Location

Circle A Farm is located between I-40 and I-65 approximately 70 milesSouthwest of Nashville, TN in Centerville, TN. The Centerville Municipal Airport is located 11 miles from the property and has a 4,002 ft. asphalt runway. Columbia, TN is located 30 miles Southeast of the property with the Maury County Airport having a 5,999 ft. asphalt runway. Other cities of interest include Hohenwald, Dickson, and Jackson, TN being 8, 34, and 82 miles from the property. If traveling from Nashville, one may want to consider driving the scenic and historic Natchez Trace Parkway!

Land Base

A survey was completed in December of 2009 by Carroll Land Surveying. The survey shows the property acreage totaling 1,717.33. In 2004, 1,329 acres were enclosed within a high fence. The high fence consists of 8 foot high tensile fencing with iron fence posts. 8 double hung gates are located strategically along the fence. The high fence is perhaps the best habitat management tool availalble to landowners in modern times!

Habitat Types

Native warm season grasses have been planted along the perimeter of the fence to promote upland game bird habitat as well as to provide nutrition to both deer and turkey.Seven natural springs have been identified as “feeder springs” on the property. The most significant spring supplies water to Horse Branch Creek. Horse Branch Creek flows year round. A second spring feeds Steep Hollow Creek. The combination of thickets and mature timber mixed in with high protein food has created a haven for growing BIG DEER.

Structures

Lodge

The lodge is 40’ by 80’ metal building sitting on slab. Approximately 2,550 sq/ft of living space has been constructed with quality finishes. The living quarters contains:

5 bedrooms/3 full bathroomsLaundry room with washer /dryer Kitchen with granite countertops, high quality cabinets, and GE and Maytag appliances.The exposed concrete in the kitchen has been stained to ensure easy clean up.The house has been wired for Direct TV and has Central heat and air. The kitchen area boasts 14 foot ceilings.The front porch is covered and is a great place to sit in your favorite rocking chair and watch the wildlife come to feed in the clover field adjacent to the lodge.Some furniture is included in the sale of the property. Furniture for sale includes a flat screen television, camoflauge sofa, a camoflauge sleeper sofa, 4 bunk beds, 2 queen beds, linens, and window acsents. The remaining 1,600 sq/ft consists a climate controlled three car garage with 20 ft ceiling heights. The garage doors are 10’x12’. This is perfect for getting out of those muddy boots and staying warm doing it.

A 40’ x 80’ pole barn is located behind the lodge. The barn has 20 ft clearance for storing whatever equipment you may have.Additionally, an electric deer hoist/hanger has been constructed with a water tap close by to care for your harvested animals.

Roads

You need to enjoy your tour and the approximately 22 miles of roadways and trails provide access from one end of the property to the other. The roads have been designed to allow access to each stand from multiple access points depending on wind direction. Three quarter inch gravel was brought in for the main drive to the lodge and down to the equipment barn.

The Fence

As stated earlier, 1,329 acres are behind the high fence. Why is a high so important? Is it for keeping game inside? These are questions I am asked on a regular basis. The answers may surprise you. The greatest asset one gains from owning a high fence property is one’s ability to keep others out! Managing land within a high fence allows you ensure that the 4 key elements of growing big deer are obtainable, while adding in another key element, “people control”. The two biggest complaints I hear from wildlife farm owners are regarding poaching and neighbors. The high fence solves both problems!

Wildlife Available

Deer

The deer have agriculture crops of corn and soybeans to feed on as well as both clover and alfalfa food plots interspersed across the property which are planted in a variety of desirable locations. Six of the plots have an enclosed box stand, great for when it rains or gets windy and cold. Many have a “buddy” ladder stand for fathers and sons to enjoy the experience together. Most all of the stands that are in place will be left with the property, approximately twenty-five of them. The deer are well fed and protected by selective harvest. Quality Deer Management has been practiced from day one to achieve the four key elements for big deer: age to get old enough, genetics so we save the

C I R C L E A F A R Mbest bucks till they are in their prime, nutrition by keeping the herd well fed with nutritious crops that get plenty of seed, lime, and fertilizer, and habitat that is thick and diverse so they have excellent cover in which to escape and feel secure. Additionally, the buck to doe ratio is close to 2:1. This ensures that the mature are breeding first.Also, predator management has been something that Circle A has paid special attention to. Coyotes and bobcats have the ability to devastate a fawn or poult hatch. Circle has harvested approximately 40 predators per year, and the results are paying off!

Turkey

Circle A Farm has flocks of turkey that can be seen daily. Food plots and forest openings make great fly down spots. Whether you call one up or ambush him your odds are good all across the property. The owner has successfully guided over 15 people the last three years in getting them their first gobblers!

Small Game

Circle A is blessed with small game as well. From raccoons to squirrels, there is enough to keep one hunting year round.

Thank you so much for the invitation and opportunity to hunt your farm (ranch to me). I had a wonderful time hunting a new place, with different terrain, and in a different part of the coun-try than I am used to hunting. It truly was an awesome experience.

Your facilities are top of the line. The lodge was extremely nice and comfortable. The sleeping area was perfect for our needs. The living area was large and friendly. The mounted animals gave it a true hunting lodge feeling. The shower with water pumped up from the spring was unique. I really liked the huge barn/garage that we used for storage and dressing. Roomy doesn’t describe it adequately enough.

The hunting was totally different from my normal hunting experiences. Being 20 foot up in a ladder stand is not like being in a ground blind. It definitely took some getting used to. Tall trees all around, with leaves rustling underneath, were a beautiful sight to behold each morn-ing. Being there as the leaves were falling from the trees was a sight I wish my wife could have seen. The deer are there evident by the trail cam photos. You have some great bucks and some good up and coming young deer, also. The food plots will do wonders for the growth of your herd. Even though I didn’t shoot a deer, this was one of the best hunts I have been on. Shoot-ing an animal is not what makes a great hunt or hunting experience. The meeting of new people, making of new friends and the overall atmosphere is what I will remember about my Tennessee hunt. It was truly a fantastic experience that I will never forget.
