorado lake, the Blue Mesa Reservoir, is another one of the area recreational activities. A state record 50.35-pound lake trout from Blue Mesa was caught in 2007. &e Blue Mesa is also the largest landlocked Kokanee salmon $shery in the United States.

&e summers are cool and mild, with average temperatures in the mid-70s and a bounty of sunshine-$lled days. Although the temperature is can be below zero during the winter months in Crested Butte, conditions are sunny and pleasant thanks to abundant radiant heat. While Crested Butte, at over 9,000 feet, averages over 300 inches of snow, Gunnison at 7,000 feet receives much less, about 50 inches. A typical winter day in Gunnison can be in the low 20s, while summer highs are in the low 80s.

Elevation and topographical features on the Wilder vary signi$cantly. &e lowest point on the Taylor River is approximately 8,300 feet. From the river bottom and low-lying meadows, the topography shifts dramatically, rising in elevation through several drainages and more challenging terrain. Multiple trails lead to higher points on the property. &e highest is 9,700± feet.

HistoryIn 1853, Captain John Gunnison explored the area searching for a route through the mountains and over the continental divide to develop a railroad. &e county was named after this early explorer. From 1873 to 1875, F. V. Hayden, a medical doctor and mineral expert, surveyed the Gunnison Valley as part of his quest for mining claims. &eodore Roosevelt, our National Park President, created Gunnison National Forest, originally the Cochetopa Forest Reserve, on June 13, 1905. Formerly known as the Roper and Redden Ranches, then the Elsinore Cattle Company and finally the Wapiti Ranch, this property has functioned and operated as a working ranch since 1910.

TaxesThe property taxes for each homestead will be determined at the time of purchase and are subject to change after completion of improvements. The Covenants require the Wilder Association to operate the Wilder Property as a functional agricultural unit.

Water RightsAll homesteads will be entitled to drill one domestic well. This will be their source domestic water. Colorado state law allows for an “exempt domestic well” to serve up to “three single-family dwellings and irrigate up to one-acre of home gardens and lawns.” All other water rights, historically and currently used for agriculture operations of the ranch, and/or used in connection with the “Common Area” will be owned by the Homeowners Association. Mineral RightsExtensive research and due diligence has been performed to determine the status of the mineral rights associated with the Wilder. There are limited numbers of past reservations, as is common in the State of Colorado. Most of the mineral rights, with the exception of a small portion of land located in the farthest southeastern section and outside the primary area of development, belongs to Jackson-Shaw and its successors, the developers of Wilder. Ranch ManagerWilder and its owners will enjoy the privilege of having Don Sabrowski, a 15-year keeper of this property, serve as ranch manager. His knowledge and expertise are invaluable; his dedication to his work is obvious and he and his family are part of the Wilder family. The manager is available to assist a new owner with overseeing construction of a new home, trash and utility services, landscaping, house cleaning, vehicular support, and other services which can be negotiated between the owner and the ranch manager. The salaries of the ranch manager and family are paid by the homeowners through the Homeowners’ Association.

Homeowner Association&e purpose of the Homeowners’ Association is to control and maintain the common areas of the ranch. The property is part of a common interest community and is subject to specific declarations. Owners of the property will be required to be a member of the Homeowners Association and will be subject to the by-laws, rules and regulations of the association.

In accordance with the Wilder Covenants, the entire Wilder property, including any Owner Parcel, is encumbered by an easement in favor of the Wilder Association for agriculture use, among other purposes.
